Fizzy Poplar E14 is one of a number of modern developments from Build to Rent landlord, Fizzy Living. It is on the west side of Poplar, near All Saints and Poplar DLR Stations, and the much-loved Chrisp Street. The development comprises of one, two and also, three-bedroom pet-friendly apartments.

The development is modern and very well looked after by the friendly staff and the added bonus of a dedicated fizzy staff member, Tia who is always on hand to help and is always very polite. The area is very quiet away from the hustle and bustle so it is very relaxing! The development has a great concierge service so you’ll never miss a delivery again as you will be able to collect them at your leisure when back home. The development also has a great perk of a resindence only gym that you can use anytime you won’t.

Great park opposite that has just had a revamp with a cool cafe on the park with great coffee and food. There are 2 convenience shops within the development and a great Chinese. 5 minute walk to Westferry DLR or 15 minutes into Canary Wharf that ya everything you need!

Please share one thing (or more) which you wish you had known before you moved in:

When I view the property Tia made was very informative so generally there isn’t anything.

If there is one thing you would change about your flat or property what would it be:

The only thing that I would change would be more storage however it really isn’t a show stopper because there is an option to rent storage space in the basement.

– it’s a good development overall and Fizzy services are really of a good quality and really helpful.
– there have been few issues with hot water and central heating, which seems to happen on an annual basis. This is probably due to how hot water is managed by the communal area.
– there have been issues with bike storage with at least one bike being stolen
– few issues with lift which seems to happen 2-3 times a year
– windows of the flat face all one side allowing no air circulation. in summer it gets increadibly very hot
– the building bobby provided by Fizzy has always been very helpful in supporting and fixing issues as they arose. Must admit that issues have always being dealt with promptly and within a reasonable timeframe.
– we had to go through the remediation of the ‘cladding’ issue that was discovered in this building. that was not pleasant and quite inconvenient as it happened during the 1st Covid 19 lockdown
– rent has increased regularly and substantially over the years with no real good reason in my view.

Please tell us what you like and dislike about this area:

– local shops are good
– transport links are good and convenient
– average type of people in the area is not really good. I would not fell comfortable in leaving my kid go around alone in the area. there have few cases of anti social behaviours occurring very close to the building with people also being assaulted.
– bin collections sometimes has issues with rubbish accumulating for many days if not even weeks till a really disgusting point, in a couple of occasions only though.
– no traffic noise

Please share one thing (or more) which you wish you had known before you moved in:

– I think being aware of the community and type of people leaving in the area is important
– also knowing about how hot the flat gets in summer

If there is one thing you would change about your flat or property what would it be:

I would change the way the windows opens. Currently there is so much dust and dirt coming in because of the way they works
I would change the blinders as they are ineffective in protecting the flat from the heat in summer.

The building had a beautiful small private area with some plants and a couple of benches. It is always very well kept and clean. The elevator has broken a couple of times, and the door leading to the ground floor, but Fizzy has been quick in resolving these issues. They did take some time fixing the fire escape door that was not closing, though, but they are now resolving this issue.

The building management has been very responsive always. They have also had some very kind gestures such as treating us with bombs for the bathtub, organising a Halloween contest for dogs, leaving dog and cat treats on the ground floor and organising virtual yoga classes during the lockdown.

Please tell us what you like and dislike about this area:

Open spaces make Fizzy Poplar a perfect place for dog owners. There is a park just crossing the rod, and it has a fenced area (the ‘dog exercise area’) where dogs are allowed to run around without the lead. The only inconvenience about the park is that at night, especially throughout November-January, teenagers light up many fireworks, scaring and stressing dogs.

The park in front of the building is also very good for children, they have just opened a very nice park for kids and some changing rooms for the soccer schools for kids that train here during the weekends.

Another advantage of Fizzy Poplar’s location is that Victoria Park is within a 30-minute walking distance.

There is a food store around the corner that is always very well supplied, and it is also very organised and clean. There is also a dry cleaner and a beauty saloon just beside the shop.

Regarding the convenience and availability of transport, Fizzy Poplar is very well located. The Westferry DLR station is within a 20-minute walk. Bus stops are 8 minutes away.

