Location is very convenient as 2 min walk from Victoria line. The area is very clean and there is a nice community within the building. Lots of opportunity to make new friends.
How has the building management responded to any problems or issues you have raised:
Usually when there is an issue or something is raised it is dealt with quickly.
Please share one thing (or more) which you wish you had known before you moved in:
Before I moved in I wish I knew that parking in the local area is limited.

Close to Blackhorse Road Station, on the Victoria line and Suffragette Overground line, the development Blackhorse Mills is easy to access, with fast links to central London. Shops and restaurants and cafes are starting to emerge.
How has the building management responded to any problems or issues you have raised:
Timely response and making sure the issue has been addressed

How clean the air is! So close to Walthamstow Wetlands. A pleasure.

Please tell us about the good and bad aspects of living in your local area:
Having the wetlands at your doorstep is amazing for going for a walk, run or bike ride and sometimes it doesn't feel like you are in London anymore. That being said, be ready for constant spider webs and insects on the balconies and at the windows, especially in the warmer months. The property managers organise frequently cleanings of the facade, but I guess it cannot keep up. You have the little Tesco and Coop downstairs, so it's just enough to get your essentials, but I wish there was a big shop close by - I guess you cannot have everything. If you venture 20mins walk distance, you can get to LIDL and the Walthamstow market, or you can order groceries in - the secure parcel room & concierge makes that very easy. Transport links are amazing, with Victoria line & overground just minutes away. There's plenty of gyms, restaurants, bars around and it's a pretty quiet and chill place to live in. I recommend it!

They have been helpful and quick to respond. No issues.

That people here are so friendly and there's so many fun events organised for residents. But also, if you don't like bugs like me, be prepared as most outdoor areas (common shared spaces or balconies) need constant upkeep to remove spider webs

Good aspects: green areas, gym, pool, communal areas, close to stores and public transportation Bad aspects: no parking availability
How has the building management responded to any problems or issues you have raised:
We have received inaccurate responses on multiple occasions when inquiring about contracts and rent. Additionally, the emails we’ve received have often been lengthy and overly defensive in tone, resembling chat GPT responses. Communication with Tiffany can also be challenging at times, as her availability varies due to her part-time schedule. A more empathetic and consistent approach would be greatly appreciated.
Please share one thing (or more) which you wish you had known before you moved in:
Communication prior to the move-in was somewhat slow, so it's worth staying proactive during that process. If possible, try to secure a unit with a view of the wetlands it really enhances the living experience. One of the standout aspects of this community is how welcoming it is. Residents are friendly, often engage in polite conversation, and contribute to a warm, inclusive atmosphere.

There are a number of amazing shops, restaurants and pubs around the local area with a vibrant community. The social life at Blackhorse Mills is always booming. There is little to none antisocial behaviour and spots for parking if you have a vehicle.
How has the building management responded to any problems or issues you have raised:
Every time I have raised a concern or question is has been swiftly answered or the work carried out.

I wish I had known about the many groups and social events that happen in the venue
