“Safe and secure residential complex with everything needed nearby, including train station, shops and fast food takeaways. Also a short bus ride to Heathrow airport. On site, the staff are very helpful and make great efforts to organise social activities for residents. These factors make this a great place to live!” – Zena, verified resident at be:here Hayes

“Customer service is second to none with our manager being on top of everything from receiving our parcels, organising events to keeping us up to date of whatever work is going on in the building. I was very impressed when we first moved in and he had already memorised our names … did not expect that when you know that there are so many people in the building. Overall, life here is great!” – Stephanie J, verified resident at be:here Hayes

Best in building management team

Review Date Mar 2021

The design is very nice, the big open space but the best thing about this building is the management team that works in the building. I currently live in one of the shared ownership flats and I can’t honestly say I don’t know what we would have done without Kash and his team. Not only are they very friendly but extremely helpful whenever we have had an issue, which isn’t even part of their job and also with how busy they all are. Having lived here for for nearly 4 years, I have always known how busy they all are but having been on Matt leave and then working from home, I have seen just how busy they all are which is makes it even more amazing, how lovely and helpful they all are. They definitely make a difference to living here. They definitely deserve praise and a raise

Please tell us what you like and dislike about this area:

I do like living in this street as it’s close to a lot of shops and doctors and train stations etc the one thing that is very annoying is that he parking issues. Apparently whoever developed this building didn’t want to be involved in the government parking scheme where the residents could buy day passes for parking for guest and that really made me mad as that shouldn’t have been their choice.

Please share one thing (or more) which you wish you had known before you moved in:

Probably about the parking for guests

If there is one thing you would change about your flat or property what would it be:

That is wasn’t part owned by network homes and by be here homes instead

Manager Response

Thank you for your comments about our management team, we really appreciate it!
With regards to the parking issues we will take that feedback on board and apologise this has been an issue for you.

Love to just Be Here

Excellent flats- very well furnished and very spacious. Very good value for money considering everything thats on offer. The Property Management and Concierge team are superb- always ready t help and very friendly. Been here 3 years and have loved it. The neighbors are very friendly and accommodating too. I have been in London for 14 years but very few developments make the effort of organizing get togethers like BBQs, wine tastings, exercise sessions etc- so we count ourselves lucky. A nice community vibe.

Please tell us what you like and dislike about this area:

Location is very close to the station so good transport links into Heathrow, Uxbridge, West Drayton, Ealing, Paddington. Asda, Lidl, Sainsburys and Tesco are all walking distance- cant fault the location at all.

Please share one thing (or more) which you wish you had known before you moved in:

The only teeny weeny issue that I can think of is the inter connectivity of the flats and the intercom. You can only reach certain flats using certain lifts (so have to use the stairs if that lift isnt working) and the intercom only opens certain doors- so you still have to go out and go to ground floor to let people in. Since I am on the first floor, this isnt much of an issue- but would have been if I was on a different floor.

What is the best feature of your home:

The general size of the flats. The open plan kitchen/living and the balcony.

Great experience! First time in years!

Be:Here Hayes is a pleasant place to stay. Very well located (close to the train station and high street). The design of the apartment and the building is well thought and practical. The furniture (very modern design) is sturdy and of very good quality. We can enjoy the roof terrace whenever the weather allows it. At the end of my pregnancy, it has been a lifesaver during the heatwave. I could safely have a walk and enjoying the fresh air. Customer service is second to none with our manager being on top of everything from receiving our parcels, organising events to keeping us up to date of whatever work is going on in the building. I was very impressed when we first moved in and he had already memorised our names … did not expect that when you know that there are so many people in the building. Overall, life here is great!

Please tell us what you like and dislike about this area:

The downside is the being so close to the railways that we can’t really enjoy the balconies. But England being England, hot weather is not that often and we have a nice roof terrace to compensate.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had asked about being able to remove furniture to welcome our baby in the second room

Best Development to rent in Hayes

Be:Here don’t have Gym or swimming pool or a community hall. However, they have the best atmosphere for the kids to play inside, on the ground, 1st floors and terrace.

Also, the property team is so friendly and try all options to make residents happy and engaged, especially during the festive season. They organise social gatherings(Christmas), drinks evening, etc for the residents. We have enjoyed these very much during our tenure so far.

In their property, they have different flat layouts, which will really help us to take our decision better. The rooms are spacious and overall, you will not find such great layouts in any other properties in Hayes. You can plan your own private parties inside the premise and even the property team give permission to use their office as well :). Overall, it is very clean property. Outside the premise, the dog park is also there. Having said that, this property is a pet-friendly property. 2-level secured Car parking is also available but comes with some cost and I think is the situation everywhere.

Please tell us what you like and dislike about this area:

We have been very satisfied resident so far here and it has been a very enjoyable experience! With the price you see for a like to like property, 9/10 times, I would choose Gatefold / Be:here over other properties in Hayes. You will enjoy living here, especially with young children and pets. Great transportation links (buses or Elizabeth lines), access to daily needs shops, small, mid-size of bigger, from local shops to ASDA/TESCO/LIDL.

Please share one thing (or more) which you wish you had known before you moved in:

Nothing I can think of but gym / sports related anything should have been present according to me

How has the building management responded to any problems or issues you have raised:

From a Maintenance angle, I never had a problem with the water supply, electricity and internet except for a few exceptions. Every property has maintenance issues but the resolution time of the property team is fast enough to make you feel satisfied. Maintenance team comprises Eddie, Rajan and Brian. Brian is the Master of “ALL” trades 🙂 They responds promptly and they try to resolve issues as soon as possible. They make necessary and timely communications with the residents to keep us updated with the progress of any common maintenance issue resolution. Sometimes, delay happen due to the dependency on the external vendors, which is normal everywhere. Security aspect is also great here except for the occasional intrusions during summer (For using our great terrace).

Kash Sharma (General Manager) at BeHere is an incredible brand representative for the owners of the property.

Our community would not be what it is without the Managerial Skills of Kash Sharma. Besides the incredible tranquility of our building (designed in a modern aesthetic sense of open spaces), it is Kash who keeps the vibe of unity, and harmony alive within each tenant. Supported by Eddie, I have found that Kash always goes beyond the call of duty. When least expected, he will come up with events such as Group Exercise during quarantine (with each tenant standing at a distance outside their balcony). During the end of each session on Thursday, there is a siege of emotion which seems to overflow within the community (all thanks to Kash Sharma). Here is a group of builders that not only invested in great design and material in building the BeHere complex, but they also went the extra mile to invest in great people (Kash, Eddie, Brian and Hayley). Safe, secure and serene…..three words that define BeHere.

Please tell us what you like and dislike about this area:

There is nothing to dislike. Walking distance from the station, grocery store, pharmacy, high street shops and bus stops. An absolute one stop solution for anyone who wants to simplify one’s life. The best part is that in precisely 20 minutes one can find themselves in the heart of London at Paddington Station (four short stops away).

Please share one thing (or more) which you wish you had known before you moved in:

The incredible goodness of the people that Manage the property on sight (Kash Sharma).

How has the building management responded to any problems or issues you have raised:

Instantly. Immediately. Effectively. Spotless and clean at all times.