Regarding living in this street, despite it being alongside a road, there is usually not much traffic, so cars’ noise has not been a problem. There are private security guards that make rounds throughout the day and night. Despite this, there have been some security incidents, albeit infrequent. Since we arrived, there have been 2 stabbing incidents amongst teenagers, but they did not seem to be related to random violence or robbery. We did have an entry into the bike storage inside the parking lot, in which around 4 bikes were stolen. Some things that delivery services have left on the ground floor have been stolen; however, there are 3 signs in the area that explicitly say packages should not be left there.

Please share one thing (or more) which you wish you had known before you moved in:

A good thing we didn’t get from our virtual viewing was the enclosed area for dogs. It’s really helpful to be able to have dogs off the lead jumping and playing around without disturbing others.

If there is one thing you would change about your flat or property what would it be:

If I had to change one thing of the apartment, that would be the carpets in the master bedrooms; I would change them for a wooden floor, like the rest of the apartment. I would also change the wooden floor in the kitchen for tiles. Both things make it easier to keep each of these spaces clean.

– Design: the flat is gets very hot in Summer because the bedroom and living room face West and there is no air ventilation. However is very nice having a park just in front as we can pop there when we desire it.
If we have domestic issues (boiler, hot water, flush) the Property Manager has always arranged the repair in a promptly and efficient manner.
– Windows: double glazed windows are very soundproofed and they still look new.
– Property Manager: Jeanine seems very nice and approachable. We bumped into her a couple of time even during the lockdown. This was nice and it gives the impression that someone is attending and checking the building.
Overall we are happy to live here, there is plenty of light in the flat and we never had major problems. We would be happy to sign for a long term rental contact!

Please tell us what you like and dislike about this area:

– Local shops, restaurants etc.: plenty of new places opened in the last couple of years. The quality of the services is very good, the range of prices is wide. Above all I really value Poplar Union;
– Transport: well connected to all public transports, the Royal London Hospital is only 15 minutes away (by car)
– Street living: many disruptions in Lindfield during the last couple of years due to undergoing works in Bartlett Park. The traffic-noise is very low. There is anti-social behaviour (drug dealers, baby gangs, garbage scattered outside the bins) but we have never had any troubles to be fair. There are supervisors patrolling the area and this gives a sense of safety. I avoid walking down the streets at night but it would be the same in any other areas of London.
In terms of location it’s great. Next to Canary Wharf, the river and there are nice walking paths

Cladding information but a part form that they have been very clear and professional.

If there is one thing you would change about your flat or property what would it be:

I would like to have windows on both side of the flat in order to have a proper ventilation.

Building management is the WORST!!!
Everything breaks and it takes them MONTHS to fix it, if ever they do. Safety features like fire doors and fire alarms can be faulty and can take more than 3 months to get them fixed and require regular chasing. The feeling is that no one cares.

* have in mind that good reviews are awarded with 1 month free rent, so don’t be fulled

Good things:
– Close proximity to Canary Wharf,
– 10 mins walk to Westferry DLR station
– convenient corner shop just 1 min walk
– close proximity to the park (just across the road)

Bad things:
– high criminal rate (mainly theft)
– rubbish can be seen everywhere (used to be much cleaner)

I wish I knew that the quality of the service remained as it was in the beginning.

What is the best feature of your home:

Pets are allowed and it’s a modern building with nice balcony and view!

Everything you need near by the complex. Apartments are finished to a really high standard, are really spacious and great value for money. Fizzy staff are really helpful and always happy to assist in a timely manner. Location is great for pets with the park so close!!

Large Park opposite the building, generally quiet area with parking often available on the street. Close by is a Lidl, Tesco and poplar market.
10 min walk to DLR which is only 3 stops to bank

What is the best feature of your home:

Large outdoor terrace overlooking the park, no other flats looking in. Which gives plenty of privacy

The flat is reasonably well designed, with close to none hidden and unusable areas. There’s very competitive broadband service included at no extra cost which has made our lives super easy during lockdown WFH.
The living room is super spacious, all areas seem practical and well designed.
Building management has been operating reasonably well – both for Fizzy and New Quarter.
Have always had the best experience with property management, from viewing stages through to renting.

