Please tell us about the good and bad aspects of living in your local area:
Excellent connections to go virtually anywhere in London. Even during tube strikes or other travel disruptions there is always a relatively easy way to get to where I need to go. Great range of shops in the local area and several nice park within walking distance.
How has the building management responded to any problems or issues you have raised:
Response times for issues are always quick, and maintenance requests with the units are taken very seriously. With changes in staff there has been some confusion about access authorisations for family members and our cleaner, but this was resolved after a few reminders.
Please share one thing (or more) which you wish you had known before you moved in:
If you are a very light and early sleeper you may need earplugs to sleep on some Fridays and Saturdays in the east-facing units due to the Glue Factory being quite close to some bedroom windows. Higher floors of the building get very hot in summer unless the comfort cooling units are used, which can quickly add to your quarterly utility bill. The rooftop will be your friend groups’ favourite summer destination for a barbecue!

Please tell us about the good and bad aspects of living in your local area:
Range of grocery stores and pubs is fabulous- not far from Victoria Park/ London Fields for an open space. Both tube stations a short walk away. Traffic noise from the overground train is loud with windows open but triple glazing when they are shut means you can’t hear any street noise
How has the building management responded to any problems or issues you have raised:
Speedy service! We had a few queries when we first moved in and they were dealt with quickly. Very easy to raise concerns and get things sorted when needed.
Please share one thing (or more) which you wish you had known before you moved in:
I wish I had known just how dusty the apartment can get. We’re still unsure whether it’s due to the nearby railway tracks or something else, but our floors are constantly covered in debris and dust- hoping in the coming Winter months we will see an improvement with our windows/doors being closed.

Please tell us about the good and bad aspects of living in your local area:
The location is phenomenal, close to public transport including tube lines direct to central London, bars and restaurants as well as outdoor spaces like Victoria Park and London Fields
How has the building management responded to any problems or issues you have raised:
Issues have been quickly resolved and the staff have been very helpful in addressing any problems
Please share one thing (or more) which you wish you had known before you moved in:
The area is incredibly well connected, on a map it seems slightly out of the way but once we arrived it has been so easy to get anywhere we want to go
Manager response
Thank you for your wonderful feedback, Benji. We’re so pleased you’re enjoying the gym, rooftop and friendly support from the team, and it’s great to hear the location has been even more convenient than expected. We’re delighted you’re so happy here.

Please tell us about the good and bad aspects of living in your local area:
The location is so well connected by multiple tube stops, all within a 10 minute walk which makes it perfect. The surrounding shops and parks are also a great benefit as there is nothing too far away. The only ‘bad’ aspect is traffic noise but that is out of Dressage Courts control but the insulated windows and walls remove that when closed.
How has the building management responded to any problems or issues you have raised:
We’ve had little to no problems to start which I think for everyone is the number 1 priority. When we have had the occasional issue, we’ve had resolution within 1-2 days.
Please share one thing (or more) which you wish you had known before you moved in:
Essential living does not promote their events enough! We didn’t even know they were a thing before we moved in but the bi-monthly events are amazing, we attend all of them!
Manager response
Thank you for such a glowing review, Antony. We’re thrilled to hear how much you enjoy the facilities, design, and community events – it’s lovely to know they’ve become a highlight for you. We’re so pleased you feel supported and at home here.

Please tell us about the good and bad aspects of living in your local area:
Everything is fantastic except the sound of the train penetrates through the windows even when closed, thereby disrupting sleep and other everyday activities.
How has the building management responded to any problems or issues you have raised:
I've only been here one week, but so far all my needs have been met.
Please share one thing (or more) which you wish you had known before you moved in:
I would have opted for a room that is not right beside the tracks.
Manager response
Thank you for your lovely review, Alexei. It’s wonderful to hear that you’re enjoying the facilities, views and service from the team – I’ll be sure to pass on your kind words to Rebecca and Reshi. We’re delighted to have you as part of the community and are always here if you need anything.
