Exchange Gardens comprises of 159 apartments to rent. Residents benefit from a range of facilities and amenities on site. In addition to a concierge, residents can access the Keybridge Club Lounge. The interior design of the apartments is quite aesthetically pleasing. Having a concierge to collect packages is very useful. The exterior of the buildings and the public areas are very nice, with a bakery opening soon. The gym and pool are very useful and are rarely crowded.

Issues can often take a long time to resolve with the apartment as it’s hard to talk to anyone directly. Residents often leave trash in the room with the trash chute when the trash chute is out of order which results in the ground floor smelling very bad.

Close to both Victoria and Northern Line. Lots of options for groceries within walking distance. Right beside Santander Cycles, can be cycling by Big Ben within minutes. Right beside a small park which is lovely to walk in on a sunny day.

Area can often smell a bit trashy. Homelessness in the area is also seemingly increasing unfortunately.

Moving into this building can result in a feeling of competition that is being pushed by the letting agents. The agent we dealt with was extremely manipulative and outright lied to us on multiple occasions, something we didn’t find out until we had already moved in and spoken with the neighbours.

We were often told that an apartment was unavailable due to pipes needing to be fixed, this is a lie, the hot water doesn’t work until they are topped up when you sign up for hot water which is a very quick process. We were told upon viewing our apartment we wouldn’t be able to move in due to pipe works to fix the hot water issue, when in fact they were trying to get different buyers to raise their offer.

How has the building management responded to any problems or issues you have raised:

It is very difficult to talk to anyone directly about issues, I have had to use their difficult to use website in order to flag problems and problems often get ignored. Or someone is sent but they just inspect the problem but don’t actually fix it.

Great looking flat, average concierge

Design is very clean and modern. Facilities are great given the central location, however the limit to people in the gym is annoying. Concierge can be hit or miss as to who you get in terms of usefulness, e.g. night staff/weekend staff aren’t as helpful/knowledgeable.

Not many local cafes or pubs but good transport links
Street is fine but quite a lot of anti-social behaviour near the train tracks

The council tax is really expensive. School is loud during the day.

Didn’t have many repairs but when we did it was handled well.

Good place but can use a bit of work.

Good place but needs a bit of work. back office can be more responsive as it can take ages to get repairs or other things done.
Property management can take very long to respond and one lady at reception is super rude. Area can be a bit dodgy at night. Beautiful design and nice facilities.

Overall the building is good, but some parts would need closer attention. There was a leak in the corridor this summer and they had to make a hole in the ceiling to get access to the pipes. After several months, the ceiling has still not been refurbished. Even the water bucket is still out in the corridor.

Overall the development is nice, but the road is very noisy. I wish there would be speed bumps on the road to discourage cars and motorcycles speeding right outside the building.

The noise from the street. When the windows are open, the noice from outside is very loud.

nice modern apartment

bin collection on the building is very bad – the reception room smells bad a lot of times. the gym is good but some of the machines stay broken for a while, and we cannot use it. the reception employees are very nice and the delivery system for packages is very good.

very close to a big Sainsburys, not a lot of nice restaurants around but a food market is opening near the station, as a well as a bakery on the ground floor of one of the buildings. great to have a santander bike station here, and also good walking distance to the tube and train.

lots of noise from the trains (my window is facing the tracks), the windows dont open 100%

Development is overall good.
Facilities incl. gym and swimming pool are nice, concierge very professional.
Are is very good.
Unfortunately materials and furnitures in the house might be better and some times there are issues in common areas like broken doors, bad smell, broken/unavailable gym lockers.

Lot of nice shops around and big supermarket. The area is improving quickly.
New Nine Elms and Vauxhall stations fairly close.

In terms of the design, the complex is great to look and and due to the design the windows aren’t directly looking into each others flats.

Exchange Gardens is a super quiet development in a great central London location. It’s only 35 min walk for nightlife in Soho and 3 minute walk from a giant Sainsbury’s for the all important food shop. Bin collections are perfect as it’s all from the basement of the complex. It could be improved by more shops / coffee shops / Tesco arriving in the empty spaces on the ground floor of the development

I’m still waiting for a resolved issue but when on the phone they are polite and friendly

Avoid – disrepair and no notice visits

I would strongly urge any prospective renter considering a property managed by A2 Dominion (A2D) to seriously reconsider. The Landlord does not take seriously it’s legal obligations of repair and to provide quiet use and enjoyment to their tenants. I sought needed repairs of leaks, a faulty front door and other issues over a six month period. The process was excruciating and only ended when legal proceedings were about to commence and a prompt settlement agreement for disrepair was made available by A2D. That said, other issues remain including unauthorised visits by the Landlord, with no notice, occurring and maladministration relating to communication. A2D do not generally respond to correspondence or telephone calls and there is a complete absence of the Property Manager. If you are looking for a professional landlord who is contactable and ready to resolve issues with ease and reliability, I would urge any renter to look elsewhere and consider all other negative reviews posted here and elsewhere.

The location is good. It is regrettable however that the experience of living in a desirable area has been tarnished by a rouge and irresponsible landlord, namely A2 Dominion.

Had I done my research on A2 Dominion as a landlord, I would not have commenced a tenancy. Deeply regrettable.

Only ever with a legal settlement agreement for disrepair. Unless you are willing to go the legal route, your complains will fall on deaf ears.

Nice facilities but extremely poor property management

Spacious apartment, happy with design, new and clean gym facilities, and an excellent 24hr concierge team. Doors to our block (in the common areas) seem to break easily and takes time to repair. Our property manager is unfortunately extremely difficult to get in contact with – never picks up the phone, and takes at least 1 week to reply emails on average. Moved in 3 months ago – had to pay off energy bill of previous tenants in order to have hot water. Had to chase this up multiple times and finally received our refund for this months later. Unsure why it took a2 dominion over 1 month to set up our Vital Energi account (again had to chase this up multiple times) when I assume this should be done before we moved in? Dishwasher was broken before we moved in – took 1 month for a replacement to be installed. Mattress had bloodstains on it, but this was replaced immediately which was great. Few other minor broken items in the apartment which were raised with the property manager few months ago still waiting to be fixed – was told the voids team would be in contact with us this week.

Excellent area with convenient transportation links (trains, tube, bus), lots of excellent local restaurants to dine at, Sainsbury’s Superstore located just around the corner and few local parks that are always kept clean and tidy.
No high street around here – so will need to travel slightly further to get to a bank, post office and retail shops etc.

Different flats have different features – e.g. induction vs electric stove tops, some have air conditioning, wine fridges etc

What is the best feature of your home:

Very handy to have a 24hr concierge team (who are all very friendly) to sign for any deliveries.

We moved during the peak of the lockdown which was stressful, but the development made it carefree and relaxed. It was great! Additionally, our apartment was in perfect condition when we moved in; everything was clean and the quality of the furniture exceeded our expectation!

The area is fabulous! Our building is still undergoing construction and will provide even more opportunities for the area. I don’t dislike much but if I could change one thing I would have included a larger pool/spa facility.

The wardrobe space in our bedroom is any girls dream!
