Where is Hayes?

Hayes is a suburb of Outer London, with Iver to the west, Uxbridge to the north, Southall to the east and West Drayton to the south. It’s in the borough of Hillingdon, 13 miles from Central London, and comes under the UB3 postcode.

What is it like living in Hayes?

Hayes has a large Indian population, and boasts some of the best curry houses in London. There’s also a good sprinkling of quality traditional pubs, the 600-seat Beck Theatre, and a café scene that could rival East London. There is coffee and brunch on offer by day, and live music and poetry readings by night.

In terms of outdoor space, Minet Country Park spreads over 36 hectares, and has a playground, educational visitor centre and picnic areas, along with meadows, ponds and nature trails teeming with wildlife. Alternatively, there’s Barra Hall Park, which has an open-air theatre and hosts regular performances.

Hayes transport

Hayes is well connected. Trains from Hayes & Harlington station whisk commuters to London’s Paddington in less than 20 minutes, and when Crossrail arrives, journey times to the likes of Stratford will be dramatically improved. For business travel or holidays, Heathrow Airport is on the doorstep – just a 10-minute drive from Hayes’ centre. The M4, M40 and M25 are all close by, too.

The area has a bit of everything while maintaining a local vibe. It counts with all essential services such as different banks, a range of small and large (albeit further away) supermarkets, green areas and places of worship for different faiths. Transport to central London is really good with the Elizabeth line and the possibility of accessing Heathrow affordably with a local bus is a massive plus for someone who travels often. The Great Western Railway also has great connections to the west of England and Wales.
The street can be a bit noisy due to speeding cars.

Please review your development:

The overall design of the development provided a pleasant feeling upon arrival, particularly if coming from the back (Chalfton Road), where the whole shape and texture can be appreciated. the facilities are goo, with a convenient bicycle storage and the recent addition of a Jujutsu gym gives it a nice community vibe. The building management the developer has been outstanding ly good in dealing quickly with guarantee issues in my flat.
Unfortunately, the property management company has not been equally good, often taking some time to respond to queries and adopting a generally patronising or defensive tone in communications. Much more would be expected considering their service charges.

The big roads, avenues and warehouses in the nearby area can feel somehow inhospitable, particularly for those of us who prefer to move around walking. It takes some time to find nice areas to walk around or share with the community.

What is the best feature of your home:

The good transport links paired with the prices and sense of a local community. The new looks and finishing also contribute a fair deal to a pleasant living experience.

I like hayes area as it has variety of shops and convenience stores. The station is also pretty close from my building. Overall, It’s pleasant

Please review your development:

It is worth the money. I liked the floor plan and the way it has been designed.
The rooms are bigger than other flat. But in some cases, better material can be used.
There is no gym or swimming pool facilities which I miss but we have leisure centre in hayes town that can be utilised

That there are no parks very near to my place
There are few small garden spaces but I have to go but far for a big park

Spacious rooms and foyer space area
And a big window in the bathroom

Good – Hayes and harlington station is very close and many good outlet options to select from
Bad- shopping complex is bit far

I like the way flats are designed with foyer space which gives some privacy when you open door.
There are not much facilities available such as gym and any activity area except a small garden inside the compound for kids and to sit which is pleasant and quite

Location is convenient when getting to central London, and there are adequate supermarkets in the area. However security and antisocial behaviour is still an issue. Residents have experienced thefts of parcels, forced entry into communal spaces and illegal street racing. Overall the area has room for improvement.

Please review your development:

Design of the building is average and the flat is satisfactory in terms of quality of build and materials. However, communal spaces have not been durable with lifts breaking frequently. This is problematic for elderly and children. The building design also lacks a post room, which contributes to the high level of parcel theft. And ground floor retail units have yet to be leased after almost 2 years and this makes for a bleak and unvibrant environment.

Clarification on what mechanical machinery is included in the flat. I found the showflat slightly deceptive with regards to storage space as the actual flat had considerably less space due to the presence of the HVAC unit.

What is the best feature of your home:

Location to the Elizabeth line has been the biggest positive.
