Gallions Point is part of the mixed-use Gallions Quarter development by Telford Homes. It comprises of 127 apartments. In addition, there is commercial space and landscaped courtyard gardens for residents to use. The development is located next to Gallions Reach DLR station, and near to Royal Albert Dock. Nearby Custom House will soon be home to a new Crossrail station.

London living at its finest!

Love the courtyard area. It feels very secure. The development is close to the water, you have the luxury of London living without the craziness that London brings.
I instantly felt at home when I moved into this property and anyone who visits falls in love with it also.

I wish I had known how close the property is to the Thames. This was a wonderful surprise

Over all, it is good for the price, as a first time buyer, it had everything I wanted and for the price wouldn’t have found it anywhere else is London. All the staff are brilliant, Telford can be a little slow getting back to you about anything, but only by a couple of days.

Not a lot or restaurants or bars, however over time it will build up and you are close to the dlr

Parking if you don’t have a space!

overall a great development that is growing. the design of the interior is being damaged in communal areas and needs up keep. also, there is a need for further coffee shop, restauratns and other communal stores needed and the development should look for these

great location into london. poor number of shops in the area.

the dlr sounds – they didnt mention that the horns blast at past midnight next to the development.

Great location for runs and walks

Flats are nicely designed with higher than average ceiling giving the feel of space. There is a residents lounge which is hardly ever in use , I never did and it seems pointless expense. There is communal garden which is quite nice. The good thing is that building has a bike storage.

It’s great location for lovely evening walks or morning runs. The river is just 2 mins away and looks a stunning at any time of the day. Close to loads of shops.

Loads of mosquitoes in the area !

How has the building management responded to any problems or issues you have raised:

On average the response time is quite long, however they do always come back with any queries asked.

Gallions reach

Design and facilities are fine, it is a basic residential building with a communal garden. Management and property management are decent but staff often lack friendliness, but they are mostly helpful when needed. Cleaning is great however and the cleaner does a good job

The only shop around the area is a coop and we lack in other varieties. We also lack guest parking. Bin collection is good

I wish I had known the travel distance to central LONDON from this property.

High spec, modern and spacious apartments

Very spacious and high spec apartments with large balconies and views of the River Thames. Integrated Smeg appliances. Excellent customer service from Telford with visits to fix any snags. Excellent property management including regular cleaning and 24 hour concierge and CCTV.

Residential feel. Up and coming area. Lots of nearby amenities with a retail park nearby, Co-operative on the ground floor and excellent gym, gastro pub and cafe across the road. Excellent transport links to the City with the DLR and bus stops on your doorstep. Regular waste and recycling collections.

A very quiet development which is a bonus!

How has the building management responded to any problems or issues you have raised:

No significant issues since moving in other than minor snags with property which Telford arranged to fix in a reasonable time.

Others have said the outside of the block looks like a prison development

Nowhere outside the property is the house number, so no one can find where to enter. This makes it hard for delivery drivers and guests to find where to enter our property. The inside of the property is also a maze to find signage of where to go. Others have said the outside of the block looks like a prison development. Leeward has its post boxes designed in an inappropriate place that isn’t accessible from the front and leads to severe delays in getting mail.

There aren’t parks for children close by the vicinity so kids tend to play in development courtyard, make lots of noise and litter. Local area is still very quiet in terms of having shops, takeouts and entertainment facilities.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I knew the low walls outside my ground floor flat is so low and hedges gets trimmed so short that it would cause me so many privacy issues. We have permission to have a dog but we don’t have permission to have a small barrier for our dog to not run out into courtyard.

How has the building management responded to any problems or issues you have raised:

Building management hasn’t reponded to all of the problems or issues we raised. Communication is very poor and property manager doesn’t respond to all concerns. Emailed about fire hazard concerns such as people’s cigarette butts being thrown into our garden from their balcony and burning things like our garden mat but never received a reply from property manager. They’re not concerned about issues raised on the development and it worries me when I think about whether I’ll live here long term.

The building is well maintained. Did not face any issues till date.
My 1 bhk flat is very well designed with a large bedroom, ample cupboard space. Also enough space inside the bedroom to keep a large gaming table chair set up, additional Cupboard etc. The bedroom size was the key reason why i went for this house while renting. Not to mention very spacious balcony, very close to the thames river, there is beautiful walkway next to the river for evening run. The flat also has heated floors.
From the house I have access to one of the best gym facilities nearby (Sportsdock). Just a few minutes of walk and there are 2 major shopping hubs “Gallions reach Shopping Park” and “Beckton Triangle”.

