I am living in Fizzy Walthamstow more than 3 years now and i couldn’t wish for a better Flat! Amazing design and very ergonomic and you can take advantage only any available space! Building Management is very helpful and especially our Bob, Jason, is a piece of gold! He’s very kind, supportive and always so keen to help anyone. I think people like Jason are making the difference among the properties. Building itself is very secured and one of the most important elements. Pet friendly, nice communal areas.

Very convenient location, less than 5 minutes from underground/overground Blackhorse Station and 10 min walk from St James Street overground station (to Liverpool Street). Nice and quiet neighbourhood, next to Hermanos Coffee, Yonder, Co-Op, Tesco, local breweries , 10-20 mins walking from nice parks and wetlands.

Provides alternatives to commute when there is a strike! Underground/Overground/Bus!
How has the building management responded to any problems or issues you have raised:
Yes, and especially Jason, our Community Manager, is absolutely on top of everything!

The property managers here are excellent, attentive and feel though they care about any problems we raise. When there is an issue they sort it out quickly, and there is an in-house team to support with anything that needs fixing within the flat buildings. Communal areas are kept clean including the outside spaces.

The local area is perfect for us, close to the tube station, breweries and the German deli nearby, and a climbing gym. The Victoria line gets you into central London in 20 minutes. As it’s a new building, unfortunately you cannot apply for a parking permit from the council.

I wish I had known that you couldn’t apply for parking permits if you lived in this flat block, and that there was a waiting list for parking spaces at the flat.
How has the building management responded to any problems or issues you have raised:
Yes, we had an issue with one of our toilets and the next day we had someone come to repair the issue.

The building and property management is one of the highlights of living here. The team is incredibly responsive and communicative. For any larger issues, the team communicates clearly and patiently explains what’s been investigated, what avenues of action are being explored and what the next steps are. The on-the-ground team treats residents equally and fairly through difficult situations where no resident is at fault but there are conflicts of interest, eg regarding noise complaints or the like.

There is a good amount of street noise but this is to be expected to be located a 3 minute walk from the tube station. The Victoria line is fast and proximity to this station offers easy commutes while being sufficiently out of central London with easier access to locations like Epping Forest or trains north from King’s Cross. The main drawbacks are that the area doesn’t have many good food options or areas to spend time walking, aside from when the Walthamstow Marshes are open for limited daytime hours, and large shops are a 20-minute walk or 15-min Tube/Overground ride away.

The team managing the site are friendly, approachable and respectful with an open door to discuss anything face-to-face.
How has the building management responded to any problems or issues you have raised:
Yes, they’ve responded promptly and communicatively, often being patient with my own delays when work picks up.
It’s a decent flat that is made great by the people
Great design. I never, ever, ever hear my neighbors. I do however hear everything from the street. The flat itself is lovely and feels brand new. I have a sizeable balcony (though limited direct light). All the appliances are perfect. I have heard that rent prices are increasing by a pretty steep amount, though, which I am hoping is not true…
Living here, however, is very much shaped by the three incredible team members – Anu, Jason, and Richard. I actually told Anu I didn’t want to write a review because I didn’t want upper management thinking it’s a good idea to move them somewhere else. They make this place a community. Anu is always friendly and happy to chat like she’s known you for years. Jason is so welcoming and cares about everyone so much. They both put so much effort into planning events for the tenants every month. And Richard is excellent – any problem you have will be sorted swiftly. Very swiftly. It’s amazing.
Jason, Anu, Richard – you make this place what it is. To whoever their boss is- please don’t relocate them. But do give them a raise.

Fantastic area, vibrant but also quiet. Walkable to the breweries, high street, reservoir, and more. Street parking is a bit annoying if you don’t have an allocated spot, as free parking times are very limited.

You can hear everything on the street. The shower drain design means it is constantly getting clogged. And without direct sunlight I won’t be able to tan on my balcony. But there are worse things to endure, I suppose. Even without a tan, I’m so happy I moved here.
How has the building management responded to any problems or issues you have raised:
Yes! Within hours! That’s why Richard is so amazing!
Fizzy living is fabulous. We cannot believe how lucky we are to find you.
Stunning spacious apartments with fabulous balcony. So much space. Washer and dishwasher included. They are managed to such a high efficient standard. The property management Jason and Anu communicate so well. They are so approachable and efficient. Any problem whatsoever is dealt with immediately. This part is what makes Fizzy different. No chasing landlords and letting agents. It’s an absolute game changer.

