Please tell us about the good and bad aspects of living in your local area:

It’s located in Wembley (Zone 4), it’s a new development area so it looks pretty safe and surrounded by tall buildings. There are nearby supermarkets around 7 minutes walk to Sainbury and Lidl.

How has the building management responded to any problems or issues you have raised:

They dealt with it quickly, including open to discussions and try to offer some helps

Please share one thing (or more) which you wish you had known before you moved in:

The location is very nice even though it took around 15 minutes from the Wembley Park station. The environment is safe and a new development.

Great area, perfect for commuting into the City for work on the Met line, loads of shops and restaurants on the doorstop and while totally central, the building is just slightly off of the Main Street so it’s actually very quiet.

How has the building management responded to any problems or issues you have raised:

Straight away and effectively every time. There is always someone at reception to help out and they seemed to genuinely care.

Please share one thing (or more) which you wish you had known before you moved in:

Great location, great building, friendly staff and flat mates. Highly recommended.

The Good • Prime Location: It is ideally situated just a short walk (roughly 5–10 minutes) from Wembley Stadium, the OVO Arena, and the London Designer Outlet, making it perfect for event-goers and shoppers. • Extensive Amenities: Residents frequently praise the high-quality communal spaces, including a well-equipped gym, a co-working area, a media room, and a rooftop terrace with impressive views. • Community & Staff: The management team is often described as friendly and professional, and the building hosts regular events that help foster a strong sense of community among residents. • Convenience: The proximity to Wembley Park Underground station (Jubilee and Metropolitan lines) provides excellent transport links into central London. The Bad • Compact Living Space: Many reviewers note that the individual studio apartments are quite small, which can be challenging for those with many belongings or for couples sharing the space. • Facility Reliability: Some guests have reported that certain communal facilities, such as the cinema room or sauna, can occasionally be out of order for maintenance. • Room Issues: Common complaints include inconsistent air conditioning, occasional noise from neighboring rooms or events, and a laundry room that can feel undersized for the number of residents. • Limited Parking: While underground parking is available, it comes at an extra cost and can be difficult for guests to navigate or find nearby on event days.

How has the building management responded to any problems or issues you have raised:

To be honest not really. I have few requests a month ago (including fixing services and others). Has been communicating back and forth with front desk or the app. Got a bit frustrated now as nth is fixed and I don’t wanna email the top management either.

The short stay room is very different than long term. Overall it’s good.

Great restaurants and shopping locally. Room Sizes are good and there’s great access to public transport

Yes always in a timely and efficient manner. I’ve never had to wait very long at all.

How lovely it is to live there. I discovered so many wonderful facilities in the building 10/10

I like that it is close to the tube station and the designer outlet. We have a lot of shops nearby and restaurants too. I’d say we could have some more green spaces perhaps even around the building. Union park recently opened up which is nice but it’s not very well lit at night or early mornings which can it make it feel a bit unsafe.

How has the building management responded to any problems or issues you have raised:

They typically come the next day when it is a maintenance request and then update it on the app once resolved. However, when it comes to the actual building management, not maintenance, they are not the best with responding to issues. They could work on communicating better even just via email etc.

Please share one thing (or more) which you wish you had known before you moved in:

The buses are great and run pretty frequently. I tend to go to Brent Cross shopping centre often via bus and it is a fairly quick trip!

We are really pleased to hear that you enjoy the social aspects of the building, especially the media room and the 12th floor space, and that the location works well for you with easy access to transport, shops, and restaurants. It is also great to hear that the bus connections have been a positive surprise and are working well for your day to day travel. Your comments around the laundry facilities are completely understood. We recognise that demand can be high and that the number of machines can make this challenging, and this is something we continue to review as part of future improvements. The feedback around green spaces and lighting, particularly around Union Park, is also very valid and appreciated. I also want to acknowledge your point about communication from building management. While it is good to hear that maintenance requests are being handled promptly through the app, I agree that broader communication could be improved. Your suggestion about using the app more effectively for non maintenance concerns is a helpful one and has been noted.
