I am living in Fizzy Walthamstow more than 3 years now and i couldn’t wish for a better Flat! Amazing design and very ergonomic and you can take advantage only any available space! Building Management is very helpful and especially our Bob, Jason, is a piece of gold! He’s very kind, supportive and always so keen to help anyone. I think people like Jason are making the difference among the properties. Building itself is very secured and one of the most important elements. Pet friendly, nice communal areas.

Very convenient location, less than 5 minutes from underground/overground Blackhorse Station and 10 min walk from St James Street overground station (to Liverpool Street). Nice and quiet neighbourhood, next to Hermanos Coffee, Yonder, Co-Op, Tesco, local breweries , 10-20 mins walking from nice parks and wetlands.

Provides alternatives to commute when there is a strike! Underground/Overground/Bus!
How has the building management responded to any problems or issues you have raised:
Yes, and especially Jason, our Community Manager, is absolutely on top of everything!
Building maintenance non existent
Building management is terrible. Lift has been broken for weeks and no urgency to fix it. Very inconvenient to walk up and down 7 flights of stairs everyday. Terrible. ..

No parking, a few restaurants and bars around. .

Would never have moved in if we had known this was how they respond to urgent maintenance repairs needed in communal areas.
How has the building management responded to any problems or issues you have raised:
No response to over 2 weeks of broken lift- no urgency to fix. So inconvenient for tenants and landlord doesn’t seem to care.
A great development, with great helpful property managers
The development is great, really well made. The only thing I’d mention is the main two doors for Q1 which don’t properly shut.
The property management is amazing, Jason, Anu and Richard are honestly so helpful and will jump on things very quickly, helping with the best attitude 🙂

There’s not much around here, but the good thing is that the tube station is close so you can jump on a train and go to nicer more happening places. The wetlands are great, but it’s not the same as having a park next door, as the only open at 9:30am and close at 4:30pm, so if you wanted to have a stroll before or after work, you wouldn’t be able to.

Yes, they were on it as soon as we flagged things. Booked maintanance straight away.
Loving life in Walthamstow
The management does its best to be on top of repairs and maintenance and Jason our manager is really good at communicating, very easy to talk to and understanding.
The design is great, all the furniture that we use in the flat is high quality and modern.
The covered parking is so convenient since we dont use the car very often. It feels really safe with the gate outside too.

The proximity to Black Horse Road station is ideal to get to central in 20minutes or drop off my kids at nursery via the overground.
Lots of cute restaurants and cafes by st James street but also Hermanos at our doorstep which is perfect for my daily caffeine fix.

I wish we had known we wouldnt be able to renew our 3 year contract since now all that’s on offer is a rolling contract or a 1 year contract.
How has the building management responded to any problems or issues you have raised:
Jason and his team onsite are incredible but while every resident appreciates Halloween and Christmas celebrations organised by Fizzy, we’d rather cap the rent and have water and a working lift. Priorities…

Have loved living at Walthamstow Fizzy!
In terms of facilities, while there may not be as many amenities as some nearby rental buildings, the offerings depend on individual needs. The real standout is the building management, which is nothing short of fantastic. Shout out to Jason, Anu and Richard! They consistently go above and beyond to ensure residents have a positive living experience. I feel secure and safe, and any issues with my flat are promptly and efficiently addressed.

Good Aspects:
Vibrant Community Life: The presence of independent businesses builds a strong sense of community, making the area feel welcoming, inclusive and close-knit.
Dynamic Atmosphere: The constant activity in Walthamstow Central, Lloyd Market, the Wetlands, local breweries, and food stalls around the corner at weekends provides a lively and engaging environment.
Convenient Transportation: The proximity to the Victoria Line offers quick and efficient public transportation, making it easy to navigate and access other parts of the city.
Quiet Environment: Despite the lively atmosphere, it’s great that the area is also quiet, providing a nice balance.
Safety: It’s also important to mention that I’ve always felt safe returning home at whatever hour.
Challenges:
Limited Parking: The lack of parking spaces can be a challenge, especially for those who have their own car – and renting a car space is expensive with a long waiting list.

I regret not realising sooner how wonderful it is to reside in this area; I would have moved here much earlier! The nearby coffee shops, bakeries, breweries, and restaurants consistently impress, and the friendly atmosphere and weekend activities have been truly enjoyable.
On the flip side, I wish I had been aware of the spider issue on the balcony, likely due to the proximity to the wetlands. Surprisingly, even for someone with a significant fear of spiders, I’ve learned that if you leave them undisturbed, they tend to keep to themselves and stay outdoors.
How has the building management responded to any problems or issues you have raised:
Whether it’s assisting with shelf installation or addressing issues like fixing the washing machine to the flush in the guest bathroom, Jason, Anu, and Richard consistently exhibit remarkable speed and efficiency in resolving any property-related concerns.
Suits us just fine (and it’s very sounds proof)
Our management is brilliant – Jason is really one of a kind. Helpful and he always remembers past interactions. And he’s always empathetic when things go wrong or not quite right. Building wise.. it is what it is.. a new build. Nothing fancy and nothing terrible. It’s easy to keep the flat clean. One thing I would say.. is how incredibly quiet out flats are. You can’t hear ANYTHING from neighbors in our flat.

