Moved in recently, building is well-managed, and concierges are friendly. The move-in process was especially smooth (thanks to Olivia and Maisha). The communal areas, lifts, gym and pantry shop are all great. The flat itself is the best part (of course). I did have some concerns before moving in, but from what I can tell, all those issues seem to be resolved.

Area is very hard to beat, incredibly well-located building, everything you need within walking distance.

How has the building management responded to any problems or issues you have raised:

Haven’t had any issues so far so it’s hard to answer, but everyone was responsive during our move-in process.

Please share one thing (or more) which you wish you had known before you moved in:

Though it’s not really important, the Vertus App is still fairly new and seems to be a work-in-progress in our time so far.

Overall, Canary Wharf is perfect for professionals seeking a vibrant, well-connected, and upscale living environment.

How has the building management responded to any problems or issues you have raised:

Yes, very prompt with all maintenance issues. The building management has consistently shown excellent responsiveness to problems raised by residents. They handle maintenance requests efficiently and resolve issues promptly, ensuring a comfortable living experience. This proactive approach by the management adds significant value to the overall resident experience.

Please share one thing (or more) which you wish you had known before you moved in:

One aspect to consider about living here that might not be evident during a viewing is the windiness of the area. Due to the high-rise buildings and proximity to the water, the wind can be quite strong, making outdoor activities less pleasant at times and potentially affecting balcony use. It's something residents often notice only after moving in.

Does the good outweigh the bad.

The design of the building is good, location is decent but feels a bit isolated and is about a 10 minute walk from everything else in canary would be much better if the restaurant in floor 1 was actually open as well as the “cafe” or empty room next to the entrance. Facilities are nice the gym could definitely get an upgrade in machines and cables lounge is nice. Building and property management in my opinion is mostly poor. So many times has the elevators been down, no hot water, subscriptions on the TV in the lounge for weeks not working even though management knew about it and so on

Many good things about living in canary wharf, easily accessible to many shops and restaurants with nice views and atmosphere. As for the bad I would say how busy it gets during rush hour

How has the building management responded to any problems or issues you have raised:

The one main issue I hav raised was about the sports subscriptions running out on the TV in the lounge and repeatedly I asked for weeks for them to fix it and it took them over a month to just pay for the subscription

Wish I knew about the events they release every month because that’s the best way to meet people in the building because outside of that it’s hard to know your neighbors

While the 10-minute walk to Canary Wharf might feel a bit isolated for some, many residents find it a manageable distance. However, we understand that convenience is crucial, and we are continuously exploring ways to enhance accessibility and connectivity. We’re pleased to inform you that a new bridge has been added to shorten the walk to the main part of the Estate, and another bridge is under construction. Additionally, we’re excited about the work Canary Wharf Group is doing in partnership with the Eden Project to increase biodiversity in the waterways, which will be directly accessible from Newfoundland. Regarding the restaurant and café on the first floor, we apologize for the inconvenience. We are actively working on securing a suitable tenant to open these spaces as soon as possible to provide more amenities for our residents. Your comments about the gym are noted, and we will review our equipment to ensure it meets the needs of our community. We aim to provide high-quality facilities and appreciate your input on where we can improve. We're really sorry for the various issues you have encountered in the building. I love the design, it’s clean but modern and very fresh. I love where I live, it’s so beautiful and creative. The front desk and delivery team are outstanding and I also love the security team that manage the road. I have lived in this building since it opened and I have seen it go from strength to strength. The best part about the build is the events they run and how they work to look after staff.

Please tell us about the good and bad aspects of living in your local area:

The location is pretty perfect, right in the middle of 3 major lines, security everywhere so it’s really safe and convenient. I love the amount of shops that are opening up, there is something for everyone.

They are very quick to respond and accommodating and supportive

How to mange the air conditioner and some of the other tech in my apartment.

Newfoundland is an outstanding building with excellent facilities on the second floor. The top-notch gym and the social area for enjoying a drink are perfect. With this beautiful weather, you can have a fantastic time with family and friends on the terrace. The apartments are incredibly spacious, which is a rare find in London. Everything is very modern and of high quality. We are thrilled to live here.

We have numerous options for enjoying a fantastic dinner, shopping, or walking in the area. We are thrilled to call this place home.

They are always very responsive. The app works well, and you can submit a maintenance request and expect a response within 24-48 hours. The staff is also very friendly and helpful.
