Please tell us about the good and bad aspects of living in your local area:
Living in the Manchester City Centre near Chester Road offers a lively urban experience with a mix of conveniences and challenges. The location is one of its biggest advantages — it’s within easy walking distance of Deansgate, Spinningfields, and major transport links, making commuting and accessing the city’s amenities extremely convenient. There are plenty of supermarkets, gyms, cafés, and bars nearby, and the area is continually developing, giving it a modern feel with lots of new housing and facilities.
How has the building management responded to any problems or issues you have raised:
We did not need to raise any problems or issues during the tenancy.
Please share one thing (or more) which you wish you had known before you moved in:
Parking unavailability. There is off street which gets busy. However there wasn’t any parking on site available when we moved.

Please tell us about the good and bad aspects of living in your local area:
There is a Coop & Tesco close by and Cornbrook tram stop, which can get you into the city centre in 1 stop. The walk along the canal is only 15 minutes into the city centre and you're close to nearby pubs like The Wharf (great roast)/Oxnoble, and white lion if you are a football fan, very close to Deansgate.
How has the building management responded to any problems or issues you have raised:
Thankfully, no issues. I've seen maintenance go around. They always look busy, but still have time to say good morning!
Please share one thing (or more) which you wish you had known before you moved in:
The extractor fan is in the kitchen. I thought it was automatic when I was showering, but you need to press this to boost and help clear the steam. However bathroom has underfloor heating and the mirror doesn't fog!
Manager response
Thank you so much for your glowing 10/10 review! We're absolutely delighted to hear how much you're enjoying life at Botanica. It’s fantastic to know that our team has made a great impression and that the weekly yoga and foodie workshops with Jenny have added to your experience. We're pleased you’re getting the most of the 24/7 gym and exploring the vibrant local area - The Wharf’s roast is certainly a highlight! Thank you also for your feedback about the extractor fan; it's helpful for future residents to be aware of. We really appreciate your recommendation - thank you!

Please tell us about the good and bad aspects of living in your local area:
Brilliant location - city centre is walkable, without feeling like your in the midst of it all. Transport is good, particiularly with the tram stop being 1-2 minutes walk from your front door. Trams are very regular. We have enjoyed walking our dog in the local area. There are a few different parks where you can take dogs off lead to run around. There is some local free parking, but this is limited. Walking around the development feels very safe.
How has the building management responded to any problems or issues you have raised:
Building management has been responsive and really helpful.
Please share one thing (or more) which you wish you had known before you moved in:
The town house property we live in is lovely, but difficult to heat without incurring high electricity prices and due to its size the wifi doesn't extend to all parts of the house. We have not been able to install a wifi extender to support this.
Manager response
Rose, thank you for taking the time to share your experience of living in one of our Botanica townhouses. We're thrilled to hear that your first three months have been so positive and that our on-site team - especially Jose - helped make the application and move-in process smooth and welcoming. We appreciate your honest comments regarding heating costs and Wi-Fi coverage - these are valuable insights, and we'll look into this. Your kind words about the location and surrounding dog-friendly parks truly highlight the charm of the area, and we're so pleased you and your partner (and pup!) are enjoying it here. Thank you again for recommending us!

Please tell us about the good and bad aspects of living in your local area:
There’s a Co-op and Tesco within 10 minutes, plus plenty of small restaurants. The building is next to a tram stop, only 15 minutes to the city centre. Two nearby lawns, big and small, are perfect for dog walks.
How has the building management responded to any problems or issues you have raised:
Yeah they fix one of my plugs very efficiently, basically the same day you rise the issue
Please share one thing (or more) which you wish you had known before you moved in:
If you choice the room near road, that will be super loud
Manager response
Lexi , thank you for your lovely review of Botanica. We're glad to hear you feel secure here and you're enjoying the spacious common areas, convenient location, and the enclosed balcony for those late-night dog walks. It's great to know our team resolved your maintenance issue quickly, and we appreciate your note about the road-facing rooms, as it’s helpful for others to know. We're so pleased to have you and your pup with us and hope you'll continue to be very happy here.

Please tell us about the good and bad aspects of living in your local area:
We feel very safe and happy living at Botanical, getting into the city centre is easily walkable and there are great tram and bus links to the centre and surrounding area. The roads do get busy, especially on match days so you do have to plan around that! There is some antisocial behaviour from the neighbouring estates if you walk through, but we've never heard or witnessed anything from the flats themselves.
How has the building management responded to any problems or issues you have raised:
Building management have always been very helpful and resolved issues quickly.
Please share one thing (or more) which you wish you had known before you moved in:
We wish that we'd know that some properties would be listed on Air B&B, we were under the impression that all flats would be private rentals and transparency on these matters is always appreciated.
