Moved in recently renting process was very smooth. The reason for writing this review today however is when moving in turns out my furniture was delivered to another flat this would be a nightmare in most cases however in mine Zainab fixed this within seconds she sat me down made sure I was ok and started moving furniture within 5 minutes (heavy furniture TV stand dining table mattress and so on) did offer help but she insisted not to. The only thing that was moved solo was the bed frame which I believe I need to thank Kelson for. Just to say a massive thankyou to you both for going over and beyond so it was a smooth move in.

Please tell us about the good and bad aspects of living in your local area:

Nothing bad so far, as have just moved in shops are local including food and grocery shopping which is handy

How has the building management responded to any problems or issues you have raised:

Very well good at responding straight away not had a problem as of yet

Nothing, as I haven’t found anything not to be transparent yet

Fizzy East 16 is an absolutely amazing property to live in, with great facilities and a wonderful team to look after you. Mark (who is the facilities manager) and his team are such lovely, kind and incredibly helpful people. They provide amazing support for tenants, organise entertainment and take great care of the property! I really enjoy living here, and it wouldn't be possible without such a great team. There are other perks of living here, of course - having a nice gym, communal space to work and relax, lovely outdoor garden, car parking, gorgeous views. Great location and easy commute for perfect city life. You name it, and this place has it! And of course, the flats are beautiful, furnished to a great standard, with a great layout and lots of space. I definitely recommend getting a flat higher up for the stunning view.

Wonderful area to live in, with great amount of shops and restaurants. Perfect for commuting anywhere.

How has the building management responded to any problems or issues you have raised:

Great management team and great maintenance team, resolve all issues with speed and quality.

Please share one thing (or more) which you wish you had known before you moved in:

Try and get a flat as high up as possible, you won’t regret the views! Also, you don’t need office space in your flat when they have workspaces and conference rooms available downstairs. Pet friendly, which is always nice!

Room for improvement but for sure the direction everyone should aim for in London.

Most of the things are good except for: Not allowing glass in the recycling bin is a total childish attitude that I hope gets changed at some point, as you could speak with the council to modify this or even have an individual bin for this downstairs: putting this on the actual tenant isn't fair/ethical. Some repairs take way too long or nobody really takes action on those (like water leaks that even if it's slowly or in the rainy season, will only grow and contiue damaging the properties)... Either way, what MUST be improved is communication, as on many cases the tenants are left in the dark and that's by far the worst thing to do (even an email saying that something won't be addressed or that it will take long is better than nothing). Please be aware, Mark and the team (especially Jason) are really good in what they do. Without people like them and some of the engineers, the building would be in a really bad situation.

Please tell us about the good and bad aspects of living in your local area:

Noise is extremely disturbing and damaging. Shops are either cheaper and not necessarily the best quality or supermarkets with much higher prices than other chains that are more accessible, in a way forcing us to get delivery, as it's cheaper than doing groceries locally. It feels like slowly everyone is being pushed towards making more money or moving somewhere else (this is not this area only but London itself, as a whole).

How has the building management responded to any problems or issues you have raised:

In general everything addressed and in reasonable timings, besides a few repairs that so far aren't fixed or not even checked in depth after a year. In general, good performance.

Please share one thing (or more) which you wish you had known before you moved in:

There's almost no phone signal in the whole 10th floor at least... This and the noise from outside are things that could have made me rethink what I was doing when moving in... Still it was the best place in which I lived in 10 years.

Management service level is decreasing.

I have lived there for nearly 3 years and the whole management service level is decreasing. I am no longer feeling supportive. (1). fizzy is advertised as dog friendly, but the sky garden in Fizzy Canning Town does not allow any pets in. (2). The maintenance service is poor. My flat kitchen floor tile was damaged because of the pipe flooding in 2023 October. it's been nearly 5 months, and no replacement part coming and I am worrying that I need to continue living in a damaged flat for another 6 months. A quality living space is very important to me.

Fizzy Canning Town ( the old building) is in a very convenient location but I am feeling the location is not very safe.

How has the building management responded to any problems or issues you have raised:

very slow. After 5 months kitchen floor was damaged because of the pipe leaking, an issue has not been solved. There is a delay. i don't know why

living quality and a repairs and maintenance service is very important.

Since the Greystar acquisition, this once-promising building has transformed into a living nightmare. Picture this: an ongoing mice infestation, frequent elevator malfunctions, and relentless leaks. Why? I think Greystar slashed services to the bone, even dismissing a mice complaint as 'too expensive to resolve.' Need proof? Join the Whatsapp group for this property and see for yourself. You can confirm 100% of what I've shared here. But here's the real kicker—they treat you like prey, not a community member, the moment your lease ends. Brace yourself for a shockingly high renewal offer, seemingly designed to make you pay as much as possible. They know moving is expensive, and they use it to their advantage. Considering this property or any Greystar/Fizzy buildings? Don't. Unless you're into yearly adventures in mice-infested, shockingly low serviced chaos. After a year, they seem to exploit your presence instead of valuing you as a tenant. We don't expect red carpets, just fair treatment. Steer clear and save yourself the headache!

Good: Close to transportation Bad: Literally next to a motorway with constant noise, you can't even open your window. The building is like an oven in summer (and you can't open your window). There is a never ending mice infestation as Greystar says it's too expensive to resolve. Two incidences in front of this property in the last 3 years (please google it). There is always leftover trash in the Rathbone Market area.

Shockingly low service. They even said 'mice problem is too expensive to resolve'
