Love my Stepney Green

Building is very nice, cannot hear neighbors, very warm. Would suggest to work on the odors elimination in the garbage area just as a nice to have. Oceane – the property manager is a very attentive, easy to approach person, very customer oriented.

Very fast service, once I had a problem with a balcony door, property manager arranged handy man to come and fix it the next day

The building is well designed, in particular the insulation and the heating system make the flat particularly comfortable. There is an indoor bike park. The management is great, very kind and reliable, when there is a problem the answer is always very quick and useful.

The area is well served and with many options of public transportation. The streets around the building are quite and they seems enough safe.

There is a sense of comunity, that I didn’t notice in other places.

Good design management is amazing especially the building manager she is lovely. The flats are quite spacious and have a lot of natural sunlight.
The design is modern and the balcony is huge so is the perfect place to lounge. Also you have a communal space outside.

Lovely area and the flats are modern and nice. Overall lovely experience. quiet area and a park just a few seconds from the building and schools, transports, supermarket. You are a couple of minutes from everything!

Standard L&Q private renting with no benefits but more expensive

The building is a standard L&A building. The heating works great and is quite cheap given the price of the gas. However, it’s standard quality, fridge is quite poor and constantly creates a lot of ice and the extractor in the kitchen basically does not do its job. The flat was advertised with black out windows that are not at all blackout. The size is decent for London. There are Zero activities planning, there was a constant noise from a lift fuse for a month with no solution, on the weekends there’s no assistance at all and it takes a week minimum to get someone to repair something (after you follow up).

The area is residential and quiet. It has a lot of amenities nearby and it’s convenient for public transport. However, we’ve had a building site (a mosque) for 10 months making constant noise in front of the building, there have been harrasment to female neighbors in the park near by and it’s not really safe in some close areas at night.

Please share one thing (or more) which you wish you had known before you moved in:

All the Fizzy benefits and news and activities are a lie – there’s nothing, it’s just an expensive flat.

How has the building management responded to any problems or issues you have raised:

Oceane was great and did her best even though she was very short on maintenance resources and it was harder and harder to reach her as she was covering multiple buildings. Other people have been rude, agressive or careless. It has taken a lot of time to fix things and in some instances we just ended up fixing them ourselves. The situation with the lift was ridiculous, we had to spend weeks calling you and L&A and it showed there’s no difference between renting directly with L&Q and this.

Great Flat, Noisy Unbearable Construction Site In Front of It

The neighborhood is not particularly clean, there is a lot of drug dealing happening under the sun. They are not violent, but don’t be surprised if on Saturday morning there are crack smokers in front of your house. The building is pet friendly which means a lot of pee in the elevator as it seems the owners can’t take their dogs out in time. The cleaner is a wonderful person but Fizzy should increase the frequency. I often had visitors on Sundays , and felt embarrassed for the dirt in the elevators and surroundings. It’s a Bangladeshi area so you will find shops and services for their community. There won’t be leakages from the floor and the flats are warm during the winter. They increase the rent every year.

While flats are clean, and airy, I would avoid renting in this building as there is a construction site just in front of it which have been going for about 7 years. There is no end in sight, you won’t be able to keep a window open for the noise and the dust, while paying premium price for the rent. While the flats are well kept, if you happen to have an issue with L&Q, you will be waiting for days and weeks before it gets sorted.

Flats are new and clean, and there is a lot of light come in which is great.

How has the building management responded to any problems or issues you have raised:

While they respond promptly and act quickly for repairs which are in their control, they don’t own the communal parts of the site, so if something breaks there, you will have to deal with L&Q, an experience I don’t recommend to anyone.

New build, clean, great area, just works

The best thing about this is that the building is super well insulated and everything feels new. If you like everything to just work and be sparkling clean, then this is the place for you. You can easily keep your bathroom and kitchen shiny all the time because it is in such a good state. Also, if you are not good at fixing things, the On-site Bob is always super responsive and they come and fix or replace things QUICK.

Any questions you might have about bills are also easily answered by your BOB.

And it is so comfortable for deliveries to be able to come without you having to be in.

You can even open the door to the building without having to be in (doorbell gets routed to your phone).

Please tell us what you like and dislike about this area:

The building is so quiet, yet you still don’t have to walk much to get to a busy lively area.

There are good parks around, and cycling into central London is just EASY.

There are two Pure Gyms within 5 to 12 minute cycling ranges. One of them open 24/7.

