The good, the bad and the ugly

Overall impression is positive, with a friendly team. The flat tends to be of an average quality which means we have experienced a lot of repairs items break from the heating, to the carpet, doors and extractor fan. The flat is quite expensive for what it is in terms of location and facilities but a necessary cost if you want to have pets in London.

Please tell us what you like and dislike about this area:

The local shops are good and varied, we are also close to Bethel green for the social side and there are a number of parks close by for walking the dogs.

Please share one thing (or more) which you wish you had known before you moved in:

The set up of the bills is quite confusing as some are set up centrally like internet and heating (so if you experience issues it is a pain as the team won’t help but you aren’t the account holder) and others are set up directly by yourself such as council tax and electric.

Very good experience in a great location.

The building is a great location. The Fizzy Bob is always available to respond to any issue. Any repairs are completed in a timely manner with the tenant kept informed. The online forum allows for tenants to communicate freely which helps immensely for new tenants.

Best feature is the location, easy access to three tube lines, DLR and overground. Plenty of shops nearby.

That Fizzy have limited control over issues the heating system.

I always recommend Fizzy Stepney Green to my friends due to is location and proximity to the center. The “Bob” is always very helpful and I like the sense of community they create.

Great location if you work in the City or Canary Wharf, the apartments always feel brand new and have great amenities. Having an on site manager is very helpful and they are always very responsive. It is a little on the higher end in terms of price for the area but this is mostly due to the conveniences the building offers.

The neighbourhood is not the best, however, it is just 15 minutes always from Aldgate East and Shoreditch. You have multiple tube stops and lines around and the amazing regents canal which after a 20 minutes walk leads up to Victoria park.

I feel like the fizzy representatives where very good at offer all insights needed. Had no surprises and I believe they share everything there is to know.

The services are excellent – any time something isn’t working in the flat, it’s fixed ASAP. Also, facilitating the Facebook group is very helpful to communicate with other tennants

The facilities are very clean and well kept. The flat is spacious and maintained very well. The staff are very receptive and have good lines of communication. Little touches such as the library, coffee machine and parcel room service make the building much more homey.

The area is very well connected and the building is located near the tube, grocery stores and walking distance to some great parks and the Stepney City Farm. However, the neighbourhood is a little rough and there are some issues with illegal car parkings, speeding drivers, littering and damage to property.

Please share one thing (or more) which you wish you had known before you moved in:

One thing you only realize when you live in the flats is the vents that often make a noise throughout the flat. Also, while the heating typically is working all the time, the controls can be difficult to manage (ie doesn’t turn off when shut off)

Professional Living. Proper adulting

Fizzy Stepney Green, located between many typical run down east London flats stands out. It is modern, professional and very well maintained. It is the only place out of all the east london flats I have stayed at that I felt comfortable in and feel like I am getting more for my money.

Great building, poor neighbourhood

The building is new, well built, and the space is very well laid out to get the most use and storage out of the square footage. I have been here for a year and a half, and unfortunately, the neighbourhood is becoming increasingly unsafe. Cars are being lit on fire, right outside the building. People are getting mugged in the park at night, and there is increasing gang violence and knife crime in the area.The Fizzy community is wonderful, and I enjoy the social events and have become friends with several residents. I will be very sorry to leave.

Good transport links into central London, also quick to cycle.Not much worth mentioning in the local area.

There is a community facebook where residents discuss all things Fizzy Living, and offer to dogsit each other’s pets, etc.

Real dignified adult living for great value (if couples)

If you have rented around East London before you will know that Fizzy is really the only place for a fully independent, dignified and modern adult to rent. It is cheap if everyone in the house is a couple. AND they allow pets!

Great communal feel, and super pet friendly

Like the title says, there is a great sense of community here which is almost unheard of when you live in high rise apartments in London. Almost half the tenants have pets, so our dog has a lot of friends to say hello to and some neighbours even babysit each other’s dogs. The apartments are very well insulated and sound proof, never had to use heating much at all up where we live. The building managers (Bobs) are genuinely nice and they take away a lot of stress with dealing with L&Q directly, as well as maintenance issues. Everything inside the flats are to a high standard. Very happy here and so is my large dog!

The park behind is convenient – to take your dog to. Its pretty close to the station. which is nice. Dislike the sort of petty drug related activities happening in the park at night, also seen cops a couple of times. So the area isn’t perfect, but i have not felt unsafe so far but thats not under Fizzy’s control.

Please share one thing (or more) which you wish you had known before you moved in:

The parcel room is situation is not the best, because there is no 24 hr concierge sp parcels have been stolen many times from there. I wish there was a better system for that – but unfortunately, there is a small risk of things getting stolen because either some people have accessed illegally or the door was not shut. So I order some things to work now if they are too valuable and have to carry home which is a shame.

Lovely place to live

Laura was great at helping us pick the right apartment for us and we have already stayed for longer than we thought! My favourites: reception area makes you immediately feel like home and takes the stress away with sweets after a long day, Laura is always there with a smile and the parcel delivery room is a life-saver! We dont actually have our own pets but we love neighbour pets and it definitely gives the building a different vibe and has a great friendly community feel! Move in if you can!

Convenient

This is the place where I have been living the longest in London. I think I have been in the flat for four years now. Location-wise, it is a really convenient location. We have a useful Facebook group amongst tenants and the parcel delivery room is handy. All works well with the exception of the communal water heating system which presents annual issues, but this is not Fizzy’s fault.

The area is quiet and liveable. We are five minutes away walking from the tube. There have been some disorderly incidents in the area but luckily the residents are rarely involved in these.
