Within hours and the issue is also resolved very quickly

Please tell us about the good and bad aspects of living in your local area:

Plenty of local shops, with Tesco being 5min away, Asda 15min and then M&S, Waitrose in Jubilee place and Canada place are a short walk. DLR is right next door, Jubilee is a < 10 mins away and Elizabeth line another 5 min. Loads of pubs and bars around as well as places to eat in and around the area as well as Jubilee and Canada place. The street is relatively quiet, underground parking is secure and all building access is secured with RFID tag. Bin collection is very good and no anti-social behaviour experienced in 16 months. Building has excellent Gym, cycling studio and boxing room as well as Yoga and Therapy rooms. In addition, there is a chill room on the 34th, business lounge on the 1st floor and resident lounge on the 35th floor.

How has the building management responded to any problems or issues you have raised:

The building management respond immediately via email and take action within 24 hours. Either Dean Joao or Colin drop by and resolve the issues in minutes. We like them and always have a lauch when we see them. They are hard-working, friendly and easy going. They know the building and typical issues people experience and are able to resolve problems fast.

Please share one thing (or more) which you wish you had known before you moved in:

I have absolutely no regrets as I researched many other buildings before settling on Sailmakers. After speaking with and viewing some of the apartments with Kam Fung , I quickly settled on the one we are in. The whole leasing process was painless and could not have been more pleasant.

Good: • Excellent location with great access to transport (District, Hammersmith & City, and Overground nearby). • Central East London location, walking distance from Shoreditch, Brick Lane, and Whitechapel Market. • Good variety of local shops and supermarkets. Bad: • Major issues with anti-social behaviour, including drug use and dealing, particularly around flat 411 and at the building entrance. • Repeated break-ins and vagrants entering the premises due to removed 24/7 concierge and poor security. • Poor bin collection and overflowing waste leading to unsanitary common areas. • Post boxes repeatedly vandalised, affecting mail security.

How has the building management responded to any problems or issues you have raised:

Poorly. Most responses are slow or non-existent. Requests for clarity around energy billing have been ignored or passed around. Attempts to escalate concerns were met with formal threats instead of cooperative dialogue. There has been no real resolution to safety, maintenance, or transparency concerns.

Please share one thing (or more) which you wish you had known before you moved in:

That the 24/7 concierge was not permanent, that there were serious safety concerns, and that energy bills would be unreasonably high and inconsistent. I also wish I had known how management would treat tenant feedback—with resistance rather than support.

Close to shops and the DLR which makes it easy to get around. Not too busy and great nature just around the corner.

Yes, they respond within the same day and are quick to resolve any maintenance issues

Nothing to share at the moment. We received a detailed intro before moving in.

Riverstone Heights is surrounded with many facilities such as convenience stores like tesco , simply fresh, etc. The apartment is near a gym in walking distance. Living in Riverstone Heights fulfil the daily needs of your life. There is also a 2 minutes walk to the Underground station which allow you travel to other parts of London.

How has the building management responded to any problems or issues you have raised:

They have done a great job in responding to my concerns whenever it’s being raised. I am happy that the management team treat every situation fairly and efficiently.

Please share one thing (or more) which you wish you had known before you moved in:

I guess such as things like when we are out for travelling which appliances can we turn off so that it’s ease our pain electricity on the bills.
