Great and safe place to live

Please tell us about the good and bad aspects of living in your local area:

We've loved living at Colliers Yard. It's so handy being able to walk pretty much everywhere in the city, and there's loads of nice places to eat, grab a coffee or go for a drink nearby. Having a station and the tram on the doorstep is a massive bonus too. The building and street are generally quiet considering how central it is. Bin collections are dealt with for you and we've never had any issues with anti-social behaviour. We both always feel pretty safe. Underground parking is pretty affordable here and it's great knowing the car is safe. Overall, it's been a great place to live and we'd definitely recommend it.

How has the building management responded to any problems or issues you have raised:

We've had a few minor things that have needed fixing since moving in, and every time we've logged a job the building team has been quick to respond. Someone has always come out promptly, sorted the issue and been really friendly while doing it. It's reassuring knowing that if something goes wrong, we won't be left waiting for ages or chasing people. It's a big improvement compared to other places we've lived, and it's made a real difference to our experience here.

Please share one thing (or more) which you wish you had known before you moved in:

One thing I didn't realise before moving in was how many free events the building puts on for residents. It's a really nice touch and helps people get to know each other if they want to. It makes the building feel much more like a community rather than just somewhere you live, and that's something you don't really get a sense of from a viewing.

Please tell us about the good and bad aspects of living in your local area:

Good aspects: Clay is located in a fantastic part of Salford Quays, offering the perfect balance between city living and a quieter waterfront environment. The area benefits from excellent transport links, with the Metrolink on the doorstep and easy access to Manchester City Centre and the motorway network. There are plenty of scenic walking and running routes around the Quays, along with convenient local amenities, restaurants, cafés and shops nearby. The community atmosphere within the building is another major positive, supported by regular resident events and outstanding on-site facilities. Bad aspects: There are very few negatives to mention. As with most popular city locations, parking spaces can be limited during busy periods and the multi-storey car park spaces can feel slightly tight for larger vehicles. Occasionally, some shared gym equipment may be out of service while awaiting repairs, but these issues are generally addressed promptly by the management team. Overall, after almost two years of living at Clay, we have found the location, facilities and sense of community to be excellent, and we are planning to stay for the foreseeable future.

How has the building management responded to any problems or issues you have raised:

The building management team has been exceptional throughout our time at Clay. Any queries, concerns, or maintenance issues we have raised have been acknowledged and addressed promptly, professionally, and with a genuine focus on resident satisfaction. Communication is always clear and proactive, and the team are highly visible and approachable. As a Facilities Manager myself, I recognise the importance of good building management, and the standard of service provided by Meg, Ellen and the wider team has been consistently impressive. Their willingness to go above and beyond has played a significant part in making Clay such a positive place to live. On the rare occasions where there has been a delay in resolving an issue, it has generally been due to external contractors rather than the management team themselves. While this can understandably be frustrating for residents, from my professional experience, contractor delays are sometimes unavoidable and can be outside the direct control of on-site management. What has stood out is that the team has always kept residents informed, followed up appropriately, and worked hard to ensure issues were resolved as quickly as possible.

Please share one thing (or more) which you wish you had known before you moved in:

Initially, there was an issue with utilities bill management, but it was resolved within six months.

Please tell us about the good and bad aspects of living in your local area:

Good location, with lovely coffee shops or breakfast hot spots a few minutes walk away. There are also some good quality restaurants and wine bars near by. We also very close to regent retail park with many shops etc. The transport is very good in this location, with 2 local train stations and the buses regularly go past the building. Taxi is also 5-10 mins from the apartment into Manchester City centre.

How has the building management responded to any problems or issues you have raised:

Yes with every problem or issue we have had, they have dealt with things quickly and resolved the problem.

Please share one thing (or more) which you wish you had known before you moved in:

Go to the events, great way to meet residents and have made loads of friends, especially for people new to the area or Manchester.
