First of all just a shoutout to our property manager Serina. She is one of the best property manager I have come accross. Friendly, kind and caring but with professionalism. She give the biggest smile everytime we see her. Easy to talk to when you need help with something e.g. fixing something that is broken in the flat.
As for the design of the building and facilities, it is modern, new and gives a welcoming feeling. They have parking and bike storage!!

This area is close to everything like grocery shops, fast foods, 24 hours shops, tube and dlr stations oh and bus stop right outside your house too, restaurants, basketball court, gyms if you’re an active person and more
I guess the bad side is you will be motivated to go out and have more fresh air than just staying home all the time. Which is not really bad.

I wish I had known the amount of dust that comes in inside the flat..
But its not that bad if I knew, I would have chosen a higher floor lol.
How has the building management responded to any problems or issues you have raised:
They are very quick and efficient with the response.
The best place we lived in London
Development is great in general, the co-work area, all the arrangements for dogs, the small garden on the 4th floor is super handy to spend time with our dog is super safe, plus when is raining or winter season. Having the team management on site is super to communicate, they are all time super friendly and helpfull.

The location is just perfect, literally 2 minutes from the Tube/DLR station, even on strike days we have several transport options plus many bus options and the cable car 10 minutes walking. The Morrisons supermarket in addition to being open until late, has a wide variety. Also there is a Sainsburys just beside the door. Very well served by coffee and small local shops, has a beauty salon just crossing the street, post office less than 5 minutes away, 3 gym options in front of the building. An excellent new Petshop as well just in the corner.

I wish I knew before that we have a neighbour making home made ice cream just crossing the street which is amazing.
How has the building management responded to any problems or issues you have raised:
The team management is great, super easy to communicate, we had requested maintenance only twice in almost 2 years living on the building, which was sorted out super quickly. We saw some neighbours complains on reviews, but our experience overall was the best, we had never have problems in our flat.
Dont live in fizzy canning town
The building mamagement used to be great at one point but not anymore. Managers have become extremely rude and do not fix any issues. The building overheats in the summer and it shows 26-28 degrees in the flats when its 20 degrees outside and some flats have mice issue which hasnt been fixed by the management

Its not safe anymore and rubbish is always lying around the rathbone market. Lower flats have too much noise

The flats are too hot in the summers so your electricity bills will go up

They dont fix any issues and are very unwelcoming and rude but it wasnt the case before
Something has to be rearranged
I have lived here for several years and unfortunately I have noticed that recently there has been a change in the maintenance standards of the building and the apartment which seem lower to me than in the pre-pandemic period. It seems to me that the common areas of the building are less maintained, there are traces of oil-like dirt that comes out of the garbage bags (which stinks) both in the lift and on the floor/carpet. T
here is the problem of parcels that were previously put in order in the cupboard and are now abandoned at the entrance. Before, good maintenance was carried out in the apartment as soon as something went wrong it was repaired or replaced. I have an intercom that hasn’t worked for a year, I pointed this out but the problem hasn’t been solved.
A few months ago they inspected my door, which needs to be repaired, but the repair hasn’t happened yet… The recreational initiatives you organize are nice, but honestly, I’d rather have more cleaning and maintenance than free breakfasts or pet photoshoots…

The area is developing rapidly and near the subway station there are new shops, fast food and good services. Gradually the area is becoming more modern and organized

The cleanness of common areas, the smell coming from neighbours’ kitchens, and sometimes the noise at late hours.

Sometimes promptly, some other issues have not been addressed. See above for details.
Great place to live
Great place to live! Well equipped flats, nice communal garden, easy access to local shops, restaurants, and transport links. Very helpful and friendly management. Building clean and safe. Available parking space. Everything well organised. We highly recommend. M&J

Always replies the emails, trying to find best solution.
Happy but needs some improvement
Some initiatives should be taken to clean the balcony from the management team. As it’s wooden panel floor, it’s difficult to clean it. It would be best if they clean the balcony floor as they do for the window cleaning. It will make summer days more beautiful to enjoy from the balcony.

