Brixton station

Lambeth’s north

In its northern pocket, you can take a stroll along the waterside. Here you will discover big-hitters like the National Theatre, the Tate Modern, and the Shakespeare’s Globe Theatre. All of which are neighboured by a good mix of pubs and bars with a front-row view of the river. Lambeth Palace is another local star, a spectacular Medieval structure and the home of the Archbishop of Canterbury.  The Imperial War Museum also provides a lovely, moving day out; a fitting tribute to those affected by the past world’s conflicts.

Vauxhall new flats

Cultural melting pot

There’s a hypnotising, cosmopolitan feel to these parts. Places like Stockwell and Kennington have a Latin flavour, their high streets packed with cutesy tapas joints and Portuguese establishments serving fresh seafood. Over in vivacious Brixton, the area’s Afro-Caribbean roots shine, with reggae bars playing exotic beats until late, and an amazing foodie scene that incorporates street stalls sizzling with specialities like jerk chicken and ackee and saltfish. Hootananny is a much-loved hostel-come-nightclub that works to showcase the area’s diversity, with events dedicated to everything from hip-hop to salsa. And we can’t talk about the area without mentioning 02 Academy Brixton, an award-winning venue for music, theatre and comedy.

Property & transport

Lambeth’s residential options are vast, ranging from swish riverfront apartments to elegant period townhouses. Whatever you’re after, expect easy access to London’s centre. Three tube stations – Lambeth North, Waterloo and Southwark – get residents from A to B via the Northern line.

HomeViews reviewer says…
“The location is central and very well connected within easy reach of much of Central London both on foot and via the tube. Traffic can be quite congested and slow, there is also a fair amount of noise from the streets.”

Great area to live but not quiet

The area is fantastic. 10 min walk from the underground, next to a park, bus links and several shops

Please review your development:

I think the concierge and team are super friendly and the building facilities (coworking space and gym) are very useful, cleans and of great design. I think there has to be work done for the laundry facilities which is of poor quality and broken on many floors.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I knew how frequently the football pitch across the street was used. Very noisy most days. This was not mentioned during viewings.

How has the building management responded to any problems or issues you have raised:

Most issues responded to quickly – but the laundry issue

Uncle building management team are outstanding

Good aspects: the location in general is very convenient, there is a bus stop 3 minutes walk, and there are two tube stations – Stockwell and Nine Elms. The management team of the building is amazing.

Bad aspects: There is a football field downstairs, it is super loud to a point that it will give you headache if you leave the window open for too long. The Larkhall park downstairs is also not safe. My partner was unfortunately involved in a violent incident two months ago

Please review your development:

1. The council: I hope there is a more effective response from the council, there are so many times that I write the issue to the council. The responses arent useful, and usually super slow. You will have to wait for more than 3 months to get a response, and usually, they will require you to further escalate it. I hope there are more support for the safety and noise pollution issues in this regard.
2. the life in the building broke a few times, me and my partner been stuck in the lift a few time. It is very scary experience.

Please share one thing (or more) which you wish you had known before you moved in:

The football field is so loud, and people are anti-social after football session after 9pm.

How has the building management responded to any problems or issues you have raised:

I would like to take a moment to express my appreciation for the outstanding work of the Uncle building managing team. Their dedication, professionalism, and attention to detail have been instrumental in ensuring that the building is well-maintained and that all tenants are satisfied with their experience. The team’s quick response times, effective communication, and proactive approach to problem-solving have been particularly impressive. It is clear that they take great pride in their work and are committed to providing the highest level of service to all tenants. I am grateful for their hard work and would like to extend my sincere thanks to the Uncle building managing team for their exceptional service.

The highs and lows of living in Stockwell.

Review Date Dec 2023

There’s a good range of supermarkets available (Sainsburys, Lidl, Tesco express) and it’s within walking distance of the Battersea Power Station shopping mall. You have great transport links with the buses and the two nearby tube stations (nine elms and stockwell). There’s a lot of Portuguese places to eat nearby as well as in the neighbouring Vauxhall. The nearby park is a gift and a curse. It’s nice to have a green area so close by but at the same time, the noise is inescapable, no matter how high you climb in the building. Errant behaviour is prevalent sporadically throughout the day, becoming more present throughout the evening. Theft, antisocial behaviour and violent crime are of concern; you are best to keep your wits about you at all times when out of the building premises.

Please review your development:

The building has a slice of everything you’d need, making venturing out less of a priority if non-essential. There’s a study area, a gym, a reception (that is always sporting seasonal decorations) and a package collection service. What sets Uncle Stockwell apart from other apartment buildings, is without a shadow of a doubt the staff. Everyone working within the building is full of personality and endeavours to make living here a breeze. Repairs are catered to as quick as possible, packages are collected and sorted on time. You’d be hard-pressed to find another team that cares this much about providing a great living experience for their tenants.

Please share one thing (or more) which you wish you had known before you moved in:

Living here is a balancing act between enjoying the building and the service while having that sensation undermined by the constant cacophonous sounds of shouting and screaming from the football pitch directly outside the building. This constant presence of noise is definitely something I wish I knew before moving in.

How has the building management responded to any problems or issues you have raised:

They’ve catered to us when arranging to switch rooms, giving us a temporary locker to store our items temporarily. They responded to an incident in which I was a victim of violent crime, providing support and help to me and my partner.

Nice place and area

Very convenient transportation link. Easy shopping with Sainsbury. Not enough cafe and restaurants at the premises

Please review your development:

Too windy walking from podium to the reception, suggested shelter if possible. Both property management and building management is very helpful except staffs changed frequently, always new faces. If parcels can delivered direct to the building will be good.

Please share one thing (or more) which you wish you had known before you moved in:

Security and safety. Management and facilities to the tenant.

How has the building management responded to any problems or issues you have raised:

Quick response and very efficient . Can always solve my problems
