would not recommend Fizzy Hayes, particularly the 3-bedroom apartments facing the garden. While the setting might sound appealing, the reality has been quite frustrating. The noise levels are consistently high, especially in the evenings, with children frequently shouting and playing loudly late into the night. I raised these concerns with management, but unfortunately no meaningful action was taken. The lack of response or effort to address ongoing noise issues has been disappointing and has significantly impacted the living experience. Overall, if you value peace and quiet in your home, this may not be the right place for.

How has the building management responded to any problems or issues you have raised:

Building management has been very disappointing in their response to issues. Most concerns raised, including noise complaints, have not been properly addressed. Instead, it feels like almost everything is treated as chargeable, with little willingness to resolve problems fairly. This has been frustrating, and I am now considering taking legal action due to some of the charges imposed.

Please share one thing (or more) which you wish you had known before you moved in:

there have been noticeable changes recently. Unfortunately, the current building management has not handled issues well. Concerns I raised, including ongoing noise, were not properly addressed, and it often feels like everything is treated as chargeable rather than resolved fairly. This has made the overall experience frustrating and disappointing.

Please tell us about the good and bad aspects of living in your local area:

The high street is nearby, and food shopping is also close, with a Co-op downstairs and a Tesco by the TFL station, which is about 5-10 minutes away. Traffic noise is minimal, and the train noise is not usual audible from inside the flat. Bin collection is regular and the bin rooms are kept clean.

How has the building management responded to any problems or issues you have raised:

Building management were very quick to respond snd sort out any small issues we have raised so far.

Please share one thing (or more) which you wish you had known before you moved in:

There is a nice canal nearby for walks by the water, and the Elizabeth Line will get you into central London in about half an hour.

Please tell us about the good and bad aspects of living in your local area:

Fantastic development which is well maintained. Great to have free visitor parking, and takes only 7 minutes to walk to Hayes & Harlington station. Unfortunately the facilities in the surrounding town have, in our experience, become slightly worse. There are very few restaurants or cafes, and the supermarkets, pharmacy etc are all very busy. The onsite green space is really great for families. Hayes town has some issues with anti-social behaviour and fly-tipping but we have always felt safe living here.

How has the building management responded to any problems or issues you have raised:

Yes, but pigeons are still an ongoing issue which meant we often could not use our terrace.

Please share one thing (or more) which you wish you had known before you moved in:

Hayes Town not regenerating as fast as hoped. Lots of issues with illegal fly tipping.

It is also encouraging to know that you valued the overall condition of the development, the cleanliness of the communal areas and the convenience of the location, including the short walk to Hayes and Harlington Station. We are glad that the onsite green space was an enjoyable feature for you as well. We appreciate your constructive observations regarding the external window cleaning schedule and the pigeon activity. While we currently operate an annual external window cleaning service, we are reviewing the introduction of an additional clean to further improve standards. Regarding the pigeon activity, we have recently installed bird scarers as deterrents and hope this will help reduce the issue moving forward. Your comments regarding the wider local area are also noted, and we recognise the challenges residents sometimes experience within the surrounding neighbourhood. Although these matters fall outside the development boundary, we regularly engage with local partners and authorities to support ongoing improvements where possible. The area is very good and quiet .I really like that the town centre is close ,and there is also a big Asda nearby. Parking near the building is very convenient ,you get two hours free ,and it's free all weekend

Amazing flat just 3 minutes walk from Hayes station and all. Kind of stores are near by only hardly take 5 or 6 minutes to for groceries overall amazing
