We love Blackhorse Mills!

I have lived in the area for close to five years and moved to Blackhorse Mills on a temporary basis when I needed a bigger space. It was an absolutely ideal place to live with no other development having this level of facilities (gym, pool, co-working space, tennis courts, bar, private dining rooms for free hire!!). I could not fault the development and would 100% recommend to anyone looking to rent in London. All the facilities combined with the proximity to the station can not be beaten. The staff on-site are so helpful and will respond immediately if there any issues in the flat.

Please tell us about the good and bad aspects of living in your local area:

I have lived around Blackhorse Road for nearly five years now. During this time there has been significant growth in terms of the brewery mile and the increase in great restaurants. Blackhorse Mills is the perfect little sister to Walthamstow Central as its not as hectic with the Wetlands on your doorstep for that much needed escape to nature when you live in London.

How has the building management responded to any problems or issues you have raised:

We had an issue on the first day when our electricity went out and the team were very responsive to have this resolved asap.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had discovered the Deja brew cafe opposite a lot sooner as it was amazing!

The development is phenomenal. You don't ever want to leave. The really spiffy gym as well as the pool during the summer is brilliant (and it's ALL included in your rent). Additionally, the design of the building and flats themselves are so well executed as well as energy efficient. The architects really took their time with this development and their commitment to sustainability was unparalleled. But what REALLY sets BHM apart from any other place my partner and I have lived in London is the staff here. They are absolutely the best you could ever have or ask for. They really treat you like human beings and when my partner and I were faced with a horrible external situation, they stepped in and went above and beyond to help us. I am not normally an emotional guy but it brings tears to my eyes just thinking of how much of a help they have been for my partner and I. Specific shoutouts to Katie, Kul, Rob, and Paul. We are so grateful to know you all and to experience living in a UrbanBubble run complex. You guys have made this place so special for us and we are so grateful for you all. Overall, this is the best place you can live happily in London, move here! You will not regret it!

Please tell us about the good and bad aspects of living in your local area:

The good: The transportation links here are phenomenal. Even though you're a bit further out from Central London, to travel in is about 20 minutes and all the main stations are on the Victoria line (King's Cross, Euston, Victoria, etc). Additionally, in the area there are the beautiful wetlands to walk around in, great little independent shops (make sure to visit Nourished Communities), and more. The bad: There really isn't anything bad except that it is important to keep in mind that the area is still up and coming and therefore, there are maybe not as many restaurants/cafes/bars in the local area as you would get in Central for example. However, don't let this stop you from moving here as things are opening all the time!

How has the building management responded to any problems or issues you have raised:

The amount or problems/issues we've encountered here are slim as they really keep the flats in top-notch shape as well as are relatively new as is. However, whenever we have had even minor issues, the building management staff have handled it right away and to an exceptionally high standard. It feels like they care just as much about the quality and longevity of the flat as we do!

Please share one thing (or more) which you wish you had known before you moved in:

How amazing the staff would be and how hard it is to imagine leaving here! If it wasn't for external circumstances forcing us to relocate, I think we could imagine ourselves living here for years to come.

great building, friendly staff, cool working space, dog friendly! beautiful design, very clean, constant updates on what is going on in the building, beautiful gym and nice swimming pool. not warm enough water in the swimming pool, but overall I'm happy to be here

close to the tube station, not enough parks for dogs, no parking available, not enough restaurants, the area has became slightly unsafe

has repaired a broken dishwasher door within a week

bugs from the wetlands aren't ideal, otherwise all good

Mo has been excellent on reception! A really lovely happy guy and very helpful. Everyone has been very lovely and helpful. The facilities are excellent and it has been great to see what is on offer. The building is really well designed and comfortable to spend time in.

parking situation is not great. After moving in we got tickets despite logging the car. I understand this is a private company so not really in your control.

Quickly. We have had quick and helpful responses for all our queries

That you have to request for changes to be made like putting up pictures.

Good place to live in

Facilities are nice and well designed. I’d like to shout out to Mo, one of the front desk concierges. He is one of the concierges of the only one who provides the best costumer service. He is polite and makes one feel welcome in their own home. Mo is efficient and every time I see him in the front desk I know I will have the best outcome especially when I need parking.

Living here is good and convenient. Good transports links and clean area. The parking is a problem. No parking available and it is very expensive.

How has the building management responded to any problems or issues you have raised:

Very quickly and efficiently. Management has good communication skills and shows that tenants are priority when a problem occur.

Please share one thing (or more) which you wish you had known before you moved in:

Parking is an issue…too expensive and the development being in a private land does not give us tenant access to a parking permit in the area. It can be inconvenient moving the car back and forth.
