Please tell us about the good and bad aspects of living in your local area:
Being just a quick 15-minute walk to the city centre is perfect for me as I walk everywhere and as you can imagine all of the shops you really need are located within a very reasonable walking distance. There does tend to be some anti-social behaviour, however, to the extent that is to be expected in a major city (typical homeless, drugs, anti-social teens that you find everywhere). It is very noisy when the windows are open but the windows are really good and do block out majority of any noise, including the trains + ambulances nearby, though you can still hear things if it’s quiet inside (10th floor for reference). One thing I would say is that when it is windy, the whistling/howling sound can get extremely loud at the front door (presumably as other residents have the windows open, I am unsure) but it definitely gets annoying. In regards to other residents I cannot hear my neighbours unless either them or I am in the actual corridor of the floor itself, however from time to time you can hear people above walking around but not too often.
How has the building management responded to any problems or issues you have raised:
Quick to note down problems, with reasonable time-frame solutions/fixes.
Please share one thing (or more) which you wish you had known before you moved in:
Despite large wardrobe sizing, the beds offer no storage space, which would've been great. It may just be me but the first couple of days were felt stuffy due to significant dust (bring a duster). It was also confusing when trying to connect devices that require a password to the resident internet, e.g TV or Alexa, and you must use their MAC addresses. A positive thing is that the washer/dryer (at-least so far) is not nearly as bad as everyone seems to think/make out, can do a full load in just over 3 hours (rarely do have to do a second dry cycle if there are a lot of thick items).

Good place to live, lots of events and very friendly staff. Very good sound insulation and designs feel sleek and comfortable.

Very good location, as is only around a 10 min walk from the city centre. Rooms have a good heat and sound insulation so you can barely hear any outside noise. Only complaint is the number of traffic lights needing to be crossed to leave or enter the area.
How has the building management responded to any problems or issues you have raised:
Handyman has always arrived as promised. And always did checks on requested items
Please share one thing (or more) which you wish you had known before you moved in:
I wish I knew that most digital maps have yet to update and properly add in the building as such.

Its really close to the bus stand. There is a convenience store just 3 mins away and a sainsbury local and coop like 5 mins walk.. all the shops are nearby. We have to walk a little to get to the playground for the kids (15 mins) but wouldn't consider it too far. Good schools nearby. Only negative I would say is the ambulance station right next to it so the siren is disturbing sometimes if we keep the windows open. But its not too bad.
How has the building management responded to any problems or issues you have raised:
Yes our one of our window blinds' string keeps breaking. Such repairs are taken up every Friday and they tried to fix it a couple of times and finally replaced it.
Please share one thing (or more) which you wish you had known before you moved in:
So I would say the view from each apartment is different. Some have view of road with high traffic, red lights, cycle tracks etc which is soothing for me. Others have view of a calmer inside road and other apartments. So check the views from the one you plan to take and then finalise.

Vicinity to the city is great, no real antisocial behaviour in the area. You do have to walk by a not so nice street to get to the city but it’s not a big deal.
How has the building management responded to any problems or issues you have raised:
Quickly and professionally, we only had a small issue but it was dealt with properly

when the typical busy times at the gym are, just to help planning when to go

Whilst the building does not have any shops/restaurants/bars in the immediate vicinity, there is a local convenience store a 5-minute walk away and the building is situated a 15-minute walk to the city centre with the Leeds city bus station nearby. What’s originally grooming to the building? Was the fact that it has secure underground parking which is quite rare in the city centre the facilities of the building are great. It has its own gym and lounge/ social area and bookable meeting rooms. The building is situated near the ambulance station so you can regularly hear ambulance sirens which can be loud, particularly if you’ve got the window open However, when the windows are shut, they really block the noise out.
How has the building management responded to any problems or issues you have raised:
Yes, upon moving in I noticed some very minor snagging issues. I noted them on the portal and they were fixed appropriately and efficiently.
Please share one thing (or more) which you wish you had known before you moved in:
Given that the building is new, applying for things like council tax and electricity/water accounts is a little tricky given they use different postcodes. for example I use one postcode for council tax and another for utility bills, so it’s just something to be mindful of. Also the size of the apartments are much larger than other ones available in the area. They have large windows both in the bedrooms and in the kitchen so plenty of natural lights in the flat, along with a lovely view looking over the city.
