Super close to the tube and the wetlands for walks. Unfortunately dogs aren’t allowed but you can walk them down the canal close by. A couple of nice cafes and the breweries but no pubs . Some traffic noise in balcony but nothing of concern at night.

How has the building management responded to any problems or issues you have raised:

Some of them , yes. It is much better now with new management. Was hard to get a response during team changes.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known that current residents would not be favoured for loyalty when it comes to yearly renewals and that instead concessions are only offered to new people coming in

Local area is quite industrial but surrounded by numerous corner shops with some be open 24/7. Very quiet area as well. Street parking is available but limited. Digbeth court car park however is a 3 minute walk away. Never had issues with anti social behaviour or noise. The area is warehouse heavy but similar rental communities are up and coming.

How has the building management responded to any problems or issues you have raised:

Problems are dealt with swiftly and commutation is transparent and reliable. You can speak to the team directly at the concierge and report maintenance issues via the ila app.

Please share one thing (or more) which you wish you had known before you moved in:

Private guarantors aren’t accepted. Really annoying that I have to pay a monthly fee of just under £100 for practically nothing. I understand the need for them is dependent on income but I had a willing guarantor in place. If this was an option I would have an extra bill.

The location is often described as well connected, but in reality it is far less convenient than expected. While there are transport links in the wider area, access to them is not straightforward and daily commuting takes more effort than the marketing suggests. Walking routes to stations are not particularly pleasant or direct, which reduces the practicality of the location. The constant noise from nearby trains further affects the living experience. Combined with the surrounding industrial environment of Scrubs Lane, the area feels more like a transport corridor than a comfortable residential neighbourhood, limiting its overall appeal for long term living.

How has the building management responded to any problems or issues you have raised:

Reception and building management were, in my experience, one of the weakest parts of living here. Interactions at reception were often unhelpful and at times outright rude. Rather than feeling supported as a resident, it frequently felt like raising issues was inconvenient for staff. Maintenance response was inconsistent. Some problems were acknowledged, but resolution was slow or incomplete. Larger issues like lifts, utilities, and climate control did not feel prioritised with the urgency you would expect from a modern development.

Please share one thing (or more) which you wish you had known before you moved in:

The biggest issue overall is the gap between what was promised and what was delivered. The marketing suggests high end, comfortable urban living, but the reality is a building with recurring operational issues, poor communication, and disappointing upkeep. The combination of overheating flats, unreliable facilities, noise, and inconsistent management makes it difficult to recommend the development, particularly at the price point typically charged. For what it claims to be, it falls significantly short of expectations.

We really like the Kew/Chiswick area, it feels safe, clean, and well-connected. There’s a good mix of cafes, restaurants, and green spaces nearby which makes it easy to enjoy day-to-day life along with Chiswick High Street in close vicinity. Transport links are convenient and getting onto the motorway is straightforward. The street itself is generally quiet with no major issues other than traffic across rush hour which is expected

How has the building management responded to any problems or issues you have raised:

Any minor issues we’ve had have been handled quickly and professionally, with clear communication throughout. Especially with benefit of being able to submit tickets on the mobile app to keep track of any issues encountered

Please share one thing (or more) which you wish you had known before you moved in:

The area is a great balance between quiet residential living and having everything you need close by, which you don’t fully appreciate until you’ve settled in. It wasn't too clear that hot water and heating is a pay as you go service, and if it was mentioned it may have been something that I missed during the initial viewings but, it seems the rate are not bad in comparison to what you typically get in West London so not a major issue, with pay and go functionality should hopefully help us keep better track of our spending habits

Absolutely love the place. Flat is amazing and the onsite staff and contractors are fantastic! Really great

How has the building management responded to any problems or issues you have raised:

Absolutely spot on! Thank you guys. We needed a new boiler. Took a bit to get there but they put a huge one in. Also they fixed the faulty towel heater.

Please share one thing (or more) which you wish you had known before you moved in:

There were higher floors and same canal facing! However our room is huge so it’s hard to complain!
