Moved in recently, building is well-managed, and concierges are friendly. The move-in process was especially smooth (thanks to Olivia and Maisha). The communal areas, lifts, gym and pantry shop are all great. The flat itself is the best part (of course). I did have some concerns before moving in, but from what I can tell, all those issues seem to be resolved.

Area is very hard to beat, incredibly well-located building, everything you need within walking distance.

How has the building management responded to any problems or issues you have raised:

Haven’t had any issues so far so it’s hard to answer, but everyone was responsive during our move-in process.

Please share one thing (or more) which you wish you had known before you moved in:

Though it’s not really important, the Vertus App is still fairly new and seems to be a work-in-progress in our time so far.

Does the good outweigh the bad.

The design of the building is good, location is decent but feels a bit isolated and is about a 10 minute walk from everything else in canary would be much better if the restaurant in floor 1 was actually open as well as the “cafe” or empty room next to the entrance. Facilities are nice the gym could definitely get an upgrade in machines and cables lounge is nice. Building and property management in my opinion is mostly poor. So many times has the elevators been down, no hot water, subscriptions on the TV in the lounge for weeks not working even though management knew about it and so on

Please tell us about the good and bad aspects of living in your local area:

Many good things about living in canary wharf, easily accessible to many shops and restaurants with nice views and atmosphere. As for the bad I would say how busy it gets during rush hour

How has the building management responded to any problems or issues you have raised:

The one main issue I hav raised was about the sports subscriptions running out on the TV in the lounge and repeatedly I asked for weeks for them to fix it and it took them over a month to just pay for the subscription

Please share one thing (or more) which you wish you had known before you moved in:

Wish I knew about the events they release every month because that’s the best way to meet people in the building because outside of that it’s hard to know your neighbors

It’s a lovely place

I love the design, it’s clean but modern and very fresh. I love where I live, it’s so beautiful and creative. The front desk and delivery team are outstanding and I also love the security team that manage the road. I have lived in this building since it opened and I have seen it go from strength to strength. The best part about the build is the events they run and how they work to look after staff.

Please tell us about the good and bad aspects of living in your local area:

The location is pretty perfect, right in the middle of 3 major lines, security everywhere so it’s really safe and convenient. I love the amount of shops that are opening up, there is something for everyone.

How has the building management responded to any problems or issues you have raised:

They are very quick to respond and accommodating and supportive

How to mange the air conditioner and some of the other tech in my apartment.

Newfoundland is an outstanding building with excellent facilities on the second floor. The top-notch gym and the social area for enjoying a drink are perfect. With this beautiful weather, you can have a fantastic time with family and friends on the terrace. The apartments are incredibly spacious, which is a rare find in London. Everything is very modern and of high quality. We are thrilled to live here.

We have numerous options for enjoying a fantastic dinner, shopping, or walking in the area. We are thrilled to call this place home.

How has the building management responded to any problems or issues you have raised:

They are always very responsive. The app works well, and you can submit a maintenance request and expect a response within 24-48 hours. The staff is also very friendly and helpful.

We have nothing more to add. We are extremely pleased with our experience here, and our expectations have been met.

Overpriced and under-managed in a good enough location

Newfoundland like to boast of itself. The truth being it was built cheap and needed a lot of catch-up work to make it up to a standard of living. The management company is under-staffed and riddled with departures, forced or voluntary. Facilities, such as lifts or bin chutes, are prone to breaking down and the repair takes weeks and is badly communicated. Gym is not cleaned frequently enough and the residents themselves don’t care enough to keep it tidy either.

Please tell us about the good and bad aspects of living in your local area:

Canary Wharf is well connected with several lines converging on the area. The main attraction of course being Elizabeth line. However, the “local” shop is a Waitrose whose shelves get regularly empty by 6:30 pm. The area feels safe and nearby restaurants are also a plus. Parking is non-existent, unless you use the garages under the mall.

How has the building management responded to any problems or issues you have raised:

Everything takes weeks and months to resolve. The reaction time to a query is weeks, rather than days. The solutions are usually very limited because often the company has limited options due to the poor design of the building.

Please share one thing (or more) which you wish you had known before you moved in:

How often the lifts would be broken. How many students would be out neighbours.