Please tell us what you like and dislike about this area:

5 minutes walk from a couple of supermarkets and no more than 15 to Canary Wharf it’s incredibly easy to get whatever you need without setting foot on public transport.

When you do want to travel further afield it’s a short ride on the DLR from any of the nearby stations to Bank and then you can get to wherever you need.

Several parks and green areas, as well as canal walks, are excellent for relaxing and moving away from the city bustle.

Please share one thing (or more) which you wish you had known before you moved in:

Needed to get extra keys for the cycle lock area and can’t get in & out through the garage – which we didn’t realise until we went to use it. Bring this up specifically when moving in to ensure you get all the keys you need!

If there is one thing you would change about your flat or property what would it be:

I’d maybe look to rent one of the higher flats to have a better view of the sky!

My particular flat has been interesting because for over half the time I’ve been here so far (only three months now though), there has been one issue or the other with heating or the wifi or something else. But each time the property manager has been really helpful. Sometimes, I think the issues have been more to do with me and the flat getting used to each other. Other times I think the flat is acting up just to keep me company in this pandemic. Either way, when I’ve needed support/help, I’ve been able to get it. The design is alright, it’s not meant to be a Modern House property and that’s okay. As for facilities and building management like the lift and general space cleaning, it’s really alright. I’d stay here longer if I’m able to afford it.

Please tell us what you like and dislike about this area:

Air quality is higher than many other parts of London so that’s a plus. I love the parks around and the residential feel to the area. It’s not on a main road so traffic noise is a lot less than others. Also lots of grocery shops all around and Canary Wharf is walking distance (and the walk is calm) so even more shops. Generally, I enjoy it. It helps me feel calm.

Please share one thing (or more) which you wish you had known before you moved in:

If you don’t drive, you’d need to take a bus to get to a non-DLR station and the DLR stations around are about 10 minutes walk away. I actually knew this before I moved in because I checked but it’s always worth pointing out. I like that I can spend sometime walking to get to the tube/dlr but I’ve lived in areas with easier transport links.

Also I wish there was a food recycling bin in the bin area for the building.

If there is one thing you would change about your flat or property what would it be:

Nothing comes to mind right now really. Perhaps for the bathroom to have a window and a window directly near the kitchen area.

Can get very hot in the summer months, windows open in so not great for pet proofing and getting good airflow.
Building( the development) repairs can take a long time to be performed. Landscaping has recently been refreshed after scaffolding works to the exterior of the building.

Please tell us what you like and dislike about this area:

The park out the front can be very busy at the moment. A very nice coffee shop is located to the north of the park.
There are several local shops in the streets around the development.
Easy access to the DLR or a 15-20 minute walk to the Jubilee Line at Canary Wharf.
Lots of places to walk or cycle near by with easy access to the canals and cycle routes.
Can be quite noisy in the streets during the lighter months with people hanging around.

Please share one thing (or more) which you wish you had known before you moved in:

Pet licences, enquire about those if you intend to have pets.

If there is one thing you would change about your flat or property what would it be:

Windows that could be easily made safe for pets. As they open in it’s not the easiest to ensure the safety of your pets and open a window.

Property and building management have been excellent since the day I moved in. We had a couple of small issues that needed fixing from the previous occupants and they were handled very efficiently – any subsequent issues have been dealt with very quickly and anyone I’ve spoken to has been incredibly helpful and polite.

The building itself has a very modern lobby area and the apartment folows suit, offering a large living room space which lets in lots of natural light. The only improvement I could suggest would be a larger elevator as moving large furniture off the ground floor could be tricky in the small one present.

The complex also has a small gym stocked with a handful of cardio and weight training machines, perfect for a quick lunchtime or morning session but likely not a substitute for a more intensive workout.

5 minutes walk from a couple of supermarkets and no more than 15 to Canary Wharf it’s incredibly easy to get whatever you need without setting foot on public transport.
