Nice and quite Development – aftercare needs improving

I like the design of the new development. Although newbuilt houses are notorious for the boxy, boring design, this development has a nice design with big windows that allow light in every house.
There is a small park area in the development with grass and trees, as well as visitor’s parking area available, which can be convenient at times.

The houses are also nice with high ceilings and big windows. However, the property management is not great, at least according to my personal experience. The aftercare is very slow, some of my defects have been resolved but after much chasing. Many of them have not been solved yet, although it’s been months since they were first logged.

Generally satisfied with the development and I do not regret buying a house here, the only point I did not like is the after care.

Please tell us what you like and dislike about this area:

The street is very quiet and only residents from the development park here. There is a small park area which provides some green.
There is dedicated parking for every resident, so parking is not an issue. Bin collections takes place every week with no disruptions

Please share one thing (or more) which you wish you had known before you moved in:

Nothing really, my move in experience was smooth and the developer helped me during moving day.
As I said before, my only complaint is regarding the after care response

How has the building management responded to any problems or issues you have raised:

There has been some response, however only a few of my logs have been successfully resolved.
Many of my defects are still unresolved

I really enjoy living here but there are a few cons

I love my house interior design and facilities. I’m a huge fan of big windows, thermostat, kitchen and bathrooms equipment. I really like green space design and guests parking. I don’t like my plot’s front as there’s very limited space to walk or park. My parking space is narrow so I usually step on the side garden getting out of the car. Also there’s no pavement in front of the door leading to the road (even though it was draw on the map of development before I purchased it).

I have to go along the house and through parking lot to get to the road without stepping on the flower bed. Another inconvenience is the fence blocking road even for pedestrians. Everyone living at the end of the road have to take the way around. Also the management property fee is quite expensive. Overall I am satisfied and enjoy living in this development but there are a few cons.

Pros
– close to the local shops, supermarkets and town ctr
– 5min walk to local bus stop
– 11 min drive to Heaton Park
– isolated from main street, traffic and noise
– parkings for guests
– a lot of green, trees and grass squares
– friendly neighbourhood, no anti-social behaviours
– overall, the area is safe to live and walk at night

Cons
– no metrolink or tram in the area
– burglaries reports in the area, installing house security systems is recommended

Please share one thing (or more) which you wish you had known before you moved in:

You can ask for keys in the office a week or two before officially moving in to make flooring, wall painting, wallpaper etc.

How has the building management responded to any problems or issues you have raised:

Building managment was very helpful so far. They responded and fixed most of the reported snags.

Comfortable place to live

The design of the house is pretty good for a small family or first time home buyer as the selling price is relatively affordable for a young family. the area is just like a small community in Middleton and everyone living here are very nice and helpful.

Please tell us what you like and dislike about this area:

The area is clean and quiet, close to the motorway M62 that you can travel easily to other area in the UK.

Please share one thing (or more) which you wish you had known before you moved in:

The road was not fixed until almost a year after we moved in.

How has the building management responded to any problems or issues you have raised:

We have to raise the issue through the online portal, the response from the building team is fast but not for the contractor who is the right party to fix the issue.

Good developer

It took a long time and goal post kept shifting but it was worth it at the end, best developers I have seen around in a while. the house is good and has all the required amenities needed, good for a family home, not that great for an investment property.

I can not fault the area. it is a good and quiet area. only downside is that the roads were terrible and it wrecked my car cost me north of 3k to fix

the roads were not fixed for until a year after moving in

Management response to query was not always appropriate
