Landmark Pinnacle, E14

I have. reported in the past the fact that the lifts in this building have been in and out of operation for over 5 years now. WHEN WILL SOMEBODY TAKE NOTICE??? Obviously never . 2 months ago I was trapped in one of the lifts. Tonight all lifts ALL LIFTS were out of order once again until 3AM. If you're buying one of the penthouses take notice how difficult it will be to get to your home.

I live on the 69th floor of the Landmark Pinnacle which has become a daily struggle with chronic as well as dangerous lift failures. What should be a flagship residential sky scraper has instead become a daily endurance test where residents joke about how "we take our chances". The situation has been ongoing for 5 years now. It was something I used to say (in my typically optimistic way) “oh it's only teething problems with a new building.” This has proven to be sadly untrue. It has become chronic and systematic with a feeling that we are taking a gamble with our lives to go back to our homes - not funny but dangerous. The lifts fail CONSTANTLY. NOT UNPREDICTABLY BUT CONSTANTLY. Here I document only the past week: 18/04/27 2 LIFTS OUT OF ORDER 17/04/26 ALL 3 LIFTS OUT OF ORDER. - NO ACCESS TO OUR HOMES 18/04/26 LIFT F OUT AT 9:20AM 18/04/26 ALL 3 LIFTS OUT AT 12PM - NO ACCESS TO OUR HOMES 18/4/26 ALL 3 LIFTS OUT AGAIN AT 4;52 - NO ACCESS TO OUR HOMES 19/4/26 1 LIFT OUT OF ORDER AT 8:30AM 20/4/26 1 LIFT OUT OF ORDER AT 9AM 20/4/26 1 LIFT OUT OF ORDER AT 12PM 21/4/26 (AT THIS MOMENT) 1 LIFT G OUT OF ORDER These failures are not inconveniences they have created genuine safety risks. Neighbours have been trapped in and had to be pulled out to safety. Medical teams visiting 2 disabled people were not able to get to their patients. grocery deliveries and appointments have had to be cancelled as people are left stranded in the lobby. Living here means the insecurity of not knowing if you will be able to get home, go out or get help when you need it. Until, the lift system here at the Tower of Terror is rebuilt, modernised and properly maintained, the building can not be considered safe - and certainly not worth the premium that we paid and pay to live here. Our concerns have been sent in writing to the governmental departments that handle this type of situation especially in high rise buildings. I have also informed all the managers of the building itself. There has NOT BEEN one reply! There has not been one apology. Then again apologies are cheap - like the way things are done here - on the cheap! I will keep this review updated every week.

I previously wrote a review "generally happy tenant". Since then, I have bought a (larger) flat in the building. Having considered various other options in the Canary Wharf area, my conclusion was, given location, building design and value for money, there was no other building in the area in which I'd prefer to live. As already noted, I think the location of the building is probably the best in the area. And unlike several other buildings in the area (e.g. Pan Peninsular, Wardian) it is also not right next to the DLR, so is not affected by its noise. The flats in Landmark Pinnnacle are all pretty spacious and I particularly like the large open-plan living/kitchen/dining spaces in the 2 bed flats. Flats in some other developments I viewed felt quite cramped. Ceiling heights are not terrible, but I would like them to be a bit higher, but this is a common theme with modern blocks in the area. The range of facilities and services in the building is excellent. Having a dedicated parcel room is extremely convenient. The 56th floor gym is fantastic and probably unrivalled compared to others in the area. The private dining rooms (which have large attached professional kitchens) are also a great facility, allowing you to entertain a large group of guests. The cinema and attached bar/lounge space is also very well done. The only thing lacking is a swimming pool. I think the sale prices of flats in the building compare well with others. Clearly they are not cheap, but they are cheaper than the new developments in Park Drive and probably slightly cheaper than the Wardian. Service charges in the building are significant, but I would say reasonable given the level of facilities and services in the building and compare favorably with those of other similar buildings. I previously lived in a Victorian conversion flat and the service fees there were roughly half those in Landmark Pinnacle. But, you get what you pay for: a plethora of facilities and services at Landmark or absolutely nothing in a conversion flat. We also have onsite cleaning and maintenance staff who do a pretty good job of keeping the building looking presentable and dealing with issues when they arise. Compare that to a conversion flat where you will either be doing things yourself or constantly calling up the management company. Service charges have also been fairly stable the last few years. They have gone up modestly in 2026, but actually went down in 2025 so are now roughly where they were in 2024. We also had a rebate last year. I very much enjoy living in Landmark Pinnacle. The location is very convenient, the building feels high-end, safe and secure. It is also generally very quiet and I've had no issues with things like heating and hot water that haven't been addressed fairly quickly. Like all the other high rise buildings in the area, it does suffer from creaking in high winds, but this only really occurs to a significant extent when there is a major "named" storm, so not very frequently (handful of times a year) and even then hasn't caused me to lose any sleep, so not a major issue at all.

I have lived in the building for about 2 years and enjoy living here overall. The entrance to the building has a high-end feel, having a large lobby with attractive furniture and concierge desk. There are usually around 3 staff working in the lobby as security/concierge. This gives an impression of a secure building, although in practice I don’t really know why they need all these people or what they are actually doing all day! Entry to the apartments is quite secure, requiring fob access to enter the building and then again to enter the lifts. This has been improved further recently as you can now only access the floor on which you live via the lifts. There is a parcel room, which also accepts food deliveries. This is a very convenient service, although you cannot collect a parcel after 8pm, which is a bit early (food deliveries are left there at any time but not securely). The building has a plethora of facilities including gym, lounges and a roof terrace. Some, such as a children’s play garden, seem rather pointless as there are virtually no children living in the building. A swimming pool is the only facility that is lacking. I’ve not experienced major problems with the services (heating, water, air con) in the building. The building is very well insulated and has a tendency to get very hot. This means that you do not need to use the heating other than on the coldest of days, but you will need to use the air cooling (or open the window widely) for most of the year. My biggest issue with the building is that it creaks in very windy weather. These tall buildings are designed to sway slightly in the wind, but this leads to creaking in stormy weather. Most of the year this is not an issue, but in winter, in particular, when storms can be frequent this is quite a nuisance and can disturb your sleeping. This is a structural issue that seemingly cannot be fixed. It does appear to affect some floor more than others. Whilst commentators in the media would describe these as “luxury flats”, I would not really regard them as such. The fit out of the flat is decent but none of the fixtures or fitting are “luxurious”. There are no design elements of note within the flats, it’s all very utilitarian. A major gripe I have with developers of flats in the UK is that they always make ceilings as low as possible and that is no exception here. The ceilings are far too low. Perhaps developers don’t understand that people pay more for properties with higher ceilings - that is why first floor flats in converted Victorian town houses are so desirable and expensive. There are seven lifts in the building: four serving floors 11 to 56 (floors up to 10 are for a separate hotel) and three serving 56 and up. Generally speaking the lifts work well but inevitably they go out of service from time to time. If even one goes out of service this can mean considerably longer waiting times.

Square and Partner's design is efficient, clean and tidy. Facility without swimming pool keep service charge reasonable level. Gym with a view and the golf room is easy to book. Building management sort out hot water issue or lift service in a timely manner. Concierge and post room team are well staffed and friendly. Building is pet friendly, my 2 cats enjoy morning breakfast with a view. It is convenient for young people.