Everything is good here. I really enjoyed living for the last eight months. Hope to be here for another year.

It’s a good place to live in. This place is very nice especially the private garden is really amazing.
How has the building management responded to any problems or issues you have raised:
Pretty good . I had issues with light and they had fixed the issues very well.
Great location
Design and facilities are pretty standard. Property management have improved in terms of responses and resolving issues ( used to be slower). Lounge will be nice but property doesn’t have one. Pretty secured and requires 2 access before the lifts. Has accessible storage for deliveries.

Very close to the station & local shops. Near the motorway but traffic noise is pretty concealed with windows closed.

Some properties are offerred part furnished. Would be goos to know this upfront and see the inclusions/exclusions.
How has the building management responded to any problems or issues you have raised:
Used to be slow and requires a number of follow ups but have now improved so hope this continues to improve
At first couldn’t wait to move in and now I cannot wait to move out
It has gone from good to bad and now quite frankly unbearable to live at.
Building design is ok, nothing special about.
Facilities, we had a communal garden which after a few months living in was prohibited to bring any pets in and now after a big fire in two flats in February the access has been removed to all residents. Again, as mentioned it is not the safest area and being able to walk the pet in a controlled safe environment at night was a must for me and now I cannot do it which was a decisive factor when I chose to live here.
Building/Property management:
When I first moved in it was Mass in “charge” and I never had any problems, all my issues were attended to and managed in a timely manner, always very attentive. Mass left the business and then returned but since then everything is a bit messy. Chasing email after email and no replies, call the phone lines they provide and it is a miracle if someone picks up the phone. Late 2021- early 2022 was great since then it has worsened considerably. Fizzy being bought or managed by Trinity has contributed to this as now they do what I call “blaming roulette” and nothing is really anyone’s problem.

Good:
I think it is great location in terms of essentials; tube walking distance, plenty of supermarket options as well as fast food chains like Mc Donalds, Pret…
Bad:
The area is known for not being safe and there has been an increase in phones being stolen etc.. The location although is convenient there are no pubs or restaurants nearby so it really is an ONLY residential are as you need to go somewhere else for entertainment, walks etc. No parks nearby to walk dogs.

Facilities? Forget about that!! Reviews? I would read recent reviews as I think the quality of living in this building as 2 a lot since late 2022
How has the building management responded to any problems or issues you have raised:
From 2021-early 2022 no problems or issues, since then very messy structure/organisation. No one seems to know how to resolve/ who to contact for the resolution of issues that arise and seem to blame everything on Trinity (the new management or owners) but I signed a contract with Fizzy.
Hot flat close to the tube
The constant email bombarding is not appreciated, I would suggest a weekly collated update. There are lockers for deliveries, but those are not used and parcels are left behind doors where thefts have occurred. Most importantly, the flat is unbelievably hot from April to October.

Canning Town is lacking a lot of the usual London vibes, but it has a quick connection to leave with jubilee. I never stay in the area to spend my spare time. The approximity to the A13 makes the flat extremely noisy and it never quiets down.

That the flat would get this hot and that the rent would go up 14% every year.
How has the building management responded to any problems or issues you have raised:
Yes, but the issues take a long time to solve as emails get stuck between multiple people. Automated notifications of repairs pile up as nothing happens.
The building of the century
Building is really new. The commons areas always cleaned and the staff is always available.
Dogs area is really relaxing and cleaned. Our dog always join the terrace where meets others pets.
Good area at 4th floor for study , for having a coffee with friends and also for play golf and ping pong.

All is nearly. Good area ti reach shopping center and others groceries shops. You can reach to the tube in two minutes. You have all tou need.

Management has been always available for every problem and also quickly to answer and solve problems.

not dog friendly apartment.
hi, this development is not dog-friendly at all. it is not like what it describes on its website and advertisement. the first-floor garden does not allow dogs or cats in, which very disappoints us. we have to walk our dog outside every evening and its not very safe outside at night, which brings huge inconvenience to our life. the flat facility is very old with a small fridge.

very very slow. the current building manager mass is very good, but the previous one was very unprofessional.
