Getting to and from Poplar

Poplar station is on the DLR; offering commuters fast and frequent services to the likes of Canning Town, Bank and Stratford. The Blackwall Tunnel, meanwhile, offers drivers easy access to and from London. And soon, Crossrail will arrive, improving the transport links further.

What’s it like?

A largely residential area, most of Poplar was destroyed in World War II, but the developers have moved in and the area is getting more than just a new lick of paint.

Aberfeldy New Village is a work-in-progress neighbourhood from EcoWorld and Poplar Harca – a mix of studios and apartments surrounded by green spaces, with top facilities.

“I moved into Aberfeldy new village complex a month ago and I am very happy with my flat. The flat is light, airy and spacious. General look and finish of the flat is good too. The complex itself is green and spacious. Concierge, gym, media room are all good facilities and are well-maintained.” – Prajwal, verified resident at Aberfeldy New Village

Build to Rent development Fizzy Poplar offers a superb view of the Canary Wharf skyline, welcomes pets and is close to the famous Chrisp Street Market… This development has been rated one of the best places to live in Poplar.

“Best experience ever! High quality build, friendly and very helpful staff, pet friendly and at an amazing location!” – B Sabeva, verified resident at Fizzy Poplar

“This is the second Fizzy building we’ve lived in. I can safely say we wouldn’t want to live anywhere else, thanks to the incredible quality of service and living standard afforded to us. Our property manager, Tia, is fantastic. She is always so helpful and friendly.” – Flynn B, verified resident at Fizzy Poplar

More than 500 new homes have been created at New Festival Quarter, a contemporary scheme with its own shops and community centre, plus a lovely rooftop terrace.

“My experience with this development has been wonderful, I couldn’t have any more positive words to say about it. Area is very quiet which I like and the tube station is very close which enables me to travel to anywhere I like.” – A M, verified resident at New Festival Quarter

Fairview New Homes’ Pheonix is a popular Poplar development close to Langdon Park DLR station. Close by is Equinox, a Bellway Homes development with views over Langdon Park, and another Bellway property, Lansbury Square.

“It’s got a great design to it and it’s safe for the children but I wish that there was a GP near the area. I like the building management here, really liked the service from the landlord. Overall lovely experience here.” – Helger, verified resident at Pheonix

“Great concierge, clean and fantastic location by the river and dlr station. Minutes to Greenwich. 25 mins walk to Canary Wharf.” – Jelly300, verified resident at Equinox

“I’ve been living here 2 years now, I’ve bought the place and have had no regrets since. The apartment is the perfect size for me since I’m a single resident. My bedroom is very spacious and so is the living room. The building management are always responding to me on time and even better the concierge, they’re friendly and we all get along. My neighbours are all professionals and never disturb us either. I find everything relatively close to me, like the station and Tesco/co-op is only 6 minutes’ walk!” – Julie, verified resident at Lansbury Square

Things to see and do in Poplar

Poplar’s most famous resident is Chrisp Street Market – not just a market, but actually the heart of the district, encompassing 80 stalls, a selection of shops, a few pubs, and a clock tower that presides over it all.

Poplar High Street and East India Dock Road provide the biggest concentration of shops and restaurants, and you’ll find some fabulous independents here that have been in families for generations. Poplar has a good sprinkling of proper pie and mash shops (this is the East End, after all), traditional boozers tucked down side streets, and contemporary gastropubs on the river.

Lacing through Poplar’s urban estates are two waterways; the Limehouse Cut and the River Lea, providing peaceful walks away from the busy centre. Green spaces, meanwhile, come in the form of Barlett Park, Langdon Park and Poplar Recreation Ground.

Horrible development – AVOID

Quiet and close to tube station. Good little coffee shop. It is lacking proper amenities like london bridge.

Please review your development:

Hot water and heating outages at least once a month. Outages could last over 12hrs or longer. Totally unacceptable when you pay this much rent. I absolutely hate to be a property owner paying huge service charges. No other development seems to have this issue.

Please share one thing (or more) which you wish you had known before you moved in:

If someone told me that there are monthly hot water/heating outages. I would have looked elsewhere in a massive hurry!!

What is the best feature of your home:

High rise, nice views. Not too busy development. Free access to gym.

Good place to live

Review Date Nov 2023

Has a whole range of shops along Aberfeldy street, e.g. grocery stores, a boxing gym, barber, tailor, pharmacists etc. With more shops to come soon within the development itself (e.g. a GP, cafe, bigger convenience store).

Please review your development:

Good development to live in, there is a sense of community (“village feel”) with alot of greenery in the middle of the development. Management is friendly with a 24-7 concierge service, helpful friendly staff. Also has a gym as well.

Design of the buildings are fairly standard.

Please share one thing (or more) which you wish you had known before you moved in:

The rubbish bin situation is not ideal as it is outdoors, but Management has taken steps to ensure the development is clean and have added larger bins.

What is the best feature of your home:

The sunset views from our flat is spectacular with a bit of a view of the city (shard) as well.

Good place to live but could be better with small things.

Review Date Nov 2023

Is a nice place to live but unfortunately not many amenities. The life is is a bit dull. I’d love to have more facilities like pubs and local places where we could spend time with family and friends.

Please review your development:

The management is decent, if you need them they are there but nothing more. Is ok for the concierge and the security tho. But they could offer more service like delivering parcel to your door if the currier leave them outside. The design is modern and fresh a bit more “green” would beich appreciated.

Please share one thing (or more) which you wish you had known before you moved in:

Services from concierge and neighbours behaviour in general

What is the best feature of your home:

The balcony is good is a shame the neighbours are constantly smoking

Well-maintained and pleasant apartments in a desirable Zone 2 location

Review Date Nov 2023

Very conveniently located in Zone 2 with DLR on the doorstep. Also great for Jubilee line from Canning Town and Elizabeth line from Canary Wharf. Amenities and cafes in the Republic complex across the road and some local shops on Aberfeldy street. River Thames is just 10-12 minutes walk. Overall, a pleasant area to be in.

Please review your development:

It is a well-built complex with a lot of open spaces. The structure is sound and the apartments are spacious with plenty of light pouring through. The concierge and gym are well-kept and the overall service level is pretty good. Overall, a well-planned and nicely executed complex which is also managed well by the current concierge services.

Please share one thing (or more) which you wish you had known before you moved in:

Services charges are a bit hefty, it could be lowered.

What is the best feature of your home:

Location, open spaces in the complex and spaciousness of the apartment.
