The area is a good blend of local London facilities (market, shops and transport) blended with some unique nature reserves which are quite unique to somewhere so close to central London, would recommend the area to anyone.
How has the building management responded to any problems or issues you have raised:
I had raised a couple of minor glitches which the management responded to very quickly

Nothin more to add really it is exactly as I expected

The area is fabulous, super close to the tube, safe and great for families. Not enough parking, but overall fantastic.
How has the building management responded to any problems or issues you have raised:
I haven't raised any issues yet so this hasn't applied.

The coworking space is really fantastic and we've enjoyed the separation of work and home life.

It is right outside a victoria line tube station so it is easy to get in and out of the area. There isn't much built around it - only has a few small shops and cafes. You will need to travel to go grocery shopping properly.
How has the building management responded to any problems or issues you have raised:
If something was broken the maintenance team were quick and helpful to fix. The management team are unhelpful and do drag their feet a lot.
Please share one thing (or more) which you wish you had known before you moved in:
Look into the area more. If you want more things to do in the area maybe this is not the place for you as it is quite outside of london.

It is also great to know the maintenance team has been friendly and responsive when issues arise — we’ll make sure your kind words reach them. We appreciate your feedback regarding the management team, local area and pricing too. We took over the management of Equipment Works in December 2024 and are working hard to offer a great service to our residents so all feedback is warmly welcomed. The local neighbourhood has something for everyone within walking distance from us, including independent breweries, a climbing centre, a yoga school, the Walthamstow Wetlands – the perfect place for a walk and to connect with nature, and Walthamstow Market, which is open Tuesday to Saturday. We’re also a 2 minute walk from Blackhorse Road station and a 7 minute walk from Tottenham Hale station with access to direct trains into London and Stansted Airport. The area is great, with convenient local shops, a gym nearby, and easy access to the Wetlands. Having Blackhorse road station nearby is definitely a plus.
How has the building management responded to any problems or issues you have raised:
What makes this even worse is their complete lack of communication. They do not answer phone calls, nor do they respond to emails, it is beyond ridiculous.
Please share one thing (or more) which you wish you had known before you moved in:
I wish I had known how poorly Equipment Works handles financial matters and communication. While the area is great with local shops, a gym, and easy access to the Wetlands, dealing with their management has been frustrating. They overcharge, delay deposit refunds, and are impossible to reach by phone or email. Had I known this beforehand, I would have looked elsewhere to avoid the hassle.

There are lovely open spaces nearby, perfect for relaxing or going on a walk. The transport links are excellent—you can reach Central London in under 20 minutes, making commuting very convenient. The street itself is pleasant and well-maintained, with regular bin collections, easy parking, and minimal traffic noise. It’s a great place to live with a friendly, welcoming atmosphere.
How has the building management responded to any problems or issues you have raised:
The building management has responded promptly and effectively to any issues raised. They address concerns quickly and ensure that any necessary repairs or maintenance are handled without delay.
Please share one thing (or more) which you wish you had known before you moved in:
it would have been helpful to learn about the parking restrictions in the area to better plan for guests.
