Holbeck Urban Village is one of the up-and-coming locations in Leeds. Dubbed the home of the creative and media businesses operating out of the city. With the increase of businesses moving into the area there are new residents discovering the area and staying beyond the 9-5.

Not far from Headingley is the suburb of Chapel Allerton. Filled with independent shops, cafés and bars it is one of the nicest areas of Leeds. More up-market than its neighbouring areas, Chapel Allerton has been referred to as the Notting Hill of the North. Just inside the ring road, between Chapel Allerton and Headingley is Meanwood. With a village-like atmosphere with many parks it offers a greener lifestyle on the outskirts of the city.

The development is extremely well located, a few minutes’ walk from Leeds train station and local shops and bars

All the communal areas are meticulously decorated, modern and homely. The facilities on site are great including a gym and the staff are extremely friendly and always go out of their way to assist you with any queries. Special thanks to Ellen, Jess and the reception team who are amazing and always there to greet you with a smile!

Highly recommend

Short walk from Leeds city centre with local amenities nearby including the station for commuters. Local area around the complex frequently has shattered glass on the floor. Inside the gated communal areas, the upkeep is great

Please review your development:

Hosts different community based events including crafts and yoga, had no issues navigating the building with a lift always on the bottom floor which is so simple but great. Wifi included is great and the gym on site whilst small has everything you need for a great workout.

Please share one thing (or more) which you wish you had known before you moved in:

Oversight on my part but the only real downside has been not having a dishwasher. My studio apartment is also located near the lifts so I can frequently hear people and the lift noises whilst in bed early doors but this is a minor issue and hasn’t affected my sleep

How has the building management responded to any problems or issues you have raised:

Not applicable really as I have only just moved into the complex, but any questions or issues have been answered immediately

Very close to town, a 5 min walk to the station and 10 mins into the centre. Lots of local bars and restaurants around, onsite gym and a tesco round the corner. No parking unless you pay per month for a parking space which you will first have to join the waiting list for a parking space to be available. Also no alternative parking in the area without paying overnight. Really safe community, and 24 hours concierge. Depending on which building you are in there is a main road outside which can be noisy, but other buildings overlook the canal. Also a couple of roof terraces which are lovely in summer and lots of residents events going on too.
Had some issues with our electricity as our supplier was switched a month in without our knowledge to Ovo energy and took 5 months to sort it out as we weren’t listed as living in the flat.

Please review your development:

Building is managed very well, cleaned regularly and always someone on hand to help with queries.
there are 3 new buildings in the development which are designed to a much higher standard than the original three, but all buildings are modern and apartments too. You can also go into each of the buildings to use their communal areas no matter which building your apartment is in.

Bills are on the pricier side, especially for our 1 bedroom flat where we hardly use the heating and electricity

Smell of gas through the vents one evening, a member of maintenance came out immediately and said they would follow up with us but haven’t done – not sure if this was followed up internally

Mixed Experience at The Junction

The property is conveniently situated within a 10-15 minute walk to the city center, offering easy access to various amenities and attractions. However, parking options are limited in the vicinity, necessitating an additional monthly fee of 120 for access to a designated parking area. While this may be considered a standard expense for apartment living, it’s worth noting for those with vehicles. Nonetheless, given its proximity to the city center, the overall value and convenience of the location remain favorable.

Overall, while I found the staff to be generally friendly and polite, my experience living at The Junction fell short of expectations. Despite paying the full tenancy amount prior to my move-in date, I encountered an unexpected delay due to technical issues, resulting in a stressful situation where I was asked to stay in a hotel for 2-3 days before being able to move in.

Additionally, the water supply experienced intermittent disruptions at night without prior notice, which was particularly frustrating considering the property was advertised as a state-of-the-art apartment complex.

Furthermore, communication regarding the tenancy extension process was lacking consistency. While I received an email a month before the end of my tenancy inviting me to extend, I was assured by Customer Service that ignoring it was an option. However, when I inquired about the move-out procedure a week before leaving, I was unexpectedly confronted by a member of senior management who questioned me impolitely about my decision not to extend the tenancy, which left me taken aback by their approach.

Lastly, it’s worth mentioning that there were instances where the staff displayed delays in responding to emails. This lack of prompt communication added an additional layer of frustration to the overall experience at The Junction.

How has the building management responded to any problems or issues you have raised:

The response from the building management to issues or problems raised varied. While some concerns were addressed promptly and effectively, such as technical problems that affected move-in, others, like intermittent water supply disruptions, seemed to lack adequate attention or proactive communication. Additionally, there were inconsistencies in communication regarding the tenancy extension process, which contributed to a sense of uncertainty and inconvenience. Overall, while certain issues were satisfactorily resolved, there were areas where improvement in responsiveness and communication from the management would have enhanced the resident experience.
