Best in building management team

The design is very nice, the big open space but the best thing about this building is the management team that works in the building. I currently live in one of the shared ownership flats and I can’t honestly say I don’t know what we would have done without Kash and his team. Not only are they very friendly but extremely helpful whenever we have had an issue, which isn’t even part of their job and also with how busy they all are. Having lived here for for nearly 4 years, I have always known how busy they all are but having been on Matt leave and then working from home, I have seen just how busy they all are which is makes it even more amazing, how lovely and helpful they all are. They definitely make a difference to living here. They definitely deserve praise and a raise

Please tell us what you like and dislike about this area:

I do like living in this street as it’s close to a lot of shops and doctors and train stations etc the one thing that is very annoying is that he parking issues. Apparently whoever developed this building didn’t want to be involved in the government parking scheme where the residents could buy day passes for parking for guest and that really made me mad as that shouldn’t have been their choice.

That is wasn’t part owned by network homes and by be here homes instead

The Best Renting Experience

I have lived here for more than a year, and it has exceeded all my expectations of a “smooth” renting experience. The property is exceptionally well maintained (it was almost like a brand new flat when I moved in). And apart from the spacious living area and the good quality of all the furniture and fittings, the management team really stand out as exceptional. They have been nothing but a pleasure to deal with and does make life a lot easier.

Excellent, well thought out facilities like secure mail box access, roof top communal areas, access to an electric grill etc makes this a comfortable home.

Any maintenance work you request is carried out impressively fast by the on site team, and when it requires more time, I was always kept informed.

Overall, an excellent place to live. With the opening of the Elizabeth line, rents in the area has gone up more than it used to be, but even then, I really think that it’s a great value for London.

The only negative is being locked to one gas (electric can be changed) supplier… They use a communal heating system, and I don’t think it is the best value for money…. with the energy prices going up and set to increase even further, there is no option to switch to a supplier with lower rates.

On the flip side, the insulation is excellent throughout the apartment.

Excellent transport links with the Elizabeth line less than 5 minutes walk from the building.

The high street is also less than 5 minutes walk away. With access the most stores you need. There is an ASDA less than 10 minutes walk away….

In terms of Food, you have access to really good chinese / Indian restaurants and the usual fast food chains like KFC / MCDonalds, all within walking distance.

Parking is available in the building, but it costs £100 a month which is normal for the area. In terms of traffic noise, I guess you will probably only be hearing the trains as the flats are right next to the track… But given the excellent sound isolation in the apartment, I barely notice them with the windows closed.

I generally feel safe going out at night in the area, but it can get a bit dodgy past mid night

Please share one thing (or more) which you wish you had known before you moved in:

I’d try to sign up for a long term contract that limits rent adjustments for the whole term, with the current rate of inflation, I don’t think it would be long before the rents hit 2k a month in no time.

Always, and very quickly. They have an excellent maintenance request system via the tenant portal

Not as good as it used to be.

Unfortunately the quality of the development has reduced recently, the core lift has been out of service for several months, the second bin store has been closed without any explanation since before Christmas meaning the main bin store often overflows. At times litter has been left in the stairwells for weeks and secure doors to the car park were broken. The rooftop facilities have reduced, when I moved in there were hammocks and cushions these have disappeared and not been replaced, the rooftop pods are often dirty and not cleaned.

Very good location, near Hayes and Harlington station with convenient links to central London and Heathrow. It does sit on quite a noisy road and alongside the train tracks so I can be noisy particularly in summer when windows are opened.

Please share one thing (or more) which you wish you had known before you moved in:

I was told me apartment was west facing but it is actually north facing. There is also a dog park in front of the building which means dogs are constantly barking, again it’s very disruptive in summer when windows are open

I haven’t raised any issues to building management.

An all-round great community to live in

BeHere is a unique residential community in the standard of the facilities, the attentiveness and responsiveness of site management and its purposeful positioning as a place for everyone. Management encourages residents to become good neighbours both socially and in practice. Our feedback is sought and acted upon. BeHere is welcoming to everyone- families with children and those of the four-legged furry variety. The only minor observation is that some of the fittings and fixtures are not of the best quality but maintenance work is addressed promptly. Overall I have given BeHere a 5-star rating as it is the most accessible accommodation that meets all of our needs- location, security, facilities management, cleanliness, friendliness and community focused.

The location to the train station and ultimately crossrail cannot be beaten. There are local and chain supermarkets within walking distance where you can purchase a variety of exotic food you probably wonメt find in many other places. Itメs a short train journey into London Paddington and straight into the Heathrow terminals. Dozens of bus routes converge at the train station as an added benefit.

Please share one thing (or more) which you wish you had known before you moved in:

Potential residents should be aware that the building is adjacent to the train line which may be a bother to some. Also there is a great deal of local development (in neighbouring buildings) ongoing which makes it sound and feel like a building site sometimes. This occasionally affects traffic on the one-way system. It can be quite challenging for people with more than one car per family. There is very limited street parking and the wardens are quick to give tickets.

Love the fact the apartment’s come with decent neutral coloured furnishing. Helps save the cost and hassle of buying everything.

I like the compound aspect of these apartment buildings it definitely adds a sense of community and a feeling of security. The customer service is pretty good with Akash (PM) and the others being interactive and helpful whenever needed. The development is literally 3 mins walk away from the train station and 7 mins walk away from a major supermarket. The outdoor feel of the compound isn’t too cramped which I appreciate and the new interactive terrace adds to the charm of this development.

Like: The accessibility to the train station, supermarkets, and a few decent restaurants. Dislike: That the neighborhood is perceived as “rough”.

Please share one thing (or more) which you wish you had known before you moved in:

The knowledge about the neighborhood wasn’t available which was misleading as we were told by many that Hayes isn’t the safest or the most developed compared to neighboring towns.
