Cortland believe in a better life where hospitality is always a given, each detail is worth a second thought, and every moment is an opportunity to go beyond expectations. Cortland was founded in 2005 with a focus on multifamily development in Atlanta. During the economic downturn in 2008, we decided to shift our focus from developing communities to acquiring and renovating existing multifamily communities – all with a vision to challenge the conventions of the traditional multifamily industry through better living spaces and experiences. By 2011, we owned and managed 5,000 apartment homes and meaningfully accelerated our plans to build a company that could deliver unique value to both our residents and partners.

Great place to live, great location, great people!

The property is lovely, management are very involved with all the residents. There is a very private communal garden on the 1st floor for all to use and a roof top terrace. Large communal lounge with FREE coffee! There is a small gym that has everything you need. Events are held regularly for the residents who want to be involved. The property itself is spacious, well equipped a very quiet which is great for this type of development. I love it here!

Please tell us what you like and dislike about this area:

Location of this development is fantastic, right in the centre of the Baltic Triangle, the new upcoming part of Liverpool. Less than 10-minute walk you are in the centre of Liverpool One, with everything you could ever need, bars, restaurants, and shopping. The main bus station is less than 10 minutes’ walk with Lime St. train station within 15 minutes. Parking can be busy on the street but normally you can always find somewhere, if not King Parking just off the strand is a 4-minute walk with reasonable prices.

I can’t think of anything, everything was made very clear when I was shown around by Rob.

How has the building management responded to any problems or issues you have raised:

There is onsite maintenance, a guy called Brian, any issues speak to him and he resolves quickly and efficiently and always with a smile

With its pros and cons, a good place to live

The design of the buildings lacks innovation and creativity, resulting in a rather monotonous aesthetic. Additionally, the management facilities, such as common areas and recreational spaces, are somewhat limited in terms of variety and functionality. While the management’s efforts are visible, there is room for improvement in terms of design and more comprehensive amenities.

Please tell us what you like and dislike about this area:

The development I am living in has its fair share of positives and negatives. On the positive side, the area is nice and clean with well-maintained parks in the neighborhood, providing a pleasant atmosphere for residents. However, the commute can be a bit of a hassle due to the long travel time and distance. The limited options of public transportation, mainly relying on the DLR, can be inconvenient, especially on weekends when it is not always running. Additionally, antisocial behavior is a frequent issue during weekends, but the management is making efforts to address this concern. Parking for guests is a big issue, as there are not enough parking spaces to accommodate all the demand. Overall, despite these drawbacks, the development offers a decent living experience.

Please share one thing (or more) which you wish you had known before you moved in:

The area is primarily inhabited by law-abiding citizens, although it experiences a higher crime rate compared to neighboring regions. Would realy wanted to know this before moving in

How has the building management responded to any problems or issues you have raised:

They made a sincere effort, but their resources are quite limited, particularly in dealing with looters and partygoers.

Not worth the rent!

The design of the building from the exterior is very pleasing, internally the apartments are also very eye catching but overall the design and thought about what went into the building of the apartments is flawed.

A new build should have had solar panels put on the roof as the developer could have sold power to the local council and helped keep our spiking energy bills lower given there is no gas.

The kitchenette layout is mediocre at best, I have 2 sockets on the entire wall and nowhere near enough space to store the basic items of a kitchen

Air conditioner units could have been installed but instead a system that was meant to replace warm air with cool fresh air doesn’t do that instead on a summers day replaces hot air with more warm air

Lastly security is a major issue throughout the 18 months I’ve lived here as the front door which requires a fob to open is constantly broken and allows anyone in

The good

Forge Yards is situated in the town centre of Stevenage with easy access to many shops and amenities

The bad

There is an extreme lack of parking unless you’re disabled, there is very little parking if you own a vehicle as there are only 25 parking spots for 94 apartments (1 in 4 effectively) and because it’s right on the edge of the town centre there is often a lot of noise on a Friday night and/or weekend

Please share one thing (or more) which you wish you had known before you moved in:

I wish I’d had the option to speak to current residents, I was told the flat had all these amazing features and I would be entitled to a discount gym membership etc which never became a thing

How has the building management responded to any problems or issues you have raised:

The building manager is fantastic but she can only do so much and I feel bad for the hell that she has to go through

The facilites that the arches provide us with are decent.

Both building and property management is very poor in my opinion. The facilites that the arches provide us with are decent.

The quality of the apartments are not that good, as many residents have boiler issues. The walls also have huge cracks in them, and due to the flooring being very poor quality it is prone to scratching. The walls get dirty very easily.

Please tell us what you like and dislike about this area:

One of the good things about this place is that there’s a lot around, we’re very close to the city centre so it’s very convenient, we have plenty of shops and supermarkets near, we are also close to some parks which is always nice. Parking is an issue here as the our building only has a few spaces in the garage which is full. Therefore trying to find parking around the building is always an issue. In terms of traffic noise there isn’t that much going on, however we do have many fire engines coming to the buildings next to us occasionally.
Due to being close to a student accommodation, there can be students that are loud.

Please share one thing (or more) which you wish you had known before you moved in:

That the management teams are not the best unfortunately, so be prepared to be on their case.

How has the building management responded to any problems or issues you have raised:

Many have raised many issue however they are not dealt with for a very long time, some causing health issues.
