Manhattan Plaza is a collection of one, two and three-bedroom luxury apartments from Telford Homes. Set in Canary Wharf, it is close to the area’s Jubilee and DLR services. Also, the 02 Arena is easy to get to. In addition, booming Stratford is nearby, home to the Queen Elizabeth Olympic Park, East Village and the Westfield Stratford shopping mall.

Pros and cons of living in Manhattan Plaza

Design of building is very pretty from the outside however the bedrooms are very narrow and small and not enough furniture can be put in every room.
Front main door always broken and it makes the residents feel unsafe as anyone can enter the building.

Please tell us what you like and dislike about this area:

Good:
Good accessibility- Many transport links such as bus stops and DLR
Local Tesco nearby and many corner shops
Chris’s street market for fruit and veg
Restaurants in poplar
Bad:
Sometimes the motorway can be noisy but this isn’t a huge problem.
There are a few drug dealers and gangs in the area making it not very safe for children.
Parking is a problem as we have to park very far away from the home and some areas are dangerous and drunk people break car windows ( especially near the pub area)
More bins would be better as there is seen to be trash thrown on the floor.

There isn’t anything

How has the building management responded to any problems or issues you have raised:

The main front door has been fixed many times but outsiders come and break it and punch holes into the walls which is concerning.

Very nice design. The management is reactive.

Telford is a well known constructor with leading experience in this domain.

Just wondering if Telford will build the next development which is next to the building (it was planned to do so within 5 years but no news yet on this)

Please tell us what you like and dislike about this area:

Regeneration area but with a lot of potential within the next 5 years.

Despite being close to the DLR and motorway, there is no noise (good isolation)

Please share one thing (or more) which you wish you had known before you moved in:

The sole negative aspect is the increase of the service charge.

How has the building management responded to any problems or issues you have raised:

Very réactive. Had raised several queries when we moved and everything has been addressed.

I really like the view from my flat, the furniture and electronic appliances are of good quality.
Building management and property management have been doing their work well so far.
The drawbacks of having many big windows thought are that it can get pretty warm on a sunny day and drapes do not really help. Also, since there are more windows and fewer walls, and the glass of the windows is a bit old, noise isolation is not perfect, can definitely be better if new glass is used. Not a big fan of having post box opening on the entrance door since it does not completely isolate flats from each other.

Canary Wharf with its big shopping area is about 10-15 min walk which is really convenient. Blackwall station which gets you into the City in about 15-20 min is only 5 min walk as well. There is a Tesco Express nearby as well which makes it easy to do quick small grocery shopping. But there are also other shops near All Saints (actually a quite big market) and near East India station, both within 15-20 min walk as well. So far the area has been safe and kept clean.

Please share one thing (or more) which you wish you had known before you moved in:

You pay for hot water and heating by topping up a meter and the company handling it is really bad, had to call them 10 times until they finally set up my account properly. Have not had issues ever since though.

How has the building management responded to any problems or issues you have raised:

They are usually quick to act but fortunately have not needed to use them much so far.

The development was designed well. I love the fact there are two communal roof terraces. Plus the courtyard plaza is a good feature. I was initially not a big fan of the sharp angles in the main tower because that would have given funny shaped rooms. I am pleased to say that the development is maintained well and has stayed in a good condition.

Its great living in zone 2 and within a short walking distance of Canary Wharf. There is a good local vibe in Poplar with several shops and cafes. There is a Tesco store just two minutes walk away. Most of the good restaurants are a 15 minute walk away in Canary Wharf. There is limited street parking. The traffic noise is not too bad.

Please share one thing (or more) which you wish you had known before you moved in:

I should have asked questions about the internet broadband provider and the speed of the service.

How has the building management responded to any problems or issues you have raised:

The aftercare service was very good. The developer responded to any snag defects without any issue. All the snags were dealt with.

Building design is beautiful and aesthetically pleasing to the eye but bedrooms are too small and narrowed, prefer box rooms over cornered rooms.
Add parking for residents of the building under our flat.

Good range of shops nearby such as tesco, corner shops and poplar market.
Great transport links – DLR station in blackwall and All saints as well as many busses to Canary wharf and Mile end.
Parking availability is a problem as we have to park further away from our building and walk a minimum of 10 mins.
Traffic is not bad happens once in a while.
More bins should be added to our street.
Overall area feels safe however there are a few gangs.

The bedrooms are too small and cornered making furniture harder to place in places.

How has the building management responded to any problems or issues you have raised:

Yes windows and bathroom doors have been faulty and we have received help to come and fix them.
The main outside door has been open for a long time due to someone breaking the lock but now both outside and inside doors have been fixed with a lock added – makes residents feel more safe and secure.

Amazing building with a beautiful concierge, stunning gym and beautiful views. The gym is very well equipped with everything I need and good opening hours. The room is spacious with amazing views of london. The rooftop is amazing; a great place to being guests.

Living here is a great location since there are shops, restaurants, bars, supermarkets within walking distance. Plus, central london is within 20 minutes on the train! Best of both worlds

I would like to have been more aware of the route to Canary Wharf since I was confused on how to get there when I first moved in

Helped instantly, there have been no issues with customer service.

Modern building with well trained concierge team and nice gym facility.
Rooftop area is unique, flats are modern with top design.
It’s a great place to live and also a great investment opportunity since the area is growing and surroundings being developed.

Great area, well located just minutes from Canary Wharf and with good connections through DLR, underground (jubilee line) and soon the Elizabeth Line.

Market is very dynamic and opportunities go away very fast

The development is very nice and has all ammenities needed for our enjoyment. Love the fact it has a gym on site and there is a concierge. Be good if the gate to the supermarket was open so you could cut off the corner but all in all very good and impressed.

The flat is in a nice area but there is occasionally rubbish in the street which can make it look untidy.

How noises the trains are outside and that it is on a flight path but you get used to both

Yes, we had an issue with the oven initially and they were very helpful

Great building but could be better once development is complete

Great building design and superb concierge service. Great facilities management
Biggest downside is that the development was supposed to include the next two plots which are currently light industrial units. Hence come evening, it gets deserted and has quite a nuisance in litter from local youth hanging out

Very close to Canary Wharf, so that brings all the facilities of CW to a 20 min walk – jubilee line, bars, cafes and a huge waitrose. There is a tesco next door to the development but that would be it. Not a really nice local area – shops a bit run down, some noise from the DLR tracks, a distinct lack of a village green, community and market.
Alternatively a 5 min walk from Blackwall DLR and ability to reach central London quickly.

Please share one thing (or more) which you wish you had known before you moved in:

Time taken to reach Canary Wharf and most importantly the fact that phase 2 and 3 of the development are still pending with no timeline for completion

How has the building management responded to any problems or issues you have raised:

Yes. Concierge and facility manager take immediate action including problems with boiler, litter and noise

Nice flats but too loud

The development is nice and the flats are very good-looking. The rooftops are amazing, with great views. However, we had to move out because it was extremely loud, the windows are not soundproof and the noise of trains coming from Poplar depot kept us awake all night. In summer when it is hot if you want to keep you windows open during the night you have to accept that you won’t sleep because trains are moved around the depot at all hours of day and night, making a very loud squeaking noise.

The area is good if you work in Canary Wharf however not very safe at night.

The noise made by the trains.

If there is one thing you would change about your flat or property what would it be:

Putting more pressure on landlords to fix issues in flats
