Good building, but with a bad neighbor

In general, I think the studio is perfect for a single person or young couple. You will get a fully fitted kitchen with a dishwasher and oven, a modern bathroom with a built-in wall toilet seat, and even two sofas and a washing machine in the living room. I found the studio is modern and clean.

I think the design is just a matter of taste; the only problem with the building is the layout: it’s just too dense of rooms. There is not much to say about the facilities in this building; you will find the standards, such as bike storage. The building wouldn’t offer parking slots to everyone.

The building management is excellent, in my experience. The building caretaker is very friendly and pleasant whenever I need assistance. And the building management team significantly engages with my problems during the tenancy, such as quick reply emails. The only disappointment is the building doesn’t have a 24h concierge.

Ilford is a well-equipped area overall. You could find cafes, banks, post offices, and some well-known retail and grocery stores on the high street. Unfortunately, the road is a bit dirty and rough.

The transition link is good; with the Elizabeth line, we could get into central London without any changes. However, because only the Elizabeth line, if there was a strick in TFL, it will very difficult to get in and out of Ilford. As there will be only buses, there is always a travel jam on the Romford rd.

Please share one thing (or more) which you wish you had known before you moved in:

Neighbor. It depends on luck I guess; we can’t choose who will become our next door unless I am the landlord. But during my tenancy, my next door always plays loud and bass-heavy music, disrupting my daily life and sleep; I need to ask the council officers for help to address the issues. Therefore really find out who is living next to you if you decide to live in Becketts House.

Secondly is noise pollution. There is always, I mean everyday there are stupid people with their modified cars making loud exhaust noise running around especially at night.

How has the building management responded to any problems or issues you have raised:

The management teams are quite engage with my issues with my neighbor, quick respond to the email and carried out action to help me address the problem

Family-friendly, secure modern flat

Eden house is perfect for families. It’s quiet and safe, with modern appliances. While it lacks a balcony, the big windows bring in lots of natural light, making it feel open and airy. When its raining looks ver beautiful from window. Overall, it’s a great choice for comfortable family living.

Harrow on the hill station is a conveniently located gem, just a 3-minute walk from the flat. Situated on the residential side of the station, it has a peaceful and pleasant atmosphere. What makes this location even more appealing is the proximity to a wide range of stores on the other side of the station, making daily errands and shopping incredibly convenient. Whether you’re looking for a serene place to stay or easy access to amenities, Harrow on the hill station strikes the perfect balance.

Parcel theft complaints from neighbors are occasionally reported, which can be concerning.

How has the building management responded to any problems or issues you have raised:

Its highly responsive to any issues that arise and offers effective solutions promptly. Their quick action and problem-solving approach are very good.

Amazing blocks of flats

Broad house is 2mins from the underground and 45mins train ride to central London. Although there are shops around for necessities, the options are limited including limited variety of restaurants. The closest gym is a 25mins walk or 10 mins l drive away. Parking is available. The building is effectively managed with prompt response to repairs. Neighbour’s are friendly as well and there’s security available too. Lifts are also available to go to the upper floors

I have no regrets about moving to this apartment. In addition, the rent is quite competitive

The few times I had repairs, the service was quick and the repairs were effectively done

Not a great building to stay!

Design is disaster. The flats are designed in the way to keep heat! The flats do not have AC and in summer times, specially heat waves, staying in the flats are not possible.
The rubbish storage is full of mice in the summer. The bin are not properly designed. That’s why most of people do not throw their rubbish into bins! There us no recycling bins at all!
Management of the building is not satisfactory. Many parcels have gone missing as the eneterance door does not work properly.

The location is less than 5 minutes walk to Harrow On the Hill Station and Harrow Town centre which is great. However, it is on the high road and there are a lot of noises due to cars and ambulance. It is about 10 minutes to Northwick hospital, therefore too many ambulances during day and night pass this location which is really annoying. The building does not have a parking, and there is not that much space for parking. There are few parking slots for council. Surprisingly, you will be charged for Sundays despite other London councils.
Regarding bins, I’ve seen other neighbours came to this building and throw their rubbish.
There is a pub and one house which people rents as Airbnb opposite side of the building. Therefore, in summer times it is too much noise until 1-2 am!

Please share one thing (or more) which you wish you had known before you moved in:

1- The building is located in the main street and it us very closed to the Northwick hospital and police station. So, there is too many ambulances and police cars alarming during night and day. This is really annoying.
2-The flat above rubbish bins can not open their windows in summer due to smell and flies. The rubbish bin container become mice places in summer.

How has the building management responded to any problems or issues you have raised:

They do not answer any phone calls! If you are lucky, they answer your emails. Regarding rubbish bins, the issue has not solved out after almost 1 year! Regarding the maintenance, the team does not work great!
