Great modern, pet-friendly apartments

Very modern design. Flats are very spacious with good quality furniture. The only negative would be that the large windows make the flat quite cold in winter and very warm in summer (unless you keep the blinds down all day).

The property management is very good and helpful. The facilities are good. I especially like that reception will accept parcels and store them safely.

My favourite thing about the apartments and our main reason for living here is that they are pet friendly which seems rare in Stoke.

Lots of shops and restaurants. Also close to big employers. Close to bus station. Some traffic noise but not too bad.

Nothing in particular – all info was provided so there was nothing unexpected.

How has the building management responded to any problems or issues you have raised:

Yes, e.g. when we had a cracked hob they replaced it very quickly.

Great place to live

We have lived in Clayworks for 5 months now, and I can honestly say I’m very happy with our time here so far. The building is very well built, and designed with a good view out. The facilities provided are great, there is a roof terrace, a shared lounge area, and an outside area, with a storage area and bin chutes. All of these things enhance the living experience. The price to rent is as you would expect in a city centre, new build property, but with a nice, quality property like this, I am fine paying a little more for it. The concierge and cleaning staff are great and always have a smile on their faces and are willing to help with anything. Any interactions with the property management have been fine, and things went smoothly when moving in and completing the initial process. All in all, we are happy living here.

As Clayworks is right in the centre of Hanley, it’s only a 2 minute walk away from anything you might need, like shops, bars and supermarkets, making everything very accessible.

The parking is a council car park you need to pay for. You get assigned a bay once you’ve received your parking badge. However the only issue being, people who haven’t paid sometimes park in your spot without realising you need a badge to park in the bays provided.

Being situated right next to a busy main road, you would expect the traffic noise to be horrendous, but the flats are very soundproofed and you can hardly hear the road and traffic with the windows and doors closed.

All residents are very helpful and there is a Facebook community group for any questions that others may know the answer to

We have been living in this property for 5 months and haven’t had any issues arise yet, so cannot comment

Absolutely great location and design, cost is a bit high for the value though!

There’s no doubt that Claywork’s design is absolutely phenomenal, inside and out. However, I can’t say that the quality holds as well as it should. The kitchen isn’t as sturdy as it looks, and the appliances (washer/dryer, hob, etc…) are definitely not the best, even though they *look* great overall. I try not to nitpick, but I can’t believe they found a washer/dryer in 2021 that doesn’t have a screen that tells you how much time is left… I also had a leaky water meter that took about a month to get fixed… Aside from that though, everything else is great! 4/5

One of the greatest perks of living in Clayworks is its location. You’re right next to the big Tesco, 10 min walk away from festival park, about 20 mins away from Staffordshire Uni. It’s just great for me personally to be within walking distance of everything I need.

Management could be frustrating at times, but it’s great living here nonetheless.

How has the building management responded to any problems or issues you have raised:

The building manager changed a few times over the past year. It was awful at first, but at the moment it’s all great! Aside from the fact that I had to wait over a month to get a water leak fixed (granted, it was the contractor’s fault I think, but still…), my interactions with management have been great so far.

Great place to live, enjoyed it.

The design is alright, not much colour would be great to add some colour, I understand clay works is meant to represent the industrial look but that seems like an excuse to not add colour. Facilities are just a garden with patchy grass and a small social room with a couple of tables. The Smithfield management really missed out on adding a cafe, barbers and a bar to the empty lots underneath Clayworks but decided to opt for “hot desking” Either way I’ve enjoyed living here and it’s been great.

Location of big brand shops great, location of local shops poor. We could have had an amazing shop across the way but they chose to add “hot desk spaces”. Parking is offered by the council for a staggering £50 a month..(The “Smithfield estate manager” gets to park 2 of their cars outside of the building with no fee?)

Please share one thing (or more) which you wish you had known before you moved in:

Neighbours complaining 24/7, people not picking up after their dogs and a lot of parcels being stolen at the start of the year (2021)

How has the building management responded to any problems or issues you have raised:

They’ve been great. Every issue I’ve had has been resolved pretty quickly.
