Canning Town

Canning Town is in the West Ham area of the London Borough of Newham. It’s situated in the former Royal Docks district on the north side of the River Thames. Another of East London’s regeneration success stories, the area has welcomed huge transformation since 2012. This was when a £3.7 billion investment was announced to give the district a much-needed makeover. A new wave of sky-high towers now characterises the landscape of E16. Many contain residential units that cater for the professionals of nearby Canary Wharf. Canning Town’s new neighbourhoods

Also development in the area hasn’t just been restricted to new homes, but also entire new neighbourhoods containing parks, restaurants and shops.

Case in point is London City Island, which is rated as one of the best places to live in Canning Town. One of the most impressive newcomers to Canning Town,  it’s a joint venture from heavyweights EcoWorld and Ballymore. This purpose-built technicolour neighbourhood has drawn parallels to The Wizard of Oz’s Emerald City and has been dubbed a miniature Manhattan. Green spaces, eateries and a community square share space with the modern apartments here. The project has attracted big names like the English National Ballet, which now has a home here. The exclusive island is surrounded by the River Thames and the River Lea. Additionally, residents can access the local area via footbridge.

“The outside of the property is amazing because there is a lot of nature such and the swans and birds. The rivers on both sides feels a lot more out of the city for how central it is I wish there was a special price for the ballet for the residents. The colours and design give the property a lot of character.” – Carmina, verified resident of London City Island

Likewise, another noteworthy development is Royal Wharf. The project from Oxley Holdings and Ballymore offers 3,385 homes, as well as a high street, market square and waterfront park and walkway.

It’s a 5 star development, with all the facilities you want and need. Gym, bars, supermarket and surrounded by nice parks. I definitely would recommend living here. Looking forward for new facilities to arrive.” – Dami, private tenant at Royal Wharf

Canning Town travel

One of Canning Town’s biggest draws is its reliable London connections. This is a huge reason as to why it has been identified as an opportunity area. Its namesake Zone 3 tube station is on the Jubilee line, providing fast and direct links to the West End and Canary Wharf. Whilst its DLR station whisks commuters into the City. Custom House will also welcome Crossrail imminently, providing further appeal for professionals.

For example, HUB Residential’s Hoola development is praised for its proximity to Canning Town’s transport hubs. This duo of ultra-modern towers also offers contemporary new homes with floor-to-ceiling windows.

The development is well-designed and modern. The building management did a good job. There is no noise coming from other apartments. The London city airport is near by and it is still quiet in my apartment.” – Jincheng, verified resident of Hoola

Similarly, residents of Mount Anvil’s Royal Docks West will be just a three-minute walk from the Crossrail stop when it’s complete. These design-led apartments are paired with hotel-like facilities and superb river views.

“Mount Anvil’s Royal Docks West enjoys a prime setting in the Royal Victoria Dock, once a maritime hub, and now a thriving neighbourhood of waterside cafés, restaurants and leisure facilities. Part of a multi-phase project, the development’s debut tower pierces the skyline at 19 storeys – its aesthetic a pleasing nod to the area’s industrial heritage.” – HomeViews Property Pro

Another one of the best places to live in Canning Town is Build to Rent veteran Fizzy Living’s Canning Town. These modern apartments form part of the Vermillion Tower. Additionally, this development is just a five-minute walk from Canning Town station and opposite Malmesbury Road Park. This development is perfect for those who wish to rent in Canning Town. As a result, Fizzy Canning Town is getting rave reviews from the HomeViews community.

Fizzy Canning Town is spacious and comfortable for a decent price in busy London. The location Is fantasic for transport links. The team are lovely and friendly with and always willing to help.” – Oyin, verified resident at Fizzy Canning Town.

“From the first phone call Fizzy was everything that I want and need from a landlord. They were there when they said they would be, and the flat itself was really high quality – and for less money than I expected. I would absolutely recommend Fizzy. They do all the hard work and make life easy for you.” – Andy A, verified resident at Fizzy Canning Town

Things to do in Canning Town

In addition to the new shops and restaurants brought in with the regeneration (it’s especially buzzy around the Royal Victoria Dock), Canning Town has a variety of old-timers to speak of. Authentic Turkish restaurants line up on Barking Road, and the iconic ExCel Centre hosts exhibitions, performances and sports events.

Shoppers can reach mega-mall Westfield Stratford in just a few stops on the Jubilee line, and historic Greenwich can be accessed via the Emirates Air Line cable cars.

Really hot flats

Review Date Nov 2023

Good transport links but not much else around eg restaurants, plus train noise and lots of construction noise

Please review your development:

Really hot flats and then too noisy in summer with the windows open due to construction across the road. Repairs were poorly coordinated between Fizzy and Greystar etc. Flat had multiple leaks in the walls over last couple of months. They also don’t fix hot water outages on weekends

Please share one thing (or more) which you wish you had known before you moved in:

Construction noise which drove us mad some days. They don’t fix hot water outages on weekends

How has the building management responded to any problems or issues you have raised:

Everything was responded to, however some issues were poorly coordinated between Fizzy and Greystar etc. Flat had multiple leaks in the walls over last couple of months

I really like the location of the building as it has great restaurants, gym and grocery shops nearby. There are takeaways like McDonald which are open 24*7, which makes sure I can get food at any hour of the day.

The transportation facilities are amazing as there is a bus station and tube station nearby

The building has its own parking and garbage collection facilities which is quite useful. The neighbourhood is friendly.

Please review your development:

The building is fairly newly built. The apartments are well maintained and designed. This make sure they are cozy in winters and no cold breeze is coming in. The apartments has multiple windows which makes sure you get proper natural light. The common areas are quite useful for organising events or even working from there

Please share one thing (or more) which you wish you had known before you moved in:

Known about these apartments earlier
Referral bonus
Closeness to tube station
Grocery store at walking distance

How has the building management responded to any problems or issues you have raised:

They have been quick in responding and make sure to resolve quickly as possible.

I love the neighborhood, it’s safe and very close to the underground station. I love the Morrisons and McDonald’s just at your fingertips.

Please review your development:

I am really happy I decided to live here. The interior design is very good, and the skyline view from the window is amazing. The rooms are spacious and bright. I also love the community space on the 4th floor. At first it was kind of noisy due to the DLR station in front of the building but I quickly got used to that. I will definitely stay here longer!

Please share one thing (or more) which you wish you had known before you moved in:

You need your own vacuumm cleaner, desk and kitchenware. DLR is quite noisy but you will quickly get used to.

How has the building management responded to any problems or issues you have raised:

Yes, whenever I asked for support, I was responded in less than 1 working day

The area of E16 is great. I love the accessibility to the train station, and to the grocery . The train noise and construction noise however can be an issue at times.

Please review your development:

The facilities in E16 are great. Particularly love the yoga sessions twice a week, I wish it can be made three times a week.
The property management can be better, when we make a complain about something it takes a long time for the team to resolve .
I had hot water issues which was not resolved quickly and I had to follow up for weeks.
Again I have been having an issue to replace the toilet seats and it’s been over 6 weeks and I am still waiting.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known the rental increase for second year would be 10 percent. It was extremely high compared to others

How has the building management responded to any problems or issues you have raised:

It’s positive response but the time taken is very very long
