Founded in the 1930s, Anwyl began as a joinery and woodworking contractor, expanding into house building in the 1940s. Since then Anwyl has grown from building 250 homes a year to approximately 800, operating within two regions, Anwyl Homes Cheshire & North Wales and Anwyl Lancashire.

Avoid Anwyl

I wish I never bought an Anwyl house. 2 years and still having serious problems. Once they have your money they don’t care. Your house looks nothing like the show homes. Dreadful customer care and site agents who don’t know / care how to sort things.

You don’t expect all this stress when you pay a premium for a new build house. Dreadful plasterwork, leaking appliances, drive needing to be dug up as pipes not connected. Over 150 snags that have taken 2 years plus. Jobs messed up time and time again.

Owners of company don’t respond. Site managers couldn’t care less and customer care is a joke.

Dog mess and builders’ rubbish everywhere. Grounds not maintained. Pot holes in roads. Builders and contractors constantly block roads and drive and no consideration for residents.

Please share one thing (or more) which you wish you had known before you moved in:

Poor build quality wasn’t ready or worth money

What is the best feature of your home:

garden (even though it kept flooding and didn’t have turf when moved in as promised).

Absolutely Excellent!

The development is out of the way of the main village and road, however only a 5min walk away. The outer boundary of the development is surrounded by tress which blocks out noise and gives a nice pleasant atmosphere, especially in summer. There are small play areas on the development but they have also built a path going straight to the much bigger local park within a couple of minutes walk.
The design and layout of the development is pleasing by giving houses unique characteristics rather than plain and boring. This has also been done with the paths made from brick rather than tarmac and also the same for some of the roads. The only thing I would want is some sort of internal wall insulation designed to minimise noise transfer between rooms.
While there is building work still ongoing, there is a dedicated road sweep vehicle cleaning the roads all day

Please tell us what you like and dislike about this area:

There is a good variety of shops including grocery, hair, car, nail, fishing, beauty, tattoo, many restaurants and takeaways. There is a couple of local pubs and a train station which goes to Manchester.
There is plenty of free parking behind the main shops in the village.
There are 2 large parks with open spaces. The one closest to the development also has a miniature railway. At one end of the village is the bypass linking to Manchester on way and to stockport the other way.

Please share one thing (or more) which you wish you had known before you moved in:

No bad points as such, however just to be aware that building work on the other houses starts as soon as its daylight with heavy vehicles and machinery. Also the road is constantly covered in dirt/dust as well as cars and the front of the house. This will all obviously go away once the development is complete.

What is the best feature of your home:

My home has been given character with the windows being sectional, the brick work and roof given unique design and character

Very disappointing!

There are so many reasons why I could not recommend this dreadful company but here are just a few…

– the sales advisor is completely useless. On several occasions he lied, had almost no knowledge of the development or products he was selling, made up answers and let us down over and over.

– our property (which was accessible to the public) was left unlocked a number of times over weekends with no care from Sales or the site manager.

– on completion day our new home was completely filthy in all areas, carpets were dirty and worst of all there was urine stains all over the cloaks toilet.

– there are three site agents, all three are liars and / or completely unreliable for even the most basic of requests. The site manager promised us jobs would be done face to face during the initial walk around the house post completion but then lied to these conversations taking place and refused to do them. He since refuses to come back around to the house and just sends his assistant who is inexperienced and has zero customer service skills.

– since moving in we have had several issues all which you would expect to have with a new build from leaks, excessive screw pops, large cracks that exceed acceptable shrinkage and plasterboards dropping from the ceiling. All of these issues have been reported and either have been ignored or took far too long for them to be addressed.

Anwyl Homes do not participate in the NHBC home owner surveys post completion so they are able to get away with their awful practices without customer having opportunity to raise all of their failings.

Please if you are looking at this shared site consider Belway across the road. From speaking to new friends on this site who purchased a Belway, they aren’t perfect but the site team and build quality appears to be significantly better than Anwyl Homes.

Please seriously think twice about purchasing on this development, Maes Y Rhedyn, Llay, Wrexham as in mine and several other residents opinion there would only be frustration and disappointment ahead!

How terrible the finish would have been and how much money I would have needed to put into our NEW home to just bring it up to an acceptable quality.

Layout works well however integral garage should have access from within the home.

The build of the house is good and the layouts of the houses make sense

The overall development as a whole is fine, the layout is good, there’s ample amount of space for parking on drives. Currently there are no facilities on our development yet. The build of the house is good and the layouts of the houses make sense. Unfortunately customer care hasn’t lived up to expectations, but it’s just about being persistent and knowing your rights. Communication between site management and residents could be a lot better so that we are informed as to what is happening and when, especially when it involves tarmacking roads and access points.
Overall we love our house and the area, but wish we knew more about buying a new build before hand.

Location of the development is in a good area. 5 minute drive from train station and retail park. Lots of local shops are also near by

That you need to be persistent when it comes to ensuring all your initial snags are completed.

What is the best feature of your home:

The best feature of our home is our open plan kitchen. We were able to customise the finish which we thought was great! The kitchen has a large area for a dining table that can easily seat 8 and a handy breakfast bar