The Main Street itself gets a bit messy (when it’s windy) on Fridays and Saturdays because the wind picks the overfilled bins.

You can walk to a big ASDA or small supermarkets in about 20 minutes or 10 minutes respectively.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I would have known that great insulation means that if you let your flat get hit by the sun it will stay hot. So you need a fan to cool it back down.

Great for winter, though.

How has the building management responded to any problems or issues you have raised:

They answer immediately through email. The only issue I’ve had is that my towel rack wasn’t working and they replaced the whole thing.

The internal block is beautifully kept and the flats are well designed. Sadly the exterior of the building leaves much to be desired, especially at the entrance with letters missing from the signage and rust on the entryway design which is very dated. However, as you walk in the building feels new, modern, very clean and welcoming.

Very little traffic noise, slight building noises but windows are good at keeping out the sound! Block is right next to a lovely park and area is kept fairly clean

Please share one thing (or more) which you wish you had known before you moved in:

When moving into a building that promotes itself as dog friendly above all else, I would have thought that the communal garden would be included in that in the way it’s described on the website. Turns out no dogs allowed in communal garden.

Additional cellar/loft storage would be great for bulky items (boxes or suitcases). When I asked the management explained that there wasn’t any but they were very happy to look and see if they could find somewhere for me, so wonderful service

How has the building management responded to any problems or issues you have raised:

Any issues raised were responded to immediately and handyman sent round same day – usual moving hiccups fixed almost instantly and incredibly patient and organised while we figured out the kinks!

The only suggestion that i might have is that maybe changing the colour of the wall or furniture will be better as it is all white. Furthermore the management is quiet good i think. For example when the wifi shut down the stuff still willing to resolve the problem in weekend.

Living in this area has been a good experience. First of all the enviroment of the flat is very quiet either in the morning or night. The furniture are quit new and if there any problem they can help to change without further payment . There is a lot of local shops around such as 5min of walk to Sainsbury. The transport links such as bus and underground it takes 5-10min.
The staff here is very friendly and you can ask any question.

I just moved in a few month ago and I am currently happy.

How has the building management responded to any problems or issues you have raised:

I encounter a few problem such as wifi not working or how to use facility in kitchen and they always help me with patience

4 years in the city and this has been my best rental experience so far.

Modern development in Stepney, great location, thoughtful service and a great community.

The flat layout is well distributed and with quality appliances. I haven’t had any issues that required maintenance, everything works as expected. Heating works well. The garden square within the building development is nice, with tall trees. The onsite property manager is polite and helpful, and quick to respond any questions. The Fizzy app works well and allows you to connect with your neighbours quickly for any random queries you might have.

Please tell us what you like and dislike about this area:

Fizzy is very well located, especially if you work at the Canary Wharf area. Short walk to the District and DLR lines, longer (but absolutely doable) walk to the Central line. There are lots of grocery shops nearby, and some good fast restaurants around the tube station. The area per se is quite residential so it is quiet and peaceful. It can get quite empty by night time so if that’s a problem for you, I would walk around before making a decision on moving. There are parks around, lots of trees, and it is walkable distance to many places, if you like to walking around!

Fizzy Stepney Green – A Gem in the East End

The building has everything you might need from a flat including fast internet, high quality oven, stove, shower, fridge and freezer. The bed, sofa, tables and chairs provided in my furnished flat are also of very good quality. The ventilation in the flat and storage (including bike storage) is excellent and it’s particularly nice to have a large balcony during times of working from home. The building management and property management can’t be faulted. There’s always a quick response to any queries or issues that occur and the Fizzy Living Bob, Oceane has made me feel very welcome and looked after. My 1 bed flat is very spacious and quickly felt like home.

Please tell us what you like and dislike about this area:

A 5 minute walk to Stepney Green station and a 15 minute walk to Mile End, Fizzy Stepney Green is handy for anywhere in London. There are plenty of shops nearby including a large supermarket in Whitechapel. There are good local pubs and restaurants and Shoreditch is a short distance away for bars. I am able to cycle to my office in the city in about 15 minutes.

Please share one thing (or more) which you wish you had known before you moved in:

There is no way to buzz people into the building. It is not too much of an inconvenience but the doorbell just goes through to your mobile phone and you have to go downstairs to let people in.

How has the building management responded to any problems or issues you have raised:

Any issues (I haven’t had many at all!) get immediate replies and they’re always very helpful.