Beautiful location.

The development is of a very high standard and quality. I think Telford does not do a good job in self promoting itself on design compared the other UK builders. The kitchen quartz finish was terrific and clever use of design in the bathrooms. Excellent ceiling to floor windows that makes use of the Sun aspect. Just very well thought through architecture. The PM is something that can be continuously improved but the Concierge team is fantastic – great assets!

As it’s a new development, facilities are ramping up but of very high quality. It is starting to become a good commuter town to the Wharf and City but with a arts and creative vibe given the demographic. Telford’s winning strategy was putting a grocer right under the development. Otherwise, all locational aspect is fantastic.

Please share one thing (or more) which you wish you had known before you moved in:

The fact that you get so much sun on a good day as when we viewed it was rather cloudy and gloomy. The other thing was how fully fitted the bathroom and kitchen were with quality appliances.

Building management has always been prompt and attentive often resolving any problems on the same day.

It’s not bad, but there is a major window flaw

Generally speaking, it is a good building, well planned rooms, great concierge team. Property managers (R&R) are good with communication.
what is really bad about this building- is the choice of windows! The noise and air isolation is extremely poor. every couple of months we have to request Telford to send someone to tighten the windows, but every time is just like putting a “band-aid” instead of actually changing those terrible window frames.

Good: pretty cozy area with a nice path by the docks. Well connected to the city center. Bad: area is still developing and we are really missing some basic things around: dry cleaners, coffee shops, specialty shops etc. It is missing a neighbourhood feel. Also, there is no guest parking or proper loading bay for the residents- so there are always some issues if a big delivery coming in.

12 and 2am when the DLR trains are coming back to the depo- they beep very loudly while moving along the platform. You get used to that, but forget about open windows at night during hot summer days.

At the beginning we had to chaise them a lot. When Elaine took over, it got better. She is doing an amazing job, communicating quickly. But with a window issue- Telford doesn’t want to fix it properly…

Suggestions for creating a good living environment.

There are no park facilities in this area.
I would like to create a park that is a green space and a promenade connected to the adjacent River Thames. By doing so, this area will be reborn as a desirable neighborhood to live in, not an isolated space at the edge of London. This will improve the quality of life for people living in this area, which will soon drive up house prices and bring wealth to local developers.

Please tell us what you like and dislike about this area:

The good thing about the area is that it is close to transportation and shopping malls.
However, there is a lot of dust because of the housing complex being developed nearby, and the streets are full of garbage. It is very easy to see discarded cigarette butts and food wrappers on the road. These problems cause mosquitoes to be easily seen even in winter. Several pests, including mosquitoes, have been linked to health problems for residents.

And some of the residents have no regard for their neighbors. There are parties and cannabis smokers between 1:00am and 5:00am during the unmanaged hours of the City Council. These problems reduce the quality of life of the residents.

The first problem mentioned above can be linked to epidemics. To solve this problem, it would be good to install a mosquito net on the windows of the apartment to prevent the entry of mosquitoes.
And for the second issue, noise and cannabis, it would be nice if the rental agreement made a rule that bans these behaviors.

I live on the last floor of a building. From September to early December of last year when we moved into this building, we saw a lot of mosquitoes. Mosquitoes swarmed by thousands in the middle of the day, and we couldn’t open the windows because we were worried about getting an infectious disease like malaria. When the windows were not opened, the temperature in the house rose to 40 degrees and it was so hot that I couldn’t breathe. Perhaps these mosquitoes are due to the unclean environment around them, adjacent docks (stagnant waters, hatching areas for mosquito larvae), and the roofs of buildings formed of weeds.

Summer is coming soon. I am concerned that mosquitoes and the high temperature in the house will harm the health of my family.
If possible, it is advisable to install insect screens on the windows of the houses on the last floor of the building so that the windows can be opened and the temperature of the house can be lowered.

In fact, there are many houses with insect screens on the last floor of other apartments in the area.
Please take my advice as a reference and think seriously about installing insect screens. If it is difficult to install an insect screen, it would be good to provide an air conditioner or an alternative to circulate the indoor air.

Finally, last year I photographed swarms of mosquitoes. If anyone wants to see these videos, I can send them to ‘Telford Homes’.

How has the building management responded to any problems or issues you have raised:

The manager of the building solved the problem we posed. But it didn’t happen immediately. We repeated several calls to the building manager, and after filing a claim, the problem was resolved.
