Abhorrent Management Let Down a Good Building

Please tell us about the good and bad aspects of living in your local area:

Wandsworth town is great - plenty to do and great connections to the rest of London. New Acres itself nicely positioned near the river.

How has the building management responded to any problems or issues you have raised:

Takes multiple emails and chasing to get anywhere in terms of resolving issues. Most are ignored. Some of the back and forth’s residents have had to have with staff over basic, as well as more complex issues, are staggering. There was even an instance of a girl being locked out of her flat until she signed her tenancy renewal (with price hiked), under duress.

Please share one thing (or more) which you wish you had known before you moved in:

That the water would go off multiple times a month and that management would take no accountability (and then hike rents and offer no good reason for good measure).

Right by the station and shops. Plenty of food shops near by including a waitrose in the development. Also loads of restaurants and cafes near.

How has the building management responded to any problems or issues you have raised:

They respond very poorly. Often either not taking us seriously, not communicating with us properly or saying certain facilities or amenities aren’t included in rent (while our contracts state they clearly are) so we shouldn’t complain if they aren’t working. Especially when we had a lot of break ins and unhoused sleeping in bin rooms, the response was way below par.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had know that rent increases are out of proportion, that the building was built using cheap materials so loads of stuff easily breaks but then takes for ever to fix, that property is managed below what should be the bare minimum level of empathy and care, that you don’t actually need a pool but having landlords/property managers who care is far more important

The location is great, very close to the station, but the station isn’t build to hold the amount of people it now has to cater for so compared to everywhere else I’ve lived in London the journey into work in central in the morning is hellish. Very close to York Road and southside which is ideal and very close to the river with views of it, although for most the views are of the river over the rubbish tip.

How has the building management responded to any problems or issues you have raised:

They don’t respond. Takes months for them to fix issues if at all and they lay blame anywhere but on themselves

How bad the management team are and how little the care about the tenants

Please tell us about the good and bad aspects of living in your local area:

The property is made to look nice on Instagram but in reality lacks any real quality and fittings and fixtures are cheap and wear incredibly easily. The development itself is in an ok area with good links to Wandsworth Train station however its not a safe area. Cars are constantly being broken into on Smugglers Way (at the back of the development) and many residents have had their bicycles stolen from the bike store due to the lack of security in the buildings.

How has the building management responded to any problems or issues you have raised:

Terribly, incredibly slow and tend to put temporary fixes in place rather than solving the actual issues in the aprtment

Please share one thing (or more) which you wish you had known before you moved in:

Development is not safe or secure, frequent water outages. I also wish they told us they were planning to allow pool access to customers of the work from home area across the street (sacrificing the experience of the residents). We were also told the development would be fully finished in June 2024 and its still not finished.

The development has such potential, Wandsworth town has lots to offer, from the stunning old town to the South Side shopping central, the river. The daily commute can be a struggle with continuous train cancellations and over crowding at the station, and lack of alternate transport options.

How has the building management responded to any problems or issues you have raised:

If vague is a response then sure. Emails of no substance and avoiding issues, sure.

Please share one thing (or more) which you wish you had known before you moved in:

That there are 3 year contracts available that actually will cap rental increases.