Right next to cafes and workspaces and gyms! Feels like a great community. It’s easy to get into central London from here without feeling like central London.

Not much really. We do really like living here. I work from home full time and I love how quiet and peaceful our flat is along with the amazing light and privacy.
How has the building management responded to any problems or issues you have raised:
Yes they respond to all. Since Jason has come back it’s been much more and a lot smoother.
Great place to live!!
The property is a new build and very well secure with multiple doors for entry. Property management is also very reliable. We have also hired furniture and all our furniture was ordered for us. New furniture is always an added advantage since you get fresh mattresses which our clean and hygienic.

Living in my local area offers a great balance between connectivity and recreational opportunities. The range of local shops is diverse, providing convenience for daily needs. Plenty of breweries around!! The nearby Walthamstow Forest is a gem for evening strolls.
Transport links are excellent, ensuring easy commutes and accessibility to nearby areas. However, occasional road blocks can be a drawback. Parking availability on my street is generally good, and regular bin collections maintain cleanliness.
In summary, the area’s great location, connectivity, and recreational options make it a wonderful place to live. The diverse local scene, combined with easy access to public transport and green spaces, outweigh minor inconveniences like road blocks.

I think we got a view of pretty much everything we needed!
How has the building management responded to any problems or issues you have raised:
We had a couple issues with the balcony cleaning as it wasn’t deeply cleaned before getting the house keys however, that issue was resolved within a couple weeks. Our washing machine was also not functioning which was replaced within a month of moving- was a bit inconvenient but the issue was resolved soon.

property managers jason and anu are amazing! – will always organise regular events for tennants. They are easy to contact and will always respond to queries promptly. The building design is okay, communal areas and corridors cleaned regularly, outside windows twice a year.

Located in a very diverse area. 3 min walk from undergound and overground. driving wise; 10 mins to the north circular. asda express/tesco express/co-op all within walking distance. f45 (for the gym people) located just behind us. also near the walthamstow wetlands for an afternoon stroll. never had any issues with noise or antisocial behaviour. personally think it is a great place to live, especially if you wfh, rooms are big enough for work desks and also co-working space in the building, and loadss of cafes around.

yes – i have raised problems (usually nitty gritty stuff, nothing major) but they respond promptly and deal with very well. they have helped me build things in my flat out of kindness, have held my deliveries etc.
Excellent property in an excellent location! It’s a must!
The development itself is very good. It’s a nice modern complex with all amenities one could ask for. The flats are spacious, airy and divine. The building management is also excellent, they are always on top of everything and ready to assist you in anyway possible. The only complaint would be that before moving in, there was a lot of promotion around the building app but after moving in, we realised that there isn’t actually an app

The area is absolutely phenomenal. Because it’s in Zone 3, everything is at extremely affordable prices including groceries, home goods, restaurants, pubs, etc. But despite that, it has excellent connectivity. You get to anywhere in Central London in 20 minutes. The street on which Fizzy is, is also one my favourite selling points. It is right on the main road but is still extremely peaceful and quiet, there’s never any traffic noise and the people in Walthamstow are so friendly. As a girl, I always feel safe coming home at night or early in the morning. Overall, would recommend Walthamstow to everyone.

Initially, after the viewing, we were a little worried about the area as it seemed very quiet but over the past month we’ve figured out that’s it’s one of the safest areas I’ve lived in during my time in London!
How has the building management responded to any problems or issues you have raised:
They have been extremely prompt with the responses. We had quite a few problems with the appliances in our flat when we moved in, but they were receptive to every issue and came back with proactive solutions to assist us in any way they could. Jason is really amazing!

The best place to live and most amazing staff!
Jason and Anu are amazing, they are always here for us with whatever we need. Richard is also great with maintenance, so responsive and things sorted quickly. I love the coworking space as someone who works from home. The events are amazing and always so much fun! We have been here almost two years and love it.

It’s a lovely quiet area, but also has things to do. Shops and brewery’s nearby which is great. Close to transport links but slightly further out to make it more residential.

Richard is so great and responds to us so quickly, always happy to help with any maintenance issues.
Staff are amazing
Our BOBs Jason and Anu are amazing. They are super helpful when you have a query and quick to sort out anything you need. The also host regular socials which are always good fun. We’ve only had one issue in the flat and it was fixed the next day. We also rarely hear the other people on our floor, we live next to a baby and it doesn’t disturb us at all.

The local area is really nice, we moved here to be close to central London but not be a in a really busy area and it does that really well, the breweries are great and we go to the local Lloyds market on Saturdays, living so close to Blackhorse Road station is super handy, and it’s rarely noisy.

I wish I had known that new builds in the area could not register for a parking permit with the local council
