Cortland at Colliers Yard, M3

Horrible management company. Most positive reviews here are left by people who've only done a viewing, or read suspiciously similar to their own marketing about community events. Others (the ones with specific episodes) have left reviews about how bad the experience is living here (rubbish chute never working, no enforcement of building etiquette rules including noise and drugs - always feel bad for the cleaning staff who have to deal with dog poop in lifts, destroyed lounge suites, flood through 30 floors of the building). I will focus on the leaving experience. The building had ~30% vacancy rate when my leasing was ending, so they negotiated and refused requests to meet tenants' needs for departure dates. After about 4 rounds of back and forth that they took their time in replying, I gave in and went with my original lease end date. After I checked out, I had to chase for the departure report which is done by an external contractor. When I finally got that, I saw that they wrongly said my flat is dirty and also that there are small damages. I immediately replied to disagree with the findings because I had left the flat in a very clean state (I am a single older female, and have been told by multiple previous landlords that the flats I left are so clean that they even wondered if I had lived in them at all) and the small damages (e.g. marks on walls) were documented as caused by the tenant before me (when I viewed the flat, they had admitted that the prior tenant left a big mess and they had to do a lot of repairing). Then Cortland ignored my multiple emails to them to chase for the deposit for 2.5 months. When they finally replied, they wanted to deduct 15% for "light cleaning" and gave me just 5 days to reply. This is clearly their way to delay the payment, but also a tactic to drag, tire out the tenant - most people would just be happy to not have to chase anymore and get at least some money back. Most people don't have the time to play the game with them, since their staff get a salary for playing and us tenants don't, nor have a legal team to call on. Also, it is very unlikely for departed tenants to join forces and get the local council to take action on a collective complaint. I have rented from both corporate and private landlords -- Cortland really counts as the worst of both: lack of true management and enforcement on problematic tenants, yet also no organised nor customer-friendly procedures for good tenants. AVOID RENTING HERE AT ALL COSTS.

The building has great working spaces, suites to book, a board room and a good gym with great equipment, workout spaces. Everything is all in one place and makes it really handy - this is really helpful, especially running a business from home and juggling time.

Terrible - currently reporting to property ombudsman. Flood end of November resulted in no carpet in my apartment for 6 weeks as well as multiple other inconveniences. I have been for complaining over 3 months as I was promised a deduction in my rent which has been a lie. I have escalated the complaint to the head of Cortlands who agreed in writing that Cortlands staff had made multiple errors but will not provide compensation after wasting 3 months of my time. Take my advise and read the reviews that aren’t based on viewings where people have been incentivised to leave a positive review - without these this development would be less than 1 star

Lovely place to live and everyone is so friendly. Especially Taliya she made me feel so welcome and is always super helpful if I need anything. The building is lovely and the amenities are really great, lots of Co working spaces which is great if you work from home.

The facilities are amazing, especially the Gym. The co working space is full of interesting and nice people. The apartment them themselves are quiet, homely and feels like a nice community. The main reason we picked the building was how amazing the staff was compared to other buildings. Any problem we’ve had they’ve been there to help 24/7
