Design of the ground floor is great but you barely use the ground floor

Design of the ground floor is great but you barely use the ground floor. Facilities are mostly typical of any other Development. People working in building and property management are often indifferent to the problems, which I think stems from the residents because they tend to be disrespectful towards each other, which I myself experienced a few times.

Please tell us what you like and dislike about this area:

In terms of shops, bars, restaurants and open spaces, there’s a huge variety but whether they’re good quality is questionable. Transport links are fine but costly. You can easily connect to Zone 1 but if there is a strike, you need to stay at home because it would take around 2 hours to go to Central London. Parking is a big problem. There’s usually no space. Bin collection is another problem because Biffa is a very irresponsible company. There’s almost always some noise coming from outside both from people and traffic. It is very common to hear people screaming at each other.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known the profile of the residents before I moved in.

How has the building management responded to any problems or issues you have raised:

They did nothing to address the problems related to the defects in the flat.

Very bad FI Real Estate management

When I bought the apartment, the house was under another management company, I used to pay £130 service charge per month + £300 ground rent. As soon as the house was taken over by FI Real Estate management, they began to suck money out of the residents. They immediately increased service charges to £180 plus £300 ground rent + £590 buildings insurance a year! Since 2020 FI Management has charged residents £950 a year for building insurance. After a recent residents’ meeting they reduced it to £590. 263 apartments that collect £590 a year is £155,000! It is very suspicious that they did not include building insurance in the service charge. They hid the real service charge which is £230 per month + £300 ground rent for a year.

Great location, amazing building construction, lovely view. Very basic restaurants around nothing special that I could recommend.

Please share one thing (or more) which you wish you had known before you moved in:

I wish to know that my service charge will be increased by double in one year.

What is the best feature of your home:

The view is lovely, large living room, really warm in the winter.

Lovely really

Beautiful lovely place, the roof is nice but there’s literally no personality which is a shame since they could get locals to do some wall art upstairs. It’s a nice place to live tho. The Coworking space is a nice initiative but there are no standing desks and no signs to avoid people being extremely loud and shouting in calls (which it always happens).

Please tell us what you like and dislike about this area:

Bad: loud. So so so loud. We can hear the cars, the people chatting on the streets, the fights, the 300 ambulances. It gets a bit better when the windows are completely shut but not much better at night. No parking available from the end of 2022 and no other suggestions. Not many recycling bins.
Good: really beautiful, staff is the most lovely and helpful at all times, lift always available and quite clean.

Please share one thing (or more) which you wish you had known before you moved in:

That they would cancel parking completely and we wouldn’t have options. Price of Council tax.

How has the building management responded to any problems or issues you have raised:

We didn’t have electricity until the day of the moving but they managed to work it all out right before we got the keys and gave us a voucher to apologise

Bad management.

Very poor building management. No one cares for your issues. Very bad!!! Old building and no proper ventilation. Bin management is bad as I am based on the south side and it smells all around the year. Smoking is allowed inside the building and when you complain management says they can’t do nothing.

If I had know this area was full of crime and noise is constant makes you kill yourself and the stench that comes from the bin site it is just to overwhelming.

How has the building management responded to any problems or issues you have raised:

They have not responded to any of my issues or complaints.
