The design, facilities, building management and property management are good, like other high-rise buildings. The development is expensive though to rent and run in terms of utilities. It's a managed property with a concierge and security. They respond to issues semi-immediately. It's a quiet property overall. It's neat most of the time.

Please tell us about the good and bad aspects of living in your local area:

Sainsbury Local and Nisa are close by. The park is at the back of the building. It's a 1-minute walk to Pontoon Dock Station. Parking is free at night. Noise is minimal and Anti-social behavior is low.

How has the building management responded to any problems or issues you have raised:

Sometimes it can be a quick response and at other times, it can be slow.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I were aware of the cost of the utilities especially for British Gas and Welcome Energy. They are so expensive for the apartments, and you can't just move to a different provider.

Good facilities, however, the gym could be bigger and there is a lack of big groceries stores. The staff is so friendly and supportive. All requests are managed so fast. The are is always clean. I have been living here for a year and had no problems with anything

The area is great. There’s everything nearby: groceries shops, restaurants and pharmacies. Dlr is 30 sec walk.

How has the building management responded to any problems or issues you have raised:

Erelinda is an amazing resident service associate. She tried to make our stay in Grainger so comfortable. She is so friendly and responsive. Erelinda is always ready to help.

The area is a bit noisy because of DLR and City Airport

Though it was a new development, bad management, rasict behaviour and haphazard facilities make this development very disappointing I regret moving in and regret wasting my money here. The staff are very unhelpful aggressive and very disrespectful we were one of the first tenants to move in after allowing there apartments to deteriorate even after many request to resolve issues they simply don’t care other than there rent. I would avoid renting this place if you want a peaceful home I would also like to attend that they are happy to inform solicitors over the smallest things avoid avoid avoid. !!

No none. They promise to solve issues but refused to get them actually dealt with after sending an number of different engineers which if you are working will cause delays as many will not be able to access your property without you being present just then to be told that there is nothing they can do or they will get back to you and months later still nothing has been done about the issues you have reported management of this building are truly in experience and unable to look after this building adequately. At the time of writing this review the building manager is very rude and refuses to be helpful I know a couple of residents have mentioned that her behaviour to the certain residents have been borderline aggressive and some have even described her behaviours / actions as racist.

Design is fairly simple, but well kept. The gym is not well equipped, unless you only want to do cardio. Several residents go to a separate gym. The working space is a nice plus, as well as the dinning room for events. No complains on the management, most of the staff is quite friendly. A lot of attrition on the reception staff.

Perfect transport connection, with the DLR station right in front, as well as bus stop, and pier near by. Several shops and restaurants nearby. It's also right next to the Barrier park, which is a great green space.

How has the building management responded to any problems or issues you have raised:

Usually quite fast, within a day or two, if its urgent you can just go to the reception.

The area is very windy, you rarely use the balcony.

Nicely constructed buildings. The furnishings are okay but they get damaged easily. The building management can be better definitely. There is an average gym and great study area for occupants. It has good transport links to other areas in London via the DLR trains and buses.

Great shops and Chicken hub eatery. Good open park with okay closing time. Okay parking availability.

How has the building management responded to any problems or issues you have raised:

It depends. Sometimes, they are quite fast and at other times, they can be very slow.

Wish I know about the scarcity of shops and eateries in the area.
