One thing that is missing in the property where I live is a convenience store or small shop. It would be very useful for residents to have easy access to everyday essentials without needing to leave the complex.

How has the building management responded to any problems or issues you have raised:

The building management has generally been responsive to any issues raised. When problems have occurred—such as maintenance requests or communal area concerns—they have been addressed in a timely and professional manner. Communication is clear, and follow-ups are consistent, which gives residents confidence that their concerns are taken seriously. However, there is still room for improvement in proactively maintaining certain shared facilities and providing quicker resolutions in some cases.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known that there was no nearby grocery store within walking distance. It would have helped me better prepare for weekly shopping and saved a lot of time. A small convenience store in or near the building would make a big difference.

The flat is in a new building,so all the furniture quality and facilities are high quality and well kept. The cleaning of the common areas is also good. facilities include gym, reception,parcel room and common lounge that can be used as co-working space. All these are of excellent quality and maintenance. Another positive note is also the management company that often organises events and opportunities to meet up with the other tenants etc. a great experience,worth the price. The only negative side is that there is nothing in walking distance as a supermarket or cafés but Westfield white city is at 12 min by bus.

How has the building management responded to any problems or issues you have raised:

Reply was quick and supportive, someone from the management company was always available to assist m

Please share one thing (or more) which you wish you had known before you moved in:

The common lounge was great and quiet,same with the gym,but unfortunately there is not a supermarket built or to be built as it was promised. The flat was very insulated but unfortunately due to the balcony location on top of a busy street and in the corner it gets easily full of dust (less than 1 day)

Unsafe and poor management

No local amenities. Willesden Junction station 15 minutes walk and unsafe, overrun by rodents and the bus service to White City infrequent. No shops only graveyard in the area! Bus service infrequent.

How has the building management responded to any problems or issues you have raised:

Not well, management is inexperienced and poor in their response. Experienced staff needed badly!

Please share one thing (or more) which you wish you had known before you moved in:

Noise from road, recycling lorries and trains. The temperature is unbearable in the summer, 28-30 degrees in the flat, no air conditioning makes it unbearable to sleep and if you open the windows the noise keeps you awake! Weed been smoked without any management intervention.

Hi, We're genuinely sorry to hear about your negative experience at Mitre Yard and take your concerns very seriously. Our property management team (including the front of house team members) and security team is based by the front desk in Edmund Point, and they do conduct regular patrols around the whole building to ensure the safety and security of all residents which is of utmost importance to us. The presence of cigarette butts, signs of unauthorised access, and concerns around cannabis use are also unacceptable, and we are escalating these matters to ensure stronger enforcement and accountability. We understand your frustration about the lack of air conditioning and high internal temperatures during the summer months. While air conditioning is not a standard feature in many UK residential developments, we recommend that residents use fans to minimise the discomfort caused by the hotter weather during the summer months. If you're open to it, we’d really appreciate the opportunity to speak with you directly to better understand your experience and see how we can improve. Living here has been a really nice experience. There’s loads of green space around which makes the area feel open and peaceful, and it’s lovely to have nature so close by. It’s just a short walk into town, so everything you need is easy to get to, but the area itself still feels calm and quiet. There are a few handy local shops nearby too, which makes popping out for essentials really convenient. Overall, it’s a great mix of being close to things while still feeling relaxed and a bit tucked away.

How has the building management responded to any problems or issues you have raised:

The building management has always responded really quickly and efficiently to any issues. Repairs and maintenance are handled without much delay, and communication has been clear and helpful every time. It's been very reassuring.

Please share one thing (or more) which you wish you had known before you moved in:

One lovely surprise after moving in was how many activities and events are organised for residents. It really adds a sense of community and makes it easier to meet neighbours, especially if you're new to the area. I wish I’d known just how active and welcoming the community is—it’s a great bonus that doesn’t always come across during a viewing! Definitely something I'd highlight to anyone thinking of moving in.

Please tell us about the good and bad aspects of living in your local area:

I love the area so much! It is very artistic, there is a wide range of bars and restaurants and it is only a short walk to the town centre. The bus stop is directly outside the apartments, I cannot hear much traffic on my side but there are a lot of fireworks that happen regularly.

How has the building management responded to any problems or issues you have raised:

I have not had any issues yet, but I always see the maintenance team here and there and they are very helpful.

Please share one thing (or more) which you wish you had known before you moved in:

I love the apartment and I am looking forward to moving further up.
