Please tell us about the good and bad aspects of living in your local area:
I have lived at Newfoundland for 4 years and, until recently, I had always respected the building and management team. Unfortunately, my experience has changed significantly, especially after dealing with Rafael from the Renewals team. The handling of my tenancy situation was extremely disappointing. I asked for clarification, relied on the information I was given verbally, and acted in good faith. However, when issues arose, I felt the responsibility was placed entirely on me rather than the communication issues being acknowledged. I was also disappointed by the lack of transparency regarding tenancy changes and the rent increase, which I only became aware of after making my own enquiries.
How has the building management responded to any problems or issues you have raised:
I wish I had known that the rent does not always feel justified compared to the overall experience and service provided. I was also disappointed by the lack of clear communication regarding rent increases. In my case, I only became aware of the increase after making my own enquiries, and the communication process involved delays and confusion.
Please share one thing (or more) which you wish you had known before you moved in:
What I found particularly frustrating was that while residents are expected to provide notice within a very strict timeframe, the notice period calculation feels very unfair. Instead of considering the actual date notice is given, it appears to be calculated from the first day of the following month, meaning that if you give notice on 9th July, it can effectively add extra time and costs to your tenancy. My advice to future residents would be to make sure everything is confirmed in writing, ask exactly how notice periods are calculated, and not rely only on verbal information.

For the midnight, there will have some noisy for the transport situation, but overall is quite place. Have a huge Tesco could satisfied any demand you need for the normal life. But here is quick far away from the restaurant which could by walk. Luckly, here near the tube, so do not wory this part. The public space like the art exhibition, if you a people who desert the good life experience, chose this place. And the desk font staff is the best part for this building, Saad is definitely the friendliest and most efficient employee I have ever met.
How has the building management responded to any problems or issues you have raised:
pretty quick and efficiency, and they willing to reply any quite sound like the stupid question, even if you probably will shy to ask.
Please share one thing (or more) which you wish you had known before you moved in:
remember open the rent account for the miantance, it will more easy for the follow up step.

Please tell us about the good and bad aspects of living in your local area:
The local area is very well connected with the nearest tube stop a 5 minute walk away and 2 more different tube stops 10 minutes away. That covers 5 different tube lines so is more than accessible into central London and pretty much everywhere you need to go! The street and building feels safe and secure with security at the door to assist if needed. There are a range of small shops around, however the nearest supermarket is about a 15 minute walk. There is a new gym open nearby which is well priced and easy to get to. The bins get collected every week without fail and it is easy to discard of rubbish. As it is not on a main road there isn’t much traffic noise but there can occasionally be anti social behaviour and loud noises at night. Close to local parks and right on the doorstep of a local farm, basketball court and playground perfect for families.
How has the building management responded to any problems or issues you have raised:
We have raise a couple of issues that have been resolved extremely quickly. Our washing machine broke and was fixed temporarily the next day and a new one replaced with in 48 hours. Amazing service even with small things like changing light bulbs. I appreciate the constant communication on things like fire safety checks and any issues building wide like water etc… the portal works well to raise any issues.
Please share one thing (or more) which you wish you had known before you moved in:
I would like to have know more about the other buildings activities before joining. I feel like we now get communication about fitness classes, events, socials etc but it would have been nice to know this before and get involved. I would also tell a new neighbour that the flats get quite hot which is great in winter as the underfloor heating is not really needed but worth investing in fans in the summer or maybe black out blinds.

Location is close to central with good transport links. There is not much going on directly in the area, some corner stores and a local Tescos and Sainsbury's. 20-25 minute walk to Victoria Park.
How has the building management responded to any problems or issues you have raised:
They were responsive but the blame game was constant, which just leaves the residents suffering

How the management changed over time, with resident comfort no longer seeming to be a priority.

The building management has always responded promptly and professionally to any issues I have raised. They communicate clearly and resolve problems in a timely manner, which makes living here a positive experience.

One thing I wish I had known before moving in is how important it is to get a real feel for the day-to-day atmosphere beyond a viewing. Living here is generally comfortable and convenient, and overall it has been a positive experience.
