Very nice team management, stunning design, wonderful facilities such the lobbying area, the screening room, the gym, the community events within the development. Then the coworking space including the meeting room is very helpful. We are very happy to have renewed for another year.

Very nice location, a district where it feels good to live with lots of local shops, very good restaurants and easy access to central London thanks to the Victoria line (20 min away) which is open 24 hours during the weekend.

Some flats have a great view of the lake. Other than that, nothing to report.
How has the building management responded to any problems or issues you have raised:
The building management is available, responsive and concerned about the well-being of its tenants.

The design of Equipment Works is clean, sleek and very modern. The apartment space is very reasonable and great usage of integrated storage systems. The facilities are great, however I think it could be better with a few more things eg a pool or pet events. The building management overall is ran greatly by Niki. Niki is very promt to responding to my maintenance requests and is a man that knows his stuff! The concierge staff are great – Shingy has been fantastic from the start and can not fault him for his endless support. Kiwe’s service is always flawless and she carries herself effortlessly. I would also like to thank the management team for their dedication to making sure my stay was beyond a phenomenal experience. I would highly recommend Equipment works however I do feel that it is a little bit expensive but the service provided is of high quality.

The local amenities are fantastic ranging from excellent transport links to coffee shops, breweries, grocery stores and the wetlands

One thing I wish I had known before I moved in is that I wish I knew the possibility of rental increase when renewing. None the less I have made life long friends so no regrets!
How has the building management responded to any problems or issues you have raised:
I can not thank Niki enough for his amazing service as always. Kenith is also amazing at what he does! Both in particular ensure the building is of high standards!

Parcel room is a god send
Regular community events put on by the team and super friendly concierge team. Maintenance manager is very approachable and helpful! Parcel room is a god send and communal areas are functional and kept very clean and tidy. Just very sad that we’ll be out priced at the end of our lease, due to steep increases.

No parking available sadly, but excellent location to transport, 5 minute walk to the tube station and 15-20 minute walk to to Walthamstow central.

Location to the marshes means loads of insects… but the view is worth it!
How has the building management responded to any problems or issues you have raised:
Have only ever flagged issues via email and response have always been quick and attentive
Great location & communal spaces (though a little pricey for what it is!)
Equipment works is great, very modern and with brilliant communal spaces and gym. As with many modern apartment blocks, they’ve definitely prioritised style over quality (with a few classic issues such as taps not working properly, windows needing to be fixed etc) but the maintenance team are very prompt and helpful! I think it’s more an issue with the rental market than equipment works specifically, but I do think £1800 is a bit steep for a one bed!

Great location, well connected to the centre of London with the Victoria line. The wetlands and canal are wonderful for walks and runs, being able to escape the city! Shops and restaurants locally are a bit limited, but there are a few quirky bars about and Deja Brew locally is a great friendly place for a coffee and cake!

Deja Brew is the best coffee shop about – the most friendly place with yummy cake!
How has the building management responded to any problems or issues you have raised:
Very promptly, not got an issue with the maintenance team. We’ve had around 4 or 5 issues which is a pain, but the team have responded immediately and have been super friendly, helpful and very trustworthy!
Lovely place to live
The design of EW is well thought out and stylish. The courtyard in particular is secluded, well kept and beautiful to look out into from the flat. Facilities could be better, for instance the gym is quite small, but the fact that there are so many free classes offered every week is a massive bonus. The co working spaces are also very well maintained. Property management is always great – all the staff are very friendly, helpful and attentive.

The local area has a few useful supermarkets (Co op and Tesco all within 5-10 mins away), a good variety of coffee shops and great dog walking spots. The wetlands is obviously a big plus. The street we are on feels private, quiet and whilst there is some anti social behaviour, this is usually late at night and are not from residents. Knowing that we have security at reception helps us feel safe.

The area is constantly changing and new bars and restaurants have been popping up in the area, and EW is very close to the station, but this is more of a residential area – we usually go into Central London for entertainment rather than explore local haunts.
How has the building management responded to any problems or issues you have raised:
We had issues with our door lock a few times and front of house have always been prompt in booking maintenance to come have a look, replacement was swift and they were very helpful letting us access the flat when our card was misplaced, even when it was a weekend.
Enjoy living in EW with views of the wetlands
A nice new development with decent sized flats and communal spaces. The reception staff are pretty friendly and organise social events to help getting to know your neighbours. There’s also a gym, courtyard and residents’ lounge. Many of the flats have good views of the wetlands.

