The flats are built to a high quality and well furnished. The cooling system in the flats is great on hot days. The garden area is nice to relax in and includes a water feature. Having a gym on site is also very convenient. The letting agency has an office onsite and also there is a maintenance team onsite. So almost all issues can be sorted out in one day

The nine elms tube station next door will make getting into central London quick and convenient. 5 minutes walk Vauxhall which is has many restaurants and bars. Close to the Battersea development as well which has even more restaurants, bars and entertainment.

The staff (Mylo, Maintenance and the concierge) are always very friendly

How has the building management responded to any problems or issues you have raised:

Onsite maintenance means any issue is fixed normally in one day.

Good gym facilities with new cardio equipment and nice common garden. High quality finish, with underfloor heating and comfort cooling system. The concierge facility is useful for taking in deliveries. Friendly onsite team including an excellent onsite maintenance team.

Good transport links with the new tube station next door. Can get to Leicester Square in 10-15mins. Near the Thames and lots of restaurants/bars around with new development around US embassy.

A massive Sainsburys nearby, with an Argos, Cafe comes is useful

Excellent, friendly maintenance team onsite that will often fix any issues the same day if they can

The development is carefully maintained. Clean and well tended garden area. Good number of lifts per floor residences. Pet friendly is a must for us. Most pets are well trained. The entrance door has been a problem. I wish there is a facade that protects the entrance door from the strong wind and rain. Also it would be better if have a choice for a sofabed.

Transport access is excellent. The streets can be better maintained. I do not see enough garbage bins nor street cleaning even though local tax is increasing. Excellent access to local parks and restaurants.

What types of apartments are available as every apartment seems to be unique and different. The noise of huge air conditioners of the Sainsbury.

Excellent responses. Some online service could add more human touch, instead of everything online.

There is a lounge, cinema and gym all available for free for tenants. Sometimes the elevators are out of service which is very inconvenient. Concierge are always very helpful. The apartment building door sometimes does not close because of strong wind which is something a safety concern. Trash chute is very useful

Transport is very convenient, wide array of gyms. supermarket available right next to building. Train next to the building makes it a bit noisy if windows are ope

Communal areas are vibrant and well designed. Great access to gym and nice little park area to meditate or walk. Building management are very responsive and professional. Lift are always in service. Concierge always ready to help. Generally a nice place to be.

Lots of culture and many different types of food in the area. Even has roller skaters in the local car park great fun to watch.

I wish I had known the area a bit better. So many good places to visit were very close and I didn’t know for a while

The design of the property is all right, Haydn Tower itself hasn’t got any public spaces. Concierge, gym and other facilities are all in the main tower on Wandsworth Road. Comfort Cooling and Heating in the building made living there extremely comfortable. Apartments have high build quality and are pleasant to live in.

The location is good, but there aren’t many shops / pubs around for a zone 1 location. The tube station downstairs is a massive advantage. Balconies are unusable at the side of the rail tracks, noise of trains is too much when windows or doors are open.

That the rent would go up £300 after the first year of renting.

In general service has been really good, the maintenance team was always helpful.

All well-designed, especially the podium garden space. The units themselves i can only comment on the one i stayed in- it is well equipped though the bathrooms are not ideal. The rainshower head is so high that the water pressure is more a drizzle and the hand held shower has no other holder except at chest height and I am only 5’6”. Housekeeping is generally fine, though likely understaffed so common areas like lift lobbies and lifts are not always tidy. They outsource the cleaning of the rental units and that is hit or miss, depending on which team you get. Many are inexperienced and seem not to know that they need to replace bin bag for waste receptacles in kitchen under sink and bathroom. Complaining helps you to get assigned a more experienced team it seems. Otherwise though, the units are comfortable though the lack of a vacuum ckeaner or dust buster means you have to sweep the floor in the open kitchen at least twice a day. The management are generally good and respond to queries and complaints, though sometimes the execution gets lost. Certain staff members are really good, and responsive, especially Ryan, and the engineers are great too.

The development is adjacent to the large Sainsbury and a 5 minute walk to the large Waitrose in Embassy Gardens. It is also right next to Nine Elms station, a huge plus. Major bus routes also stop at the front. There isn’t much in terms of bars and restaurants, apart from the few in Embassy Gardens. The area is still awaiting gentrification. The main noise is from the train tracks but the window soundproofing is very good.

The kitchen equipment was pretty poor quality and I ended up buying some pots and pans and utensils.

How has the building management responded to any problems or issues you have raised:

There were times the rubbish chutes were blocked for a few days, Their solution was to ban large cardboard boxes, but they should tell people where to bring them (basement parking)

The environment is out of our expectations. But the router was took by the last tenant. Therefore, we need to ask the shopper to deliver it for us.

The develop is well-designed. There is a very large Sainsbury under the building and a fairly good Chinese Shop.
The tube station is just under the building, which is quite convenient. Superisingly, there tend to be many seats available on the tubes.

There are many railways and the trains are sometimes noisy. However, if you close the window, the world is silent.

A modern living area

The neighborhood is quite modern and tidy. People there are always polite and friendly. Between the high-rise buildings is a very large garden, which is really beautiful.
Admittedly, there are less restaurants around the building

I wish I had known the apartments have cooling function. Because I have brought a fan.

Overall the development is very well laid out. The apartment units have modern and efficient appliances and other features. The gym in Gladwin Tower is great! Property management is excellent (e.g., maintenance issues are addressed promptly, the front desk is very good at handling incoming parcels). All staff of very easy to deal with.

Please tell us what you like and dislike about this area:

The main positive about the location is acces to transporatation, both the tube and bus. Also very important to us as dog owners is the proximity to Vauxhall Park and Battersea Park. An additional positive is the access to restaurants (both old and new) and the Sainburys and Waitrose. The main negative is the condition of Wyvil Road on the opposite side of Wandsworth Road – generally dirty and often strewn with broken glass.

It would have been helpful to understand the limitations of the induction hob (i.e., what kind of pots and pans must be used).

Yes, there have been a few maintenance issues that have all been addressed quickly.

This building already provided very good managent, the team response almost immediately whenever we have problems, they are really helpful, friendly and sincere. Do not think of moving to other building if rent do not have big increments. Really like to stay here.
