Ok, but lacking in key areas.

The design of the home (Corbridge Style Home) itself is rather good and the space has been used well, however the overall quality of the build is substandard with multiple cracks, blemishes, and raised areas which are well beyond what you would expect from a home “settling” following completion.

For those not lucky enough to have a natural gas link at the address, you will need to contend with the frankly ridiculous pricing of the estate-heating managed directly by EON. As there is no alternative, the prices they charge are not competitive and whilst I personally have had no issue with a lack of hot water, this is a common complaint on the estate as a whole.

The Property Management Service, RMG Living, is atrocious and seemingly incapable of arranging even the most minor of works, such as finishing the road surface on which your “completed” home is situated within a reasonable timeframe. As a result, key areas are not maintained to a reasonable level. Drive one or two streets away from the “Show Home” to see for yourself what the estate is like.

The immediate local area is admittedly not fantastic with few shops / leisure facilities / restaurants / etc/ worth visiting, but the estate has a very regular bus service into Newcastle itself. By car, it’s easy to access key roads such as the A1 which provides great links to the rest of the North East and beyond.

Please share one thing (or more) which you wish you had known before you moved in:

Look into the District Heating prior to purchase and ensure you are happy with the projected costs from this captive service as there is likely no alternative available.

How has the building management responded to any problems or issues you have raised:

The building management, in this instance Keepmoat, has failed to remedy a literal hole in the roof which allows water to enter and cause damage to the property, since it was reported in December 2020. As of July 2021, this is still an issue which pretty much sums up the build quality and services provided…

Needs a better design.

I have lived here for 10 years and have always been masked with problems. I was always told it is because it is a new house. My home is a 4 bedroomed property with lounge, kitchen and dining room.
These homes have very small rooms but a large entrance hall.

The window and doors are always faulty, the walls and floors are out aswell as the tiling and the large cracks outside the property are unsightly.
There is no window in the bathroom which creates mould spores to appear.
I just don’t feel like anyone has cared about them.

Management of property is done by Berneslia homes. It is easy to report a problem online.
Some things get ignored that they must feel are menial.

It is close to local amenities, schools and free from traffic noise, the parking is good and the street lights give off a nice ambience.

Transport links are easily accessible although poor.
We are cut off from a lot of places which limits jobs in the area.
If we wanted to access transport to Mexborough which is 5 miles away you would need to take 2 buses and it would take 1 hour or by train you would get on a train to Swinton then a bus to Mexborough taking 50 mins.
It is a 10 minute car journey.
We don’t have a bus to access the large ASOS site not Amazon. And with the vast majority of the area being manual/factory workers I find this disappointing.

When there are incidents of antisocial behaviour most neighbours can get together to resolve the problem as previous attempts of reporting have been unsuccessful.

We were charged a £5 per week maintenance fee for the green space but they have only ever cut our garden area once in 10 years. Subsequently most plants have died or been stolen. And considering that I have a smaller garden than everyone else to accommodate this I find it bizzare.

The Rise, Newcastle

The actual design and layout of the house is pretty good. However, the finishing is appalling – light fixtures in odd places, very poor wiring and needed several fixes, paintwork was lacklustre, kitchen cupboard doors and worktops were damaged. On the exterior, the developer used render in places which quickly cracked. But, neither the developer nor NHBC will correct this as it is deemed ‘cosmetic’. The biggest issue however is the service charge. We pay an additional £140 per year for the ‘green spaces’ to be maintained by a private company appointed by the developer, this is on top of expected council tax. The private company are not bound by regulations or law generally and the charge is not fixed, can go up without warning. The worst aspect of it is that 50% of the charge is claimed by the private company but cannot be held to any reasonable standard. The site is a mess as a result and some houses are becoming unsellable. None of this was fully explained at the point of purchase. We feel trapped now.

The local area is ok. A few crime related issues towards the beginning of the new build but that is expected. Transport links are ok, not the best though. Parking is a major issue – the developers have stopped building garages and good street parking so getting around and safety is a big issue here.

wish i had known more about the leasehold situation which was not full explained and the service charge. i would not have purchased the house knowing what i know about it now.

How has the building management responded to any problems or issues you have raised:

slowly. very slowly. we’ve resorted to correcting a lot of issues ourselves as even when the developer responded, the quality of the fix was just as poor as the initial installation.

Blossom Way, Salford M6

The design is fine, I’m happy with the design and layout of my house and a good size garden. So many of the neighbours and I had issues with our gardens as underneath the turf was so much junk, that was really poor. The roads are also okay too they just don’t look as polished and well finished as you’d like. The pavements and driveways look a bit untidy, not sure why the pavements are raised so high, I had to have a concrete ramp added. I’ve always found Keepmoat very helpful when I needed repairs or to have queries answers.

Please tell us what you like and dislike about this area:

There aren’t many local amenities apart from a few small convenience stores nearby meaning unless you drive to the supermarket you pay a premium in these. There aren’t any bars/restaurants nearby but the bus routes to the city centre are at the end of my road and they go frequently. Parking is off road and therefore fine, Bon collection is regular and good, there’s a bit of noise from some of the local residents but nothing too bad and traffic isn’t bad. The development is surrounded by beautiful open walking options such as the Kersal wetlands and the river walks

Please share one thing (or more) which you wish you had known before you moved in:

How expensive all the add ons are. Buying a new build is great and the right choice for me but the cost of putting down flooring and carpets and those kinds of extras is worth knowing about. I should have been a bit better prepared

Yes they have. Few snagging issues and Keepmoat were responsive and helpful. No complaints from me
