Heater didn’t work is not good. But the people here is very friendly and patient. They fixed my heater as soon as possible and Ivana always cares me makes me feel home.

How has the building management responded to any problems or issues you have raised:

Very good, they response quickly and efficiently, only one time they forgot to reply but the reception helps me to solve.

Please share one thing (or more) which you wish you had known before you moved in:

Good, I think they should have an earlier check in time so that I don’t have to book an hotel if I arrive at night

Please tell us about the good and bad aspects of living in your local area:

Living at Moda is great. There are loads of shops, cafes, restaurants and bars nearby, so you never really have to go far for anything. There are a few nice open spaces within walking distance too such as the canal or short car ride away from parks like roundhay. Transport links are great, regular buses and the train station not too far, although traffic can get a bit hectic at busy times. The area is safe, the team handle the bins and while parking isn’t the easiest, it’s what you’d expect for the city centre. Noise levels are generally okay, and overall it’s a really convenient place to live.

How has the building management responded to any problems or issues you have raised:

Management has always responded quickly and professionally. Any issues I’ve raised have been sorted fast, and the team has kept me updated throughout.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I’d known how busy the amenities can get on an evening. I’d also say to make the most of the events and roof terraces early on - they’re great for meeting neighbours and settling in.

Honestly, the area around New York Square is one of the best places to live in Leeds. You’re right next to the city centre, with the coach station just a three-minute walk away. There’s a Sainsbury’s right downstairs, and everything you need is within walking distance. Plus, you’ve got great restaurants nearby like Aagrah and Sarto.

How has the building management responded to any problems or issues you have raised:

Building management has been responsive and helpful whenever I’ve raised an issue. For example, when my fob door lock stopped working, Shari handled it diligently — she came over straightaway and made sure it was fixed on the spot. The quick response made the whole experience stress-free.

Please share one thing (or more) which you wish you had known before you moved in:

One thing I wish I had known before moving in is how busy the lounge area downstairs at Rhodes East especially can get especially at night. It’s not a major issue, but having that context in advance would have helped me plan my routines a bit better.

It is in the heart of the city centre! You couldn’t get anymore close. All the amenities in the building are just the best

They have been great. Very friendly and helpful and timely on the repairs

Everything was crystal clear. They went through everything prior to move in and on the move in day.

very happy here .staff and management great nice building .if their was any negatives electric bills little higher due to moda subbing out their utilities and the wi fi is inconsistent again due to subbing out but overall very happy with the choice
