Good: Close to transportation
Bad: Literally next to a motorway with constant noise, you can’t even open your window. The building is like an oven in summer (and you can’t open your window). There is a never ending mice infestation as Greystar says it’s too expensive to resolve. Two incidences in front of this property in the last 3 years (please google it). There is always leftover trash in the Rathbone Market area.

Since the Greystar acquisition, this once-promising building has transformed into a living nightmare.

Picture this: an ongoing mice infestation, frequent elevator malfunctions, and relentless leaks. Why? I think Greystar slashed services to the bone, even dismissing a mice complaint as ‘too expensive to resolve.’

But here’s the real kicker—they treat you like prey, not a community member, the moment your lease ends. Brace yourself for a shockingly high renewal offer, seemingly designed to make you pay as much as possible. They know moving is expensive, and they use it to their advantage.

Considering this property or any Greystar/Fizzy buildings? Don’t. Unless you’re into yearly adventures in mice-infested, shockingly low serviced chaos.

After a year, they seem to exploit your presence instead of valuing you as a tenant. We don’t expect red carpets, just fair treatment. Steer clear and save yourself the headache!

Excellent public transport with jubilee and DLR. Improving quality of local shops with it good to have a big supermarket nearby in Morrisons.
The area can be a bit problematic – had my car stolen from the street parking. Had bikes stolen from the internal locked bike store so store here at your own peril.

Please review your development:

Lived in part of Rathbone market, at Maud Street for 4 years from 2018-2022. The property started well with good management from Savills. The in site manager was responsive. But when they were ousted a year or so before I left, the new lot were truly, truly terrible. No on site in person manager, impossible to get a response from, didn’t understand what a deposit was or what inventory meant or how to take a meter reading. Truly a joke and felt glad to leave before the whole development went to pot.

It could’ve been nice but clear that things like the gardening and management of communal area as the original development clearly intended will fall by the wayside.

Never need the heating on in winter which is obviously good with cost of living

· Walking distance to a wide range of groceries and restaurants, as well as wellbeing spaces and facilities (gyms, climbing, workshops) + pop-up opportunities for local businesses within the community.
· Great transport links to Central London & to London City Airport (TfL Zone 2/3, Jubilee Line, DLR & buses) + lovely walks nearby, e.g., riverside, docks area and ecology park surrounded by the canal.
· Active, young community, and family welcoming.

I can only speak highly of everyone who works at Fizzy East16 and how their professionalism has added value to my experience as a tenant since I viewed my current apartment. From management to security and maintenance, everyone makes me feel a welcome and valuable tenant.
Throughout my stay, there have always been plenty of opportunities to join exciting and relevant community events, as well as privacy has been paramount for those who wish to withdraw from those events in the quiet of their homes. The yoga studio, the co-working spaces, and the social hubs are definitely a must-be-enjoyed add-on to the apartment itself.
Our apartment is modern, spacious, equipped with everything we were looking for, and has plenty of natural light even on the cloudiest days.
I trust that the maintenance team’s capacity will increase as the development prospers, listening to the tenants and always meeting high standards of quality and excellence as they do.
Thank you for making us feel at home in a modern apartment in the heart of busy, buzzing London.

I would highly recommend a viewing to anyone interested, as it was my viewing in person which made me have no questions in the decision to go ahead and become a tenant at this property. Forever grateful.

We raised a complaint due to a repair taking too long to be addressed and they responded promptly. We are awaiting a resolution, and we trust that the outcome will be transparent and fair to all involved parties.

I am very happy where I am staying, nbut not happy with the unwanted high pricing of rent and heating.

The good aspects is the location, local shops, cafes. All these are like less than 0.5 miles distance. Very convenient to get things around. I love the location where fizzy E16 is located.

The development is good. But the management needs improvement. Now that indian accomodation is increasing, we require more gathering and management involvement. Also there are a number if problems which have started with respect to hot water. Hope the management improve on hospitality and availability factors.

High increment in heating cost. Plus there is less of security. Piggybacking seems to be a huge threat in this building.

How has the building management responded to any problems or issues you have raised:

Their response was average. As they reply very late. Or they are not making it upto the mark of expectations of the tenants. And without completing the maintenance they mark it as completed. Such minor issues create a bad impression.
