Bellway Phase II Legacy Wharf - avoid

Darcy B (Owner)

Aug 2023

Bellway's poor design for our interior roads has no possible way of making us the (mostly) car free zone that LLDC's planning permission. Realsing this, to prevent unauthorised cars from parking on site Bellway installed a barrier, contrary to an access clause in our leases. Bellway, the Property Management company (the appalling, now defunct DJC - replaced by the even worse FirsPort) and in particular the Concierge provided entry fobs to anyone who asked that was willing to cross their palms with silver (ie backhanders, no questions asked). This included (and continues to include) a car dealer who displays his line of Fiats and other vehicles on our site. He is not a resident. Bellway are fully aware as they have allowed him to park his cars for sale on the Phase II grounds. Bellway's promises for an even greater car-free zone for Phase II is simply not achievable in their hands. They are not capable of designing such a site and they do not care.

Please tell us about the good and bad aspects of living in your local area:

Do not trust BELLWAY's promises for Phase II. Ask any embattled resident living in Phase I. Bellway are liars who renege on clauses in contracts. They have no regard for regulations. You will not get what you think you are signing up for. Bellway have had a devastating effect on our community. Buy in Phase II at your peril.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had read honest reviews of Bellway as I would not have bought in Phase I or any other of their developments.

What is the best feature of your home:

The community of wonderful, helpful, friendly neighbours who have softened the blow of continuous, ingoing battles with Bellway and DJC / FirstPort .

Nice development ruined by surroundings

C (Tenant)

Feb 2021

The apartments themselves are nice, high quality with good fittings and large balconies. The kitchens are lacking a dishwasher which is disappointing for a new build. They are however not soundproof to above - footsteps are incredibly loud. Building amenities include a nice courtyard and a large gym but that hasn’t been open since I moved in. The concierge isn’t 24/7 but useful for parcels. Transport wise you are fairly close to Pudding Mill Lane station and Bromley-By-Bow so you aren’t short of connections really. The entire development however is ruined by the immediate surroundings. It’s located in an area marked for complete redevelopment but that is several years away at least. For now the area is a wasteland with nothing around it and a foul smelling waste plant which will be there until 2022. In 5 years this might be a nice place to live.

Please tell us about the good and bad aspects of living in your local area:

Like - If you don’t mind the walk, Stratford/East Village and Hackney Wick have lots of choice for restaurants and bars, and the Olympic Park is close by. Dislike - the immediate surroundings are a wasteland and an atrocious place to be. On one side you have a busy road, and all around you is run down warehouses and a waste plant which stinks almost all the time. There’s literally nothing within a 20 minute walk so be aware of this.

Please share one thing (or more) which you wish you had known before you moved in:

How distant it was from everything. If you want things to do on your doorstep this isn’t the place for you.

Please share one thing (or more) which you would change about your development:

The surroundings. Finish the redevelopment of the area.

I would recommend buying chairs to sit on the balcony as it’s absolutely beautiful!

What is the best feature of your home:

Best feature is the view in my personal opinion, i cant stop looking out of it!

Lovely apartments in a well connected, up & coming area of east london

Louise (Owner)

Verified Resident

Aug 2020

Spacious apartments with high quality fittings & finish. Property is still being managed by a third party rather than a designated development management company so a few issues with speed of efficiency relating to communal/block issues, however any personal issues I have raised with the customer care team have been resolved to satisfaction.

Please tell us about the good and bad aspects of living in your local area:

Excellent transport links through pudding milk lane DLR, Bromley-by-bow district & Hammersmith lines and nearby Stratford & Stratford international for train links, Central & jubilee line. Olympic Park & victoria Park both within close walking / cycling distances as well as hackney wick/here east for local restaurants & bars. Up & coming area so lots of ongoing development with sugar mill island development just across the road which will provide further retail, leisure & business.

Please share one thing (or more) which you wish you had known before you moved in:

That it would take this long for the waste management plant on Barbers road to be demolished. This was due to happen in 2019 but it is still there & operating which produces a bad smell when you walk past.

Please share one thing (or more) which you would change about your development:

The radiators are in inconvenient places in some rooms, too many visible plug sockets/power boards and I had to install an additional spotlight in the main bedroom.

Peaceful and private, but still close to the action

Mr Z (Owner)

Verified Resident

Aug 2020

The development is sensibly designed with a central communal courtyard/garden. There is a concierge 5.5 days per week and a 24/7 gym. The current building manager is attentive to issues raised and has begun circulating a helpful newsletter to keep us up to date.

Please tell us about the good and bad aspects of living in your local area:

The area is currently pleasantly quiet (but not eerily quiet). A big supermarket is only 10 minutes walk away, the Olympic Park is only 10 mins walk away and the DLR station is only 5 minutes walk away.

Please share one thing (or more) which you wish you had known before you moved in:

Nothing - I felt fully informed.

Please share one thing (or more) which you would change about your development:

I would like to have seen higher quality finishing and pride in the finished article.
