We’ve been living here for 7 months now and have had a really great experience. The apartment is comfortable and convenient, the neighbours are friendly, and the management team is excellent — they are always helpful and quick to sort out any issues.

How has the building management responded to any problems or issues you have raised:

Building management has responded promptly and professionally to any issues raised. Problems have been addressed efficiently and communication has generally been good.

Please share one thing (or more) which you wish you had known before you moved in:

Everything has been good so far. I am happy with the property and the overall experience.

Located next to Blackhorse Road Station, BHM has easy access to central London with both the Victoria tube line and Suffragette Overground line. Blackhorse Road is an increasingly sought after area. Definitely recommended.

How has the building management responded to any problems or issues you have raised:

Any building issues or appartement queries are addressed as soon as is reasonably possible.

Please share one thing (or more) which you wish you had known before you moved in:

Close to the Walthamstow Wetlands, the air quality is so much better and cleaner than central London. I felt the difference as soon as I moved in. It brought a fresh breath to my life, literally!

Great place to live , lovely community and lovely facilities. Lots of local things to do such as breweries and a lovely sauna near by

How has the building management responded to any problems or issues you have raised:

Sorted quickly , when our dishwasher broke we have people over quickly

That there was no storage for furniture we did not want

If you move here, be aware that "professionally managed" doesn't mean an easy and seamless experience. The building is nice and has good amenities. The property management is disappointing. I couldn't use my kitchen sink for two months, and had to keep chasing them for an update on reply. They also do very badly in communicating and organising maintenance projects in general, and when you ask for these to be accommodated to your schedule, they're never able to. Lifts, bin chute and gym equipment are often broken.

How has the building management responded to any problems or issues you have raised:

It took them 2 months to do a vital repair on my flat, and I had to chase them relentlessly for it (My kitchen sink/tap needed changing). I've also find they don't respect our right of quiet enjoyment of the property very well, either by not informing us of maintenance works, or just being unable to acomodate our requests that they are performed at a different time.

That the property management team is either too stretched or simply not that good at what they do.

Please tell us about the good and bad aspects of living in your local area:

Local amenities are okay. A few good ones but you need to travel a bit for more options. Availability of transport is very good. Parking availability is a bit limited as there are only 3 spots for visitors and they can get filled easily. Otherwise all good.

Well when we talk to them, although some emails get lost / go unreplied

The community of people in the building are very friendly (good). You can’t bring guests as you please to the gym / pool without paying for passes! (Bad)
