We believe the best information about a residential development comes from the people living there. Owners and tenants have a lot of useful information to share with their prospective neighbours, not just on the property itself and its locality, but also on the developer and the building’s management.

The lift situation will always be bad and the green net surrounding the building will never be coming off. It’s been on it for two years now and staff are telling new residents that it will be coming off soon, its a complete eye sore and ruins the selling point of the building.

The gateway is the newly built apartments in Salford quays area, X1 management is great, very responsive staffs, property is as new as it looks. I am staying in 1 bed apartment, no mould since I have moved in 2021. I have a very scenic view from my balcony, which is so refreshing every morning.

I am staying in 1 bhk apartment which is very spacious enough for couples, the quality of the furnishing is very good and have been staying since a year without any problems, i have a very good view from my balcony every morning i get to see a nice sunrise. Maintenance is very good at the property, they clean the lifts, reception area and each floor everyday. Management is very good

Flats are nice, missing some basic stuff. Design is not and but too much white. Management poor. lifts are always broken and take so long to be fixed. Design wise the rooms are fine but basic could do with more, and they are small. The bed is also too small but the windows are massive and nice

The views and location are fantastic but the management company X1 are a nightmare. One lift has been broken for months with only one of the two currently working, and none when this breaks down down as well, which is totally unacceptable in a 20 floor building. The equipment in the gym is often not working, parcels are stolen every week and window glass is shattered in various places. All of these things have been flagged to the management company X1, multiple times and nothing has been done to resolve these issues. The is all bad enough, but add to this the ongoing roadworks directly outside of the building, some of which are done during the night, making excessive noise and dirt fly everywhere in conjunction with the faulty cladding and asking tennants to live there, paying £800 plus a month, plus bills is outrageous. The entire building is fenced in with scaffolding and now netting so you can't access your balcony or terrace or even see out of your windows. They won't even say how long the netting will be up, but conservatively we're been told years, as there is a court case over who is responsible for the faulty cladding that keeps falling off the building. Overall please save yourselves and avoid this building and X1!