A perfect location. Victoria line 2 minutes walk and also the overground. Short walk into st James and Walthamstow Central. Fabulous shops, coffee bars, restaurants, supermarkets. Lovely coffee bars and cafes around Blackhorse Road also. Parking available

For a beautiful spacious apartment with no worries about issues. Great transport. Great eating places. And wonderful management. Only wish we had found u sooner.
How has the building management responded to any problems or issues you have raised:
Any issues are sorted immediately by Jason and Anu. This is the part that leaves u feeling so confident in the process. These two are an absolute credit to Fizzy Walthamstow. So approachable, friendly and sincere. Richard who deals with repairs has sorted a couple of small issues he is efficient polite and helpful.

Love the area and the transport links and amenities. Coming back to the property team again.
How has the building management responded to any problems or issues you have raised:
Yes, be it lift issues or internal water issues, they do get resolved very quickly. We have had one major issue with the lift but it was a genuine delay with a part from my understanding. Since then we have always be intimated in a timely fashion.
Great place to live
We recently moved here and we love it. The design is modern and aesthetically pleasing. Each area of the house makes sense! The kitchen is a proper size, the toilets are reasonably large, and the view from the balcony is breathtaking. Overall super satisfied.

Lovely area near the reservoir, with lots of bars near by. A few nights might get noise from people coming out of pubs.

You can’t have barbecue on the balcony even with an electric grill. But you can ask to have it near the shared garden.
How has the building management responded to any problems or issues you have raised:
The apartment came on a great condition and even if we had a few minor repairs, the building management team addressed them promptly.
Good value for money & well managed.
Building management are amazing, any issues are sorted out in an effective manner. Always helpful and constant communications. They arrange events to bring community and neighbours together. Building design is decent, rooms are spacious. Nice big balcony! Only thing is parking design and distance to underground parking if you have a spot.

Closest station is Victoria line approx 3 minute walk. Not far from wetlands – good for outdoor walking/running. Sufficient near by shops. Minimal outdoor noise. Parking is probably the only negative. Private land so no parking for guests that come to visit but can park on side roads after permit hours. Overall very good for value, would recommend.

Yes, all issues were responded to and sorted in a timely manner.
Lovely flat but expensive on your own
Both Jason and Anu from Fizzy are always on top of things regarding the flat. I also appreciate their efforts in organising social activities to facilitate getting to know our neighbours. If I were to make suggestions, that would be having more fitness/wellness activities maybe in the garden when the weather is nice, or having a gym in the development. Finally, the one down side is the fact that 1 bedroom flats are quite expensive, making it almost impossible to live alone.

I like the area, although it’s very suburban there are a few local amenities and things to do. I would like to have gyms closer at a more affordable price but it’s OK. I feel comfortable living here, and I appreciate having the tube station so close.

GOOD: I’d liked to know more the amenities around the area.
BAD: I’d like to know there were not affordable gyms within less that 20-25 mins walk
How has the building management responded to any problems or issues you have raised:
Very promptly. Whenever I’ve had issues regarding things that needed to be repaired they’ve been quick to respond. Furthermore, whenever there was something out of their control, they went out of their way to inform us of how things were going so far.
Great place to rent
A great place to live in although the insulation is not the best (rating C) so that would be the main issue for me. Apart from this the flats are very nicely designed and I feel v much at home here. Jason is the best thing about the property management on site. Thank you for all you do!

Love it around it as the area keeps on developing. Nice coffee shops and breweries all around. A very nice area to live in

We <3 Fizzy Walthamstow
I am really happy at Fizzy Walthamstow. I like the design of the buildings, the fact we all have balconies and I like the aesthetics of the interiors. Our bin store is located close to our flats which makes taking out the rubbish very easy. I feel secure in this development – the main gate plus 2 further doors helps with this! We do have issues with our intercom at times though which means we have to go down to let guests/delivery drivers in. My partner and I are happy with the building management and the property management. We really like Jason and Anu as a team and they are very helpful and put a lot of effort into helping it feel like a community here. It is super helpful that they take parcels in for us and notify us when they have safely stored them in a locker. Paul the repairs guy is also the best!

My partner and I love living in the area. The tube connects us to London easily as well as there being lots of buses in close proximity to the development. There are some great shops locally as well as all the fantastic breweries and places to eat like SlowBurn. Coffee from Hermanos is great! Bin day is noisy but this is to be expected, it’s done regularly which is good. The parks below and the lack of guest parking are the only things that get to me. I have a strong sensitivity to noise and the regular screaming/shouting can disturb me. I wish that we had space for guests to park and the parking fee per month is high.
