The moment I stepped foot inside my apartment, I was overwhelmed by its sheer beauty and attention to detail. The interior design is a perfect blend of modern sophistication and warmth. Every aspect of the apartment has been meticulously crafted, from the high-quality fixtures to the sleek appliances. The spacious layout provides ample room to live and relax comfortably, and the large windows offer breathtaking views of the surrounding cityscape.

The location of Saffron Court is unparalleled. Nestled in a vibrant and thriving neighborhood, it offers easy access to all the amenities one could desire. Whether it’s trendy cafes, fine dining restaurants, boutique shops, or lush parks, everything is just a stone’s throw away. The proximity to the city centre, public transportation and major highways also makes commuting a breeze.

Please share one thing (or more) which you wish you had known before you moved in:

I must mention the sense of community fostered at Saffron Court. The building organizes regular events and gatherings, allowing residents to interact and engage with one another. It truly feels like a vibrant and inclusive community, where neighbors become friends and lifelong connections are made.

In conclusion, my experience of living at Saffron Court has been nothing short of exceptional.

Prompt response to issues raised, even on holidays.

Good aspects of living in Merlin Wharf:

Location: Merlin Wharf is located in the heart of Leicester city centre, close to all of the city’s amenities, including shops, restaurants, bars, and cultural attractions.
Amenities: Merlin Wharf offers a wide range of amenities to its residents, including a 24-hour concierge, river views, co-working spaces, a gym, a residents’ lounge, and cycle storage.
Community: Merlin Wharf has a vibrant community of residents from all walks of life.
Transport: Merlin Wharf is well-connected to Leicester’s public transport network, making it easy to get around the city.
Bad aspects of living in Merlin Wharf:

Cost: Merlin Wharf is a relatively expensive place to live. Rents and property prices are both higher than the average for Leicester city centre.

Train station 5 mins away, Excellent public transport & connectivity,

Well built apartments. Rooms are very fresh and comes with all modern equipment. Ventilation is very good and windows are quite big which I really like. Bathroom is good but does not have electric water heater fitted in it. That means, you have to turn on boiler to get the hot water which I don’t prefer. Apart from that there’s absolutely nothing to complain about the rooms and their build quality.

This development is at a walking distance from Rugby rail station and nearby stagecoach bustops are 5 mins and 10 mins away making it the best location for the travel. There are many grocery shops nearby such as Tesco Express, ASDA and Rugby central mall is at a walking distance of 20 mins. Many good restaurants nearby.

Please share one thing (or more) which you wish you had known before you moved in:

I thought there will be a solar panel system which will take care of small portion of energy requirements but there isn’t one as far as I know.

How has the building management responded to any problems or issues you have raised:

I raised some maintenance requests via ActiveBuilding app and they were escalated very quickly.

Apartments should be better insulated for the price tenants are paying. Everything else is acceptable.

Simple and basic apartment. Has a sofa, dining table, one wardrobe, a bed and a washing machine Could benefit with more storage space and a bin. Drying function for washing machine is terrible/non-existent. Buy a drying rack and don’t bother with drying function. Not too sure it is necessary to have such a huge kitchen space and would benefit spending that money on more storage space. The apartment is very cold, poorly insulated and very flimsy curtains. Apartment lacks privacy as tenants can see into your apartment either from above or opposite. Gym is very simple (one treadmill, one rowing machine, one cycling machine and the rest are free weights) and appears to have no ventilation.

Good area. Safe, quiet area and about 5 minutes walk away from city centre. If you are looking for an average, minimalistic apartment and you don’t get cold easily, this is the perfect place for you.

Please share one thing (or more) which you wish you had known before you moved in:

Poor insulation. I wish I knew that during summer I would be dying of heat and sweating like crazy despite having the windows open. Then during winter, I wish I knew I would be absolutely freezing. It sometimes feels even colder than outside.

How has the building management responded to any problems or issues you have raised:

Slow. Takes about 2 weeks to get something fixed and was not kept in the loop with what was going on until I asked what was going on.

Clean and comfortable design

Nice design, is easy to clean, all the facilities work perfectly, and any problem is solved really fast by the ‘service request’ on the Building community dashboard. The isolation of the house is great, I haven’t turned on the heater since I moved. One single note, the temperature of the water could be great to increase several degrees more.

Please tell us what you like and dislike about this area:

Really happy with all the facilities and very happy and safe with the security system, the only downside is that the parking lights are too strong and go through the blinds, I wonder if they could reduce the intensity to half after 12 am.

Nothing to declare here, I was informed clearly and in detail about the building.

How has the building management responded to any problems or issues you have raised:

The building management is really effective and quick, the best I ever had.