EW is close to Blackhorse Road tube station (Victoria line) – providing quick access to central London.

I wish I’d known how much time I would spend hunting around in the parcel room.

Generally quite quick when asking directly with reception.
Nice facilities and staff
Nicely designed building with good facilities, including a good gym and shared work space. Property management generally helpful and maintenance responsive. No big supermarkets nearby is a bit of a downside, but there are some great breweries nearby and some good cafes.

No big supermarkets near by, and amenities in general could be better. But there are nice breweries to visit.

The cost of the heating is a bit more than I expected
How has the building management responded to any problems or issues you have raised:
Quickly and efficiently for the most part, although was a bit slow one time.
Greatly designed and cosy development.
I really like the design of the development overall and the facilities are great, I really enjoy the gym and it’s setup and the brand new facilities. I frequently use the co-working space which is very cosy and a great environment to work in, what can be improved is to take better care of the coffee machine, too often have I arrived to the machine and it’s either broken or does not produce coffee. The property management staff is friendly and most of the time willing and ready to help when I have questions, but the time it takes sometimes to wait for answers can be improved.

The range and quality of local shops can highly be improved, as the closest grocery store is rather expensive. Cafes that are close are very nice, but lack of nice bars. Being dependent on the Victoria line, it’s amazing when there is no strike! During strike it’s impossible to get to the office.

The neighborhood seems at first little dubious, but when living there it feels safe and family friendly. The co-working space is super nice, especially if you are WFH frequently and want to experience new environment. There is too frequently tube strike, leading to you having to stay at home that day, if you are highly depending on the tube you should take that into consideration. It’s not stated in the contract that you can terminate it before the end of the agreement and therefore you will have to pay 3x monthly rent if something comes up and you need to terminate the agreement.
How has the building management responded to any problems or issues you have raised:
They respond to my problems and issues but it can take a long time to wait for answer and the visibility of where to contact the management could be more visible.
I love this place!
Design! Management are fantastic, always available and fantastic. The design in the communal space is fabulous and lots of books and games available. The outdoor space is clean and green, window cleaner has come around which made a massive different !

It is very easy to communicate with building management as they are readily available. Prompt and efficient!
One year at Equipment Works
Living in Equipment works, I’ve had a great year. The common spaces downstairs are beautifully furnished, contain a huge range of arts and lifestyle books and have facilities for work and relaxation. Unfortunately I’ve not been able to enjoy some of the facilities given an incredibly busy work schedule this year, but it’s been good to have the option of the facilities such as the BBQ and residential garden.
Property management has been efficient, though there are things that have worn significantly quicker than they should have and finishes which could have been better e.g. internal walls have been painted with an extremely thin base coat – these flats are aimed at a mixture of working professionals and families – surely this should have been considered and a durable, wipe down paint applied to all interior walls? Things such as doors also are a cause for concern – as a building with keycard operated internal and external doors it’s been extremely challenging when these break/ are damaged within a year.
The team who work within the building have always been kind, supportive and quick to respond to any queries I might have, which has been comforting given some of the issues with the building. Shingy especially has always been especially helpful and kind. He was the first member of the equipment works team I met and has made the place feel more like a home this year.

The area is an up and coming one, so I feel that within the next few years there will be a lot more going on socially, but at present there isn’t a huge amount Blackhorse Road has to offer within close proximity. Similarly, in terms of shops, most of the supermarkets are at least half an hours walk away.
Transport wise, the area is perfect. Being such close proximity to a tube station that offers night tube services at the weekend has been extremely helpful this year. Overall, it’s been a great place to stay this year, and given the option I would choose to live here again, though maybe in a couple of years when there is more in the area.

Coffee machines are cruel – the one downstairs (which is great, when working) – breaks often.
How has the building management responded to any problems or issues you have raised:
Any queries within the building have been responded to quickly and efficiently, though the portal navigation system is confusing – I would prefer to email an appointed member of the team to organise maintenance.
