Attractive Building, Poor Management. Disappointing and Stressful Living Experience

Living at Cortland at Colliers Yard has its advantages — it’s close to Manchester city centre, with easy access to shops, restaurants, and bars, and offers good transport links via buses and Manchester Victoria station. The building itself is modern, with attractive amenities like a gym, co-working spaces, lounges, and outdoor terraces. However, there are significant downsides. Parking is overpriced and often unavailable, with many reserved spaces sitting empty while residents struggle to secure a spot. The nearby public car park is moderately priced but has frequent car break-ins. Waste management is poor, with constant rubbish chute blockages and recycling rooms overflowing and spilling into communal areas. Most concerning are the frequent issues with cannabis smells, loud music, and noise from residents partying until 5 a.m. Management consistently fails to address these problems — they seem more focused on protecting their bottom line than maintaining building standards or resident wellbeing. You could do almost anything here without risking your tenancy, as they appear more interested in keeping units full than enforcing rules. Overall, while the location and facilities are appealing on the surface, the combination of poor parking, waste issues, anti-social behaviour, and ineffective management seriously affects the quality of living.

How has the building management responded to any problems or issues you have raised:

The building management has been largely unresponsive, often ignoring emails and failing to address serious issues like anti-social behaviour, maintenance problems, and tenancy concerns, leaving residents feeling unsupported and frustrated.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known how poorly the building is managed — from ignored complaints and unaddressed anti-social behaviour to misleading tenancy terms and a lack of post-move-out support. The impressive amenities don’t make up for the constant management issues

Close to town so can get out the building when the neighbours spark up their rolls. Live being woke up at 3am every weekend by the exhaust noises

How has the building management responded to any problems or issues you have raised:

We normally get the response of ‘🤷🏻‍♀️not much we can do’. Great value for money

Please share one thing (or more) which you wish you had known before you moved in:

That there’s pregnant people and people with kids being pushed out because they would rather nice tenants leave than to tell the druggies to pack it in

Hi there, Thank you for sharing your feedback. The concerns you’ve raised around cannabis smells, late-night music, and misuse of the booking system have also been reported by other residents. We have followed up on complaints and communicated outcomes where possible, but we know this hasn’t resolved the situation for everyone. Amenity booking issues, especially around bulk reservations and no-shows, are something we’re aware of and looking closely at. Your experience on move-in, including the condition of your apartment, is not what we would want any resident to deal with. Please tell us about the good and bad aspects of living in your local area:

Good: - Excellent Location (close to city centre) - Modern Design - Quick maintenance - Excellent facilities (I loved the gym!) - Frequent events providing a community feeling - Amazing, helpful staff - Really good noise insulation – even though there are train tracks nearby, you can barely hear them unless the windows are open Negative: - Bin chute management (frequently „busy“ for several hours on end without being used) - Parcel Room Access could be more efficient (via fob, for example), as currently most delivery companies don‘t enter the name so codes are not received & often place orders in the wrong area - There is no aircon – so as there are many many windows, particularly south-facing flats can become extremely hot during the day

How has the building management responded to any problems or issues you have raised:

Anytime there was an issue in the flat, it was fixed within day! So really good service!

Please share one thing (or more) which you wish you had known before you moved in:

The area is still in development – so while it might seem like there is not much to do except going to the city centre, new shops keep appearing. There is no air conditioning – so be prepared for a hot flat during the day in summer (opening the windows helps, but that can lead to quite a strong wind passing through the flat)

Currently, the surrounding area is limited in its selection of shops and recreational venues. However, it is clear there is a push for the area to be developed, and it gets nicer by the day. Public transport is abundant and/or within reasonable walking distance.

How has the building management responded to any problems or issues you have raised:

Yes they have, aptly and efficiently. I must say I am pleased with their service.

They give you a gift box when you move in. Now that's a bonus ;)

Very well situated in the centre of Manchester. Everything is within walking distance. Plenty of parking options although this could become a problem when more residences are constructed nearby. Parking also isn’t the safest.

How has the building management responded to any problems or issues you have raised:

Not needed to have much interaction with the building management but when we have, they have always responded in a timely manner.

Please share one thing (or more) which you wish you had known before you moved in:

There are a lot of influencers in the building who often film in the shared spaces, which can be quite off putting to use them.
