We moved in about a year ago, and so far the team has done a great job getting us settled in, the staff at the front desk are all very helpful and friendly. The cleaners do a great job at keeping the place tidy and the activities they put on are very inviting to residents and neighbours

The development is located about 10m walk from the nearest station, relatively safe, main road can get noisy especially with speeding motorists but overall pleasant to live here

I wish we knew about the utilities and how were aren’t able to change our heating providers

Petar and the team are great at responding to any problems we raise
I like design of facilities and think that buildings are very beautiful
I like design of facilities and think that buildings are very beautiful. Building management is very professional and provides help when required. I like that we also have nice park for residents near the building.

There are some small shops, but it will be better to have some big markets such as Tesco, Sainsbury, etc. There are not many restaurants close, but you can always order takeaways. The street is quiet, no anti-social behaviours, good for families.

It took me time to figure out which company was the electricity provider. It would be better to have clear idea about this. Also, figured out late which stations and buses are close to my building. I was told only about Canning Town station, but then discovered DLR stations (East India and All Saints) and some buses.
How has the building management responded to any problems or issues you have raised:
Yes, building management is always helpful. Coencierge is always helping to pick up packages and also when there are questions about utility, network providers, etc.
Nice place to live
The design of the complex is fairly good. The number of blocks means that there are not many people using the same front doors and lifts as each other, adding to a feeling of security. The property management company has been problematic at times and residents have rallied together to challenge some of the difficulties presented. The facilities are good and they are kept clean and tidy.

The area is ‘up and coming’ and so we are starting to see development and more local shops, restaurants and bars appearing. Republic (across the A13 from Oxbow) seems to have a good community feel. The bin collections have been an issue that has been raised by tenant and leaseholders a number of times and these are starting to improve.

I wish we had known how hot out flat would get during the summer due to the direction we are facing.
How has the building management responded to any problems or issues you have raised:
We had an issue that took a long time to resolve as the management company head office were not responding to us. This issue has since been resolved but the resolution was found by myself and by husband rather than the management company.
The people who work on site for the management company are generally brilliant and very helpful.
Aberfeldy Village/Oxbow – Great place to live!
The design is clean and sleek, but nothing new that sets it aside from other new buildings. There is a small on-site gym with standard equipment. It could benefit from adding more machines for a more varied workout and even perhaps upgrading some.
The property management is great – window washing, vacuuming, garden keeping, litter and rubbish collection. The concierge service is a perfect 10/10 as they always go above and beyond, which shows. Collecting packages or dealing with any queries that may arise, always with courtesy and willingness to help.

There are local shops and even a pub. There are a choice of libraries a short cycle away, and only a short way from Canning Town and East India station, where there are supermarkets.
The location is not perfect as some (including my own) buildings are by the main road, causing the balcony to become extremely filthy (however the property managers arrange window washing, which is amazing), and a lot of noise.

Living in a flat by the road – How dirty the balcony can get in just a few days. How often cars and motorbikes speed past, being incredibly loud during early morning or late night. Plenty of accidents too.
We cannot open the windows because of the car exhaust smell, dirt and dust, and the noise.
How has the building management responded to any problems or issues you have raised:
One being I, along with other residents had my bike stolen. Building management responded by supporting us and the police in resolving.
We have also noticed increased security precautions in place following the incident.
Heat is biggest issue
Windows dual opening facility is more hassle than worth. Often a cause of damage to the mechanism
The flat is far too hot during the summer months, ventilation was not considered
View of sunset is lovely
The lift is very slow and over the years has been out of service numerous times
Barely any noise can be heard from neighbours which is great (soundproofing)

No shops on doorstep as promised.
Transport is decent
Traffic noise is bad, can hear when windows are closed
Loiterers in gardens area smoke weed

Didn’t have a shop to buy groceries so have to carry heavy loads from afar
How has the building management responded to any problems or issues you have raised:
Haven’t dealt with them directly but problems tend to get sorted other than the lift which seems to be out of service for ages
Good place to live
We need a proper children play ground with all equipment. What equipment you fitted it’s not useful for children. Nearby children paly ground with equipment is quite far away.
Please upgrade play ground with some useful equipment.

Traffic noise from East India Docks road. Development need sound proof windows and doors.

Lots of improvement needed
Poor waste management system all over estate. Bins provided a) often broken, and b) grossly insufficient for the number of residents. Spillage all the time, foul odours and disgusting to look at
Security issues:
-theft of bikes common
-vandalism and theft of cars parked inside locked garage, with insufficient CCTV coverage to identify or even capture perpetrators
Very high service charges for the mediocre to low levels of estate management services provided

Great place to live
The facilities and workers are great, always very helpful whenever you need them. Design is lovely throughout, very modern. Great to have a gym on-site but it’s quite small. Buildings are managed and maintained really well

The bins always get too full, never enough room for recycling. A couple of restaurants and bars near but not many

The flat gets ridiculously hot in the summer but then heating is cheap in the winter

Yeh, slow to solve the issue but responded to issues with the key fob

1.Property management charges are quite high compared to similar developments specially given that the development does not have a pool.
2. Lots of issues in the apartment during the warranty period. Some of the issues were not fixed citing technical reasons and some issues continue beyond warranty period but since warranty expired it is upto the Home owner now.
3.Good landscaping and space for walking within the development

2.GP facility nearby which is good
3.No good restaurants nearby
4.No direct transport link to Canary wharf from the development (e.g buses)
5.Overflow of bins specially during weekends as residents from nearby areas also use the bins within the development leading to unhealthy environment.

It would be good to get actual feedback from people staying in the development or the locality before taking an investment decision.
How has the building management responded to any problems or issues you have raised:
They were prompt in responding and attending to issues in the warranty period. However some issues were not resolved by citing technical reasons. Other issues were attended to and they keep on recurring beyond the warranty period so is not left to the Home owner.
Would recommend to a friend
Block and surrounding areas are always clean and tidy with staff at concierge always really helpful and friendly. Despite there being constant building works since we have moved in, the site has remained clean and noise hasn’t been too obtrusive. Cleaners also very friendly.

Really convenient transport links, less than 15 mins to bank and the Elizabeth line from Poplar/Canary Wharf is handy. Nice and close to Canary Wharf which now has a good range of restaurants and bars. Shops close by which is good, occasionally some evening noise but that comes with living in London I guess.

Where the closest pub was! Pub is essential for a community so would have been good to know where is good.

No problems raised so far but confident they would be dealt with.
Nice development, requires more local facilities nearby
Design is OK, nice garden/area to live and walk throught, gym and concierge services are great, but missing local supermarket nearby. Still lots of works going on often; and seems like water problem keeps happening. Also foodtruck is great, should see more of it!
