Stratford Central is a 31-storey residential tower, set on Great Eastern Street in Stratford. It is just a short hop from Stratford’s Underground, Overground and DLR stations. Also, it is close to the Queen Elizabeth Olympic Park. Furthermore, there are 157 units here. These comprise of a mixture of one, two and three-bedroom apartments, suites and penthouses, all with kitchens by Urban Myth.

Building and design is very trendy

Building and design is very trendy and follows what most people need today, in regards to furniture the only cons is that mostly all the new flats around the city have the same furniture and style so it becomes a bit impersonal. The facilities are great, good soundproofing (important when living next to a train station), and the furnitures placed in the flat are functioning very well and mostly new.
(A lot of people would love to live in those places but it’s still a bit expensive if you compare the rent with a normal income in London..)

The location for someone not having a car is amazing, 1:30min from the Central Line and very good access to any shop with Westfield center.. Although the borough is changing the building isn’t located in the best part of Startford but still remains a safe area as the station is always busy. Restaurants and bars are not bad, (unfortunately working in a very high standard Hotel myself I would judge too easily) new shops/ bars are slowly opening and the offer expands..

Please share one thing (or more) which you wish you had known before you moved in:

I wish I new my Landlord was looking to sell her flat a year later..
So I would have been more prepared..

How has the building management responded to any problems or issues you have raised:

I’ve never had to raise any issue, the agency or concierge always helped giving the informations I needed.

lots of communal parks for my kids

It’s a very nice community to move in with lots of communal parks for my kids to meet new friends I like the location as it is very close to many shops as Stratford centre and Westfield are both around a 5-10 minute walking making it very easy to access

It’ can be noisy at times with construction as new building are being built often but overall it’s not that noisy

I wish that I had know that there were schools very near by

I wouldn’t as many times we have had problems due to lack of communication

Great location, high service charges and management charges

I am disappointed with the high service charge fees (which seem to increase significantly every year) and the high management fees. with no tangible reason or output to justify these.
There are no parking spaces which is a downside, but on the plus side the location is excellent, with a 2 minute walk to a main station, multiple supermarkets, and 2 large shopping centres (including Westfield Stratford)

Please tell us what you like and dislike about this area:

the importance of setting up your internet utilities in advance/ASAP.

snagging process was well addressed by the developer. Issues are generally addressed well by the concierge team.

Best flat i have ever rented.

I really love how the flat is very spacious. I get lots of day light in the flat thanks to the design of the building with lots of windows. Also, having a private gym at property was also one of the reasons that i wanted to put an offer to this place. I work from home, so i cant think anywhere more convenient to go to gym whenever i can. It is a very friendly property and concierge services are always friendly, fast and helpful.

Please tell us what you like and dislike about this area:

The only bad part i can think of is the constant railway noise throughout day and night. However, the property is brand new and looks very luxurious. The flat is very spacious and comfortable. Also the location of the building is 2 minutes walking to the market, Westfield shopping center and Stratford station. Therefore, the pros of this building outweighs the cons.

Please share one thing (or more) which you wish you had known before you moved in:

The only thing i wish i knew was the railway noise. But after sometime you get used to hearing it all day.

How has the building management responded to any problems or issues you have raised:

They were very fast to act on my issues. Also, as I mentioned before they are very friendly so it makes me happy to have a short chat with them somedays.

The design of the building is very sleek and modern in my opinion. I also really like the facade of the building as it stands out compared to the rest of the buildings however the building interior needs more maintenance as scratches and paint chips are noticable.

I think that Stratford has a variety of locations for dining and retail along with good transport links however it can be a noisy area.

Please share one thing (or more) which you wish you had known before you moved in:

Stratford has many good transport links and many places to eat or shop. However, the area can be very loud especially with religious preachers nearby.

How has the building management responded to any problems or issues you have raised:

When I complained that the lifts had noticeable scratches in them the management sprayed an anti-scratch solution on it.

My home has got a great design. I would just like few more drawers in kitchen as I can put my stuff completely in. Overall, from balcony it has got great view of Stratford area. The lifts are quick and clean always. There has not been any other issues ever in terms of security.

Every facility like groceries post office is near by. The only problem sometimes is noise from trains.

Regarding the heat and energy suppliers.

Design – poor window design with slamming & draughts

Window garden is dead space due to winds through unsealed glass and no plug points

Not much space in master bedroom next to built in wardrobe

No sink space around sink

No communal area for residents other than lift lobby!

Need place for uber bikes parked

Many tailgating issues

Fire alarms go off unneccsarily
..once during a party! Poor & embarrasing!

First Class Transport & Shopping & Parks

Poor street lighting that never works near building

Good litter collection but poor bulky items collection service

Expensive parking fees

Lot of visible drugs, crime, homeless allowed to camp on strrets, organised begging gangs etc

Windows slamming & creaking noises & limescale!

Yes although draught issue unresolved so we live with heating on but constant draight thrpugh window! Shambolic!

Window design and quality is very poor: (1) There are draughts through some of the windows, which lowers the temperature within the flat. TGM came twice to fix them, and it did not work. (2) There is no way to stop the slamming of the windows if they are open even with the slight breeze outside.
Interior: poor design has resulted in unwanted pillars protruding from the walls.
Winter garden: we strongly feel that it should have been completely sealed to make it usable. For the way it is now, it is like dead space. Besides, there are no plug points in it.
No space around the bathroom sinks. The position of the tower rails is too invasive, preventing us to place a cabinet in the bathroom.
Really bad point: when it’s windy outside, there is a constant cracking noise coming from various parts of our ceiling/walls due to the movement of certain vents.
Design of bedrooms could have been better: in our master bedroom, the cupboard size leaves a tiny space to its side which is not big enough for an adult to have a desk there.
Fire alarms: they went off for no reason on a few occasions.

Local amenities and transportation are excellent. Parking availability: very bad & car park fees super expensive. Bin collections: big recurring issues with bulky collections. Security: street lights between building and station not working. We are aware of aggressive behaviour in the area. No monitoring of sound system volume of singers or street preachers.

The bad quality of the windows.

How has the building management responded to any problems or issues you have raised:

Mixed feelings. Some of the issues were resolved, but the very important issue of the draught through the windows it has not.

The good –
The design of the layout is very nice
The facilities of the gym is great

The bad –
The concierge stage are away from their desk often during the later hours which is a problem
Some of the finishes in the flat is not a good spec – bathroom sink/shower break easily.

There are a lot of amenities nearby and the location being so close to the station is very ideal
The bad –
A lot of noise from street performers and traffic

Design is mediocre but finishing workmanship is good. Facilities are good when they are accessible. Lifts are frequently in maintenance and inconvenient. Management (R&R) is mediocre, especially back office. No huge issues with cleanliness of public areas.

Convenient access to shops, frequent anti-social behaviour after 9pm, easy access to tube and bus routes, minimal food and beverage variety

That the security of the tower is only fair. Many tailgaters and parties at the top of the building. Cannot expect reception to do anything about them.

How has the building management responded to any problems or issues you have raised:

R&R have caused more issues than have resolved, including not updating my correspondence and key emails missed, and not responding to clarifications of cost breakdown.
