Great staff and building amenities.

Considering was built in 2021, the maintenance of the building is fantastic. Nice and modern features which is aesthetically pleasing, especially the co working areas. The rooms are surprisingly more sound proof than I thought. Only downfall is no comfort cooling but balcony does offer good ventilation. The views are also nice and peaceful. The staff have been a bonus for us as they are always willing to not only have a chat, but down for a good laugh too particularly Kiew and Marigona who is always joyous and gives me a buzz of delight after a long day.

Please tell us about the good and bad aspects of living in your local area:

Train station and transportation links are fantastic. Can get to work within a 30mins radius. Lots of lovely family owned businesses nearby.

How has the building management responded to any problems or issues you have raised:

Very quick and efficient. The maintenance team Niki and Kenneth are speedy and superb.

Please share one thing (or more) which you wish you had known before you moved in:

That there is a student accommodation nearby as sometimes you could bump into a lot of them hanging around outside the station.

Fabulous place to live in a dreamy location

The layout and design of the flats, communal spaces and building as a while is great. If I had to raise one tiny point it would be that the mailroom can get quite chaotic and hard to find packages, but this is a really minor point. Aside from that everything is thought about with the renters in mind. The place feels friendly and safe and in a superb location,

I've only recently moved in, but everything feels so very comfortable and well taken care of. 24 hour staff are friendly and approachable, the living space is spacious and ideal for me and my family, and the location is perfect.

How has the building management responded to any problems or issues you have raised:

Quickly and efficiently. Although I haven't had much to report in about.

Please share one thing (or more) which you wish you had known before you moved in:

I have nothing to add really. So far it's all been very positive.

The lovely front of house girls Kiew and Marigona provide exceptional service levels on reception and beyond at Equipment Works. Their professionalism, attentiveness, and dedication to customer service make them outstanding assets to the building and maintaining the service levels. Every time I am in reception, I witness Kiew and Marigona consistently going above and beyond to ensure that every visitor is greeted warmly and assisted promptly - their commitment to customer satisfaction always shines front and centre. Kiew and Marigona, I cannot thank you enough for always being so helpful, five stars ladies!

Great facilities, lots of onsite events. Overall a really pleasant place to live and I highly recommend this development.

When you work from home a lot, most of your needs are covered - shared working space, gym, social space and of course The Coffee Machine. Members of staff are always willing to resolve any issues and keep all the interactions friendly and welcoming. We explored other developments in the area, and while some of them make an impression of being more posh and advanced, it is just an impression. Equipment Works just feels right

Please tell us about the good and bad aspects of living in your local area:

Good place to be: rather quiet and calm, lots of green spaces nearby and very short commute to the city centre. The are is not that packed with entertainment such as cafes and bars, but transport links solve this “problem”

How has the building management responded to any problems or issues you have raised:

All responses were prompt, professional and friendly. All our issues has been addressed

Please share one thing (or more) which you wish you had known before you moved in:

If you spend a lot of time at home and is a quiet person, remember that kids play ball games on the street

Cycling Routes: There are good cycling paths and routes, promoting a healthy and eco-friendly mode of transport. Local Amenities: Shops and Restaurants: The area has a variety of shops, cafes, and restaurants, offering diverse culinary options and convenience. Green Spaces: Proximity to Walthamstow Wetlands and Lloyd Park provides residents with beautiful green spaces for relaxation and outdoor activities. Community Feel: Vibrant Community: Blackhorse Road has a strong sense of community, with local events and markets that bring residents together. Creative Hub: The area is known for its creative and artistic vibe, with several studios, galleries, and workshops. Parking availability is scarce. As my wife has disabilities it does possess some difficultness, however the team have been accommodating in ensuring we could offload/ pick up/ drop off efficiently.
