Average place to live in the current rental market!

The flats are relatively new which is good. However the building management is incompetent, always moving staff around so they have plausible deniability, ignorance of major maintenance concerns - issues with fire plans etc not being communicated properly. There are many aspects of the building which are poorly maintained.

Please tell us about the good and bad aspects of living in your local area:

The location is very well connected and the reason we remain here - very close transport links, supermarkets etc. The bin situation is terrible - bins are often full, not collected regularly enough, rubbish overflowing causing foxes and pests. Crime has had a spike in the area with multiple gangs of youths running amok with machetes which is quite horrific, and phone thefts are very regular

How has the building management responded to any problems or issues you have raised:

not well enough - maintenance issues from long ago are unresolved!!

Please share one thing (or more) which you wish you had known before you moved in:

The crime, the difficultly of dealing with corporate landlords, the complete lack of accountability

Amenable place to live

Flat in good condition, don’t think many had been in it when we arrived. On site staff very helpful. However escalating concerns and getting them actioned almost impossible and constant rent increases difficult to discuss with massive commercial landlords. Facilities good, staff try hard with social events etc. General upkeep of shared spaces of building is good.

Please tell us about the good and bad aspects of living in your local area:

Pretty good location, Canning Town is still pretty rough but you’re right next to the tube. However still a good few issues - bins availability a big problem (understand this sits with council but still affects us). Quite noisy from the road directly under development- fine background noise with windows shut but when it’s warm and you need windows open it’s pretty loud. Few incidents of anti social behaviour such as you’d get elsewhere in London.

How has the building management responded to any problems or issues you have raised:

They have been pushed around from pillar to post with no resolution, we have to chase constantly

Please share one thing (or more) which you wish you had known before you moved in:

How difficult it is to contact a commercial landlord, how they are a faceless entity

Great building in a great area

El Hadji (Tenant)

Feb 2022

The Argo Development is, with the Discovery Tower, one of the nicest buildings in the area. Great design, superb common areas and the guest house that you can book when you have friends and relatives over. The staff is super friendly and for coffee fans, the Starbucks and the Prêt à Manger are your neighbours

Please tell us about the good and bad aspects of living in your local area:

The Hallsville Quarter in Canning Town is becoming the place to be in East London with increasing shops, coffee shops, restaurants and a cinema soon (can’t wait).

How has the building management responded to any problems or issues you have raised:

Swift resolution after attentive care and follow ups

Please share one thing (or more) which you wish you had known before you moved in:

The flyover is fairly close to the building which means that there is some noise, so if you’re particularly sensible bear that in mind.

Great view, very convenient to commute.

Great view, very convenient to commute. A lot of facilities opened within the last year! Worth the money, especially the higher floors have better view if you are considering to buy or rent. On top of the Starbucks and Pret, has a gym right inside the building with windows -non dodgy. But if you are interested in bigger gym there is the Gym right under the next building

Great view, very convenient to commute. A lot of facilities opened within the last year!

How has the building management responded to any problems or issues you have raised:

Management company needs to communicate expenses better

Please share one thing (or more) which you wish you had known before you moved in:

Service charge increase every year

Good flat, convenient location

We like our flat, it is spacious and a new build so easy to keep clean. It came furnished which is useful, although we do not like our mattresses. Nice view (albeit very urban) from our balcony and communal spaces are great (when in use, and not shut due to covid of course) The building is right next to the tube station which is very convenient.

Please tell us about the good and bad aspects of living in your local area:

Close to station, more conveniences popping up in this development (hallmark quarter) still a rough area though for now

Please share one thing (or more) which you wish you had known before you moved in:

The wifi isn't great which has been difficult working from home (though this is currently being worked on), and the energy provider (who you must use) is very expensive

What is the best feature of your home:

Location/Ease of living - easy to get places and is well kept and organised
