It is very convenient to live near railway station and next to the town centre, when I have to travel for work to London. Notes Coffee cafe and Siren next to apartment are one of my favourites. M&S food hall and oracle mall is just a minute walk which makes any shopping very convenient.

How has the building management responded to any problems or issues you have raised:

It was very quick and smooth with an approach to resolve the issue

Please share one thing (or more) which you wish you had known before you moved in:

It's not too bad Access to parcel room, there is a code to enter which am still not aware. Access to parking if I don't have vehicle but want to use taxi service

The local area has been a real highlight of living here. There’s a great range of shops, restaurants, and cafés within walking distance, as well as plenty of green spaces to enjoy. Transport links are very convenient with reliable buses and train connections nearby, making it easy to get around. The street itself feels safe and well-maintained, with regular bin collections, but parking is a bit challenging. It’s a lively but friendly neighbourhood, with a welcoming community atmosphere.

How has the building management responded to any problems or issues you have raised:

The building management have always been quick to respond and very helpful. Any problems I’ve raised were sorted out fast and without any hassle.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known just how friendly and supportive the staff and management are here. It really makes a big difference day to day and makes the place feel more like a community than just a building.

Living at Ebb and Flow has both positives and challenges. The location is very convenient, with a good range of shops, cafés and restaurants within walking distance, as well as plenty of green spaces by the river which are great for walks and fresh air. Transport links are strong, with Reading station nearby providing fast trains to London and other cities, although buses can sometimes be delayed at peak times. On the street itself, parking is limited and can be difficult for visitors, but bin collections are regular and reliable. The area feels generally safe, with low levels of anti-social behaviour, though there can be some traffic noise during busy hours. Overall, it is a practical and pleasant place to live, especially for students and young professionals.

How has the building management responded to any problems or issues you have raised:

The building management has generally responded quickly and professionally to issues I have raised, keeping me updated until the problem was resolved.

Please share one thing (or more) which you wish you had known before you moved in:

One thing I wish I had known before moving in is that parking around the building is very limited, which can be inconvenient for visitors. I would also advise new neighbours to make use of the riverside walks nearby—they’re a great way to relax and enjoy the area.

Good: Very nice central area. Lots of shops and restaurants nearby making it very easy for daily needs. Super close to the Reading train station and bus hubs all around as well so transport in/out of Reading is never an issue. Bad: being on Friars Street have its own down side as well. First is the proximity of the bars opposite. On normal days it’s fine but during the weekend the music is extremely loud. Our flat is on the other side but can hear clearly. Can’t imagine what it’d be like for the flats facing the bars. Secondly, There used to be problems with vehicles accessing the building and occasionally we have had missed deliveries, but that has reduced significantly now. But overall, still a positive experience

How has the building management responded to any problems or issues you have raised:

They have been generally very responsive and reliable. Maintenance team is extremely helpful and quick at dealing with problems. Luca, Darren, and Jayden are the ones attending our flat the most and I have nothing bad to say about them. Very friendly and hard working lads, committed to the jobs until the problems completely go away. Give us advices to prevent the problems from reoccurring as well. Excellent experiences so far in the 2 years we’ve stayed here.

Please share one thing (or more) which you wish you had known before you moved in:

Only problem was the noise coming from the bars opposite, really. We are not “party people” so we never went out late at night and didn’t know it was going to be noisy (we didn’t know there were clubs/bars on the street until we started living here). But still, not a deal breaker. We got used to it as time goes by.
