The building has a lot going for it, especially its location near the Cornbrook tram stop, which makes getting around the city quick and easy. Being close to the city centre is a big advantage for both work and social life. One of the standout features is the co-working space, which is well designed and very practical for anyone who works remotely or in a hybrid role. The free coffee is a nice extra that adds to the overall experience. Services like post sorting make day-to-day life more convenient, and having an on-site gym means you don’t need a separate membership. The building is also well maintained, which creates a comfortable and well-managed living environment.

How has the building management responded to any problems or issues you have raised:

The building management has generally been responsive whenever I’ve raised a problem or issue. When something needed attention, whether it was a maintenance request, a question about services, or a facilities concern, they addressed it promptly and professionally. They were quick to communicate updates, kept me informed about timelines, and followed through until the matter was resolved. Their approach feels organized and customer focused, which gives confidence that issues won’t be ignored or left unresolved. If there was ever a delay, they explained the reason and provided clear expectations for when it would be sorted, which made the process much smoother overall.

Please share one thing (or more) which you wish you had known before you moved in:

One thing I wish I had known before moving in is how popular the shared facilities are. The co-working space and gym are great, but they can get quite busy at peak times, especially during weekday mornings and evenings, so planning around quieter hours helps a lot.

Living in this area has been a very positive experience overall. There is an excellent range of local shops, restaurants and cafes all within walking distance, which makes day-to-day living extremely convenient. Transport links are a major plus, with easy access to buses and nearby train/tram connections, making commuting into the city centre quick and reliable. The area feels lively and vibrant, especially during the day and evenings. While it can be a little busy at peak times due to traffic and city activity, this is expected for such a central and well-connected location. Bin collections are regular, and the street is generally well maintained and safe.

How has the building management responded to any problems or issues you have raised:

Building management have been excellent in responding to any issues raised. Communication was always prompt, and concerns were addressed efficiently and professionally. Jose, Mo and Rita in particular were consistently helpful, approachable and proactive, ensuring matters were resolved quickly and to a high standard.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known just how well connected and lively the area is, especially during peak hours. Botanica is very much a modern, city-centre lifestyle development, so there is a constant buzz and activity around the area. Once you understand this, it becomes a real advantage rather than a downside, as everything you need is close by and easily accessible. Knowing this beforehand helps set the right expectations and allows you to fully enjoy the convenience and energy of living here.

Living in the Manchester City Centre near Chester Road offers a lively urban experience with a mix of conveniences and challenges. The location is one of its biggest advantages — it’s within easy walking distance of Deansgate, Spinningfields, and major transport links, making commuting and accessing the city’s amenities extremely convenient. There are plenty of supermarkets, gyms, cafés, and bars nearby, and the area is continually developing, giving it a modern feel with lots of new housing and facilities.

How has the building management responded to any problems or issues you have raised:

We did not need to raise any problems or issues during the tenancy.

Please share one thing (or more) which you wish you had known before you moved in:

Parking unavailability. There is off street which gets busy. However there wasn’t any parking on site available when we moved.

There is a Coop & Tesco close by and Cornbrook tram stop, which can get you into the city centre in 1 stop. The walk along the canal is only 15 minutes into the city centre and you're close to nearby pubs like The Wharf (great roast)/Oxnoble, and white lion if you are a football fan, very close to Deansgate.

How has the building management responded to any problems or issues you have raised:

Thankfully, no issues. I've seen maintenance go around. They always look busy, but still have time to say good morning!

Please share one thing (or more) which you wish you had known before you moved in:

The extractor fan is in the kitchen. I thought it was automatic when I was showering, but you need to press this to boost and help clear the steam. However bathroom has underfloor heating and the mirror doesn't fog!

Brilliant location - city centre is walkable, without feeling like your in the midst of it all. Transport is good, particiularly with the tram stop being 1-2 minutes walk from your front door. Trams are very regular. We have enjoyed walking our dog in the local area. There are a few different parks where you can take dogs off lead to run around. There is some local free parking, but this is limited. Walking around the development feels very safe.

How has the building management responded to any problems or issues you have raised:

Building management has been responsive and really helpful.

Please share one thing (or more) which you wish you had known before you moved in:

The town house property we live in is lovely, but difficult to heat without incurring high electricity prices and due to its size the wifi doesn't extend to all parts of the house. We have not been able to install a wifi extender to support this.
